Hi All

I am a new user and have only just found this great Forum.  We are in Stage 3 of the development and were told  by Parador that our property was completed  in Mid July.  We have been trying without success to find out from them how long it takes for all the paperwork to go through.  This afternoon I have had a phone conversation where they said it could be another 6-8 months.  Are they scaremongering.  It seems from the below that those buying direct from Taray are getting much more favourable timescales.

Would be really greatful to hear about what other people have been told and perhaps any experiences that those from Stage one and two have had.

Once you have received your letter from Taray it takes approx 6 weeks for all the paperwork to be completed
We received ours back in December last year and we were told via our agent Parador that the house was ready to sign for at the begining of Feb so I assume that is the normal time for all the necessary checks and things to be completed by, having spoken to others they waited approx 6 / 8 weeks to.
 
As for buying direct from Taray and getting special treatment, that’s rubbish as well. To be fair the only thing Parador had done right is the completion. They chased everything and one to get the signing done. They organised the Notary dates, solicitors, the bank etc etc.
 
My advise is just CHILL!!!! When it happens it will happen, no good getting yourself all worked up about it.  Because believe me that is just the start of your problems getting to sign for it, the fun starts then, i.e. getting furniture, white goods curtains etc etc etc the list is endless.

Hi

Thanks for the info.  6-8 weeks sounds much better than 6-8 months. Parador have advised that the builder is not applying for the licence until the end of August but the other paperwork has gone in.  Even if it takes a little bit longer than 6-8 wks it is good to think that by the end of October is a definate possibility.

We are lucky we have already been out and brought the white goods and most of the furniture curtains etc. 

The hardest bit at the moment is still being stuck at work in the UK when we want to be out in the Sun in Spain.  Never mind there is light at the end of the tunnel.

have now received confirmation letter from Medsea and have arranged completion for thursday 6th september. looking forward tosorting things out at last. perhaps others are completing at the same time.

We have also received confirmation from our solicitor  for signing on 6th Sept.  Looks like we will be very busy when we get there. cant wait.

Dont have a clue if the habitation licence has been granted, but I had sent our solicitor an e-mail saying we would be free 2 sign if all paperwork and licences were in place, and they replied with the date , so who knows ???? as there is quite a few people already living on the estate it must be alright , or am I being to trustworthy????

Hi

I do know the habitacion licence is one of the important ones- I think this is effectively the sign off on the planning permission/ development from the council.  If the solicitor is saying all licences have been done then you should be OK. Might be worth checking though as you can complete without it but if for any reason it is not given them then this can cause problems. 

If you brought through a company - they should also be checking this for you.

I do agree that given that we are final stage of the development and the rest went through OK there should be no problem with the own hall granting it.

Can anyone else on the forum help us out on this one?

Good Luck with everything. I saw the development about a month ago and it looked fantastic.

Hi There

We signed on the 22 June after waiting 6 months with excuses galore given for why we could not sign.As far as i know we still do not have a habitacion llicence. I read in the local paper that a habitacion licence consist s of all the infracstructure being in place eg roads, water,drainage, and electricity,  but the power to the estate is still supplied by diesal generators,so that could be the holdup.

We have just spent 2 weeks in our house,and we can,t wait to get back.
