Good Morning All,

I was wondering if anyone has up to date information on when our initail community meeting will take place. It would appear that the AA Hills AGM is now on 8th Sep - having been brought forward from 15th Sep - I would imagine that it is reference to this 15th September that may have got confused with it perhaps being our meeting.

I will make contact with Luis Marquez today and see if I can get some meaningful information on it. My first thoughts are that surely all properties should have been completed and handed over before any meeting so that the owners are then us individuals and not Keymare. I am led to believe that each owner is entitled to one vote - so that makes 553 votes in total - so everone must be given a chance to complete and hence a vote. I know there will probably be some unsold units (does anyone know currently how many are unsold?). Just as an aside on the indoor facilites - does anyone have any update on completion of this and when it will be available for first use ? With regards the 'bar'  is this section at the top going to be the relaxation area ? There was mention to me by someone in the main Keymare office that the office being used currently near to AAT (next to the gardens) will eventually be the 'social club' for Thalassa.

Hi There,

                 We are purchasing a duplex on block 25, we visted the complex in April & have heard nothing  from Keymare since that time, except for a letter asking for our final payment. This proved to be an error on their behalf.

               During our visit we were told by Keymare that there were 60 unsold properties.

              The key factor  of the community meeting from Keymare's point of view is the setting up of an owners  management  team to take over the responsibility  of  the maintenance of  the common areas. From the owners point of view this should not be until all the properties and the common areas are compete.

             Whenever Keymare calls the meeting it is essential that the owners have the majority vote, this could be through members attending  or by a writien proxi vote. We must have the final say under which terms and conditions the maintenance contract is let. Unless someone comes up with an alternative we may have to accept the contractor  who is proposed by Keymare but with a majority vote we could limit this to a short term contract. If it's left to Keymare we could find ourselves with an expensive, underperforming contractor on a long term contract.

            Owners on the "Resedential & Hills " complexes have gone through this exercise during the past 18 months, I think that if any of our members has contact with any owners from these complexes we could learn a great deal from them.

got a great web site from a fellow owner on our complex, i think it gives a huge ammount of info that we all look for when starting off, the sort of stuff that's never explained, anyway it's........ www.iAbogado.com  it's proberbly familiar with some of you, but you just click onto english, (right top corner) then to "real estate law," (left column) and finally "community of property owner's" (right column) hope you find it as helpfull as it was for me. bluefox.   (another p.c. beginner)
