You are right this is completely different from what many of us were told when we were buying.  All we were ever advised was that the area would be a shed for the storage of the church's religious parade pieces.  It is more like an agricultural warehouse in apperance.  We were advised that the rest of the area would be a playground for children.  I have to admit is was because of this that we brought a house right at the other end of the complex.  I am very glad now that we did as I think the noise will be a real issue. 

Who is going to be paying for the upkeep of these facilities - it should not be our development. How can we be assured that they will be maintained and not become an eyesore and lead to the devaluation of the property on the site. We maybe lucky in that if well done and well maintained they could add value to the complex but the noise is still likely to be an issue.

Again like yourself the flyover was never mentioned and yet Tary and Parador ( who we brought from) must have know.  I think it could be worth researching legally where we stand on this. 

It would be very interesting if others could let us know their views on this new development on site.

I am looking for a Spanish tutor who would be available 3-4 days a week for a minimum of 2 hours per day . They would be giving lessons to my boyfriend and myself.  Does anybody have any recommendations?

Or does anyone know of any other fairly intensive lessons that are available fairly locally?

Hi Tracey

We are also buying a house that was due for completion on the 31st August via Parador.  Due to a lack and conflicting info from Parador we emailed both Taray and our solicitor and both were very helpful.

The delay between other agents and Parador appears to be because Parador will not recommend that their clients complete until the habitacion licence is in place.  Both the solicitor and Taray have advised us that this is not necessary and that you can complete without it.  This is true and it is up to you if you decide to do so. 

The habitacion is effectively the sign off on the planning permisson from the town hall- hence Paradors comments and it can take several months to action.  Taray have advised us that application was submitted 04/09/07 and they have sent us proof of this for our property.  I have a friend who has brought several times in Spain and she recommends that we do not complete until the habitaciton is confirmed.

Having spoken to the solicitor and Parador I understand that all other paperwork is in place. This licence really is the last thing.

We have therefore decided to wait until this is signed off but we have no idea how long it can take as once it is with the Town Hall - the solicitor, builder and Parador can not do anything at this stage to speed up the process.

 If like us you need to work to a specific date for a move/ or you want to get out to see some sun before the year end.  You may want to consider moving out and renting ( this is what we are doing ) and it is very cheap. 2 bed properties in the area go for 350-500 Euros per month and we have manged to get a contract for only 3 months.

I hope the above helps to explain why every party involved in the sale is telling you different things.  I personally fail to understand why Parador have not supplied an info pack detailing what happens next, why and what all the legal docs are.

We spoke to Tary last week and were advised that the habitacion for Manzana 6 ( which I think is the last stage of the development ) was being applied for today.  I believe it is then down to the Town Hall to book the inspection and I have no idea how long ths will take.

Hi

We are looking to come out and rent whist waiting for the habitacion licence to be granted on our property.  We are looking for a two or three bed on the development to be available for rent 01/10/07-31/12/07.  We have found one under the website golf and beech properties, but the estate agent is quite slow in responding to us. 

 Does anyone know of anyone else who is looking to rent for this period?

Actually have to  amend the above as the estate agent was not slow but his messages were not getting through to me. Looks like we will proceed with this property but if anyone has details of another one I would be interested.
