All,

We met with Noelia and her team at SJG yesterday and to update those who have concerns:

1) There is no water issue with the Santa Ana del Monte development. All the relevent water licences are in place and SJG have contracted with a number of regional water authorities to provision the site. Building would not be allowed to commence unless this was in place.

2) the urbanisation WILL happen, they are contracted to develop and have the full support of the local Mayor and political party.

3) They expect the next license to be issues around the 1st of September and they have in excess of 500 labour staff primed to continue building in ernest

4) The golf courses will go ahead to the specification illustrated albeit one of the original water-features will not be in place as this is a 'natural irrigation drainage channel'

5) Bank Guarantees - these have all been applied for and SJG are awaiting the Bank to release them. Tomas is chasing constanly on all our behalfs.......nothing sinister

6) SJG are aware of peoples issue regarding communication and have always had in place a dedicated email alias that is for the sole purpose of raising queries and questions directly with them, i think it is sac@sanjosegrupo.com and goes directly through to Pilar. When asking questions, please try and make them 'factual' and not based upon suposition off of these Forum's. SJG also recognise that many people get caught up in the emotion of posts on these forums and one persons speculation or comments can cause a furore. If SJG get caught up in this, they waste time addressing the issues that really need attention.

7) Completion dates - It is still planned the first phase will be released as stated in Q1-2008 as indicated. The reason SJG do not update those of us outside of this phase (R17 / 20 etc) is to avoid giving us false information and will only tell us as and when they have factual information. Any information that is divulged is circulated around all the Agents involved in selling on this urbanisation (not just to particular forums). They cannot control the circulation onwards to clients from these Agents and therefore do use these forums to 'spread' the news.

8) SJG ask us all to stay positive - they have no intention to let any of us down and buying off-plan in Spain is no different to buying on a development at home. We had a similar scenario a number of years ago whereby we bought off of a UK development which was delayed by 6mths+ (due to adverce weather). They ask us to continue being positive, the urbanisation will be completed and once the first phase has been released, people may start being more positive. The apologies profusely if peoples impression of them are as bad-communicators, as previously stated, all relevent info is passed regularly to Agents.

9) Those attending the get-together on the 25th August, I will have some additional information to share with you

After yesterday's meeting, I personally now feel extremely positive as a Home-buyer and as a business owner on this urbanisation. Our clients who were in attendance with us have now also comitted 100% to this urbanisation and they have a vast financial interest in property on this site.

Hi Darren

Many thanks for this full and frank post after your business meeting with SJ. I'm sure that anyone with any worries or misgivings will be greatly resurred. Those of us who have never had doubts have now had their positive attitudes confirmed.

Laird and Lady Butler of Lochaber look forward to you, Michelle and Rachel attending our residence for sangria and tapas on the opening in 2008.

Darren and Michelle,

                                  I do not go on the forums very often but read them frequently, it is very refreshing to have news from the "horses" mouth and not just speculation.

We are on row 4 and reserved in March 2006, due mainly to the forums I have from time to time had doubts, my agents and friends who live in the Jumiila area have always stated it is just the spanish way.

Thanks for making the effort and in my case, reasuring me.

Thanks for the update Darren and Michelle.  We too were out in Spain last week and visited Santa Ana.  Work seems to be progressing slowly.  A lot of work had been done since our last visit in February.  Alas there was still no concrete in our plot (R10, No3).  Just the hole has been dug out.  We were told that the concrete would go in when they start work again in September.  We were also told that our house should be completed by June/July 2008.  We still remain positive and look forward to September when hopefully work will get started on our own property.  Our original contract (in October 2005) stated that completion would be between December 2007 and March 2008.  The 3 to 6 month delay is not too bad and, to be quite honest, we never really expected the house to be completed on time.  Numerous people had told us to add 6 months on as this is quite the norm in Spain.

We stayed on a development on the Mar Menor last week which was quite nice but not anywhere as lovely as Santa Ana will be.  The weather was very hot and humid on the coast but at Santa Ana it was a more comfortable, dryer heat.  We drove into Jumilla for some lunch in a Spanish restaurant and had a look around the town then drove up to the Castle.  The scenery is spectacular.  We have now visited the site at 3 different times of the year (October, February and July) and the sun has always been shining.

We also visited the Nueva Condiminia shopping complex at Murcia which is fantastic (Zara, Primark, H&M, Pull & Bear, Bijou Brigitte, Ikea, to name but a few of the stores).  This is about an hours drive from Jumilla. 

Let's hope next year we will be able to holiday in our own house at SADM.

Thanks for the update, it's excellent news. We now feel much more reassured following some of the recent  posts on this forum. One or two members have been making appalling unsubstantiated claims against SJ which is completely out of order. your report should silence them.

Thanks ever so much for the comprehensive info, it's very much appreciated.

We were always in this for the long haul and it's great to hear that SJ are so confident.  Mind you, would they have gone thus far if they thought things might fold?  I doubt it.  Can't really see them constructing two grand entrances to nowhere!

What a refreshing change to get some clear and consise information, thank you for sharing it and for your efforts in setting up the meeting.

Most of the time it's all people are asking for, the delay is not the problem only the lack of information that causes most concern and leads to speculation.

Hi Darren & Michelle

Thank you for the very helpful and reassuring update.  As you know, I try and stay positive but sometimes it is hard when there are so many negative reports!  Hopefully this will allay many fears and we can all look forward to being in Santa Ana some time next year.  We are due to visit the site again in September and I hope to be able to post photos showing lots of work going on!

It has been brought to our attention that messages are being placed on another forum accusing us (as individuals and a business) of constantly berating their forum and using our contacts and information  (like below) as a way of manipulating homeowners to spend with us. Those that know our business will understand we only work business to business and not individuals and yes, we do encourage Get-togethers......to meet like-mided people who have bought in Jumilla.

When we met with SJG, we highlighted the potential damage Forums can cause and we have campaigned to try and keep topics positive, obviously at the detriment of our own business it seems. Therefore, and in order to protect our own clients, the organisations we partner with, and ourselves, henceforth we will no longer contribute to this, or any other Forum regarding this urbanisation. It is a very sorry state of affairs when this has to happen. Unfortunately this will also cancel the 'Open Day' later this month, we profusely apologies to all those who have expressed an interest to attend.

We wish everyone the best for the future and look forward to meeting those we know when Jumilla gets completed

                                                                                                              With regard to your other message thread, i seem to suffer from quite a few of the symptoms stated even though i do not drink [ apart from getting pregnant ]. On a more serious note i think it is very sad you feel you can no longer put messages and opinions on this website. Weshould all be able to trade our views and help each other as we are allin this together. I hope perhaps you may change your mind when you have thought about it a bit more. By the way, where did you meet Noelia? We met Pilar at the Torrevieja office and found her very helpful and informed. We cannot meet you at the get together as we are on holiday in Switzerland.
