House up for sale - now the fun begins!

Can anyone who hears first about a definate completion date  for phase 3 post in this thread please?

After or mid-term visit we ,George & Carmel, actually wrote to Iberian and asked when we would complete as clearly the property would not be ready by 30 June. Their response was " it will always remain as per your contract June/September 2007 unless we notify you otherwise. We as your agents do not give out a completion date we can only inform you when everything is ready and we do this by sending you a completion letter. It will be yourselves that will suggest a suitable date for completion" In other words September

Our contract states end of March 07 for completion, with an extension to June 07.  Iberian told me that it would probably be July 07.  As you have said Brian, Spain 'closes' down in August - so we are looking at September.

We have booked flights for the end of August and then staying for a further 2 weeks in September.  We hope this will enable us to snag our property ( although I think that Iberian do this for us also ), do the necessary legal stuff and to arrange furniture, grills & alarm etc.  Iberian also said that they will send us a letter advising that the property is ready for inspection, allowing about a month to arrange to get out there.

From Pete and Val's recent pics - ours is all but ready!   Although I am a little concerned about the water leakage after the heavy rains. 

Carmel - I replied to your e-mail regarding Solicitor - did you change or not?

Hi all,

Hope you don't mind me replying on this thread having already completed last year. Just to let you know that we were getting nowhere as well then but got to a point when we told our agent (Atlas) that unless we completed late June/early July we would be unable to complete until September as I would be unable to get time off work.

Surprisingly we got a phone call back within a couple of days asking when we would like to go out and they gave us a date about 10 days after the phone call. It may be that if you push them the same will happen for you as I'm sure the builder will not want to wait until September for their money.

With regard to snagging, we had to do our own. Atlas took us up to the property on the day of completion for a quick look around but we then had to go back on our own to do the snagging list. As Atlas and Iberia seem to be linked I think this may be the same with them also.

Completion day is a bit of a whirl with trips to the property, bank, solicitors, insurance company and furniture shop so be prepared!

Also a phase 2 owner, completed April last year.

 I would just like to say that last year the builders did not stop for 'August', in fact other builders were brought in from sites that had closed.

As Val and Pete said the builders want their money as soon as poss.

Even if the building work is completed, will the solicitor and notary and any others who have to be involved with the oompletion  process be available?

Think you are right, although the builders would carry on it is the solicitors and notary who are unavaiable during August.
