I am having problems getting onto ammex website. Does anyone know what the agenda is for the agm on 22nd feb.

Agenda is now on the Ammex site (3rd from top item on bulletin board "agm").

It is not particularly helpful - does anyone know what "... install the TDT" means.

Also, the budget papers do not appear to be on-line so difficult to get a feel for what is suggested.

Note - the time of meeting is 11.00

I cannot be there but would like to know more and will consider a proxy vote - I am happy with the 24 hr security on site as others in Manilva area have had problems - I hope this will continue - does anyone know more on this ?

AGENDA FOR THE MEETING ON 22ND FEBRUARY

1º.Reading of the last minutes

.

2º.President´s report

3º Approval , if appropriate, the accounts for the year 2006

4º. Approval, if appropriate, the budget for the year 2007.

5ºApplication of the 15%annual surcharge to the owners that do not pay

their fees in the first days of the term

that the statutes establish.

6º. Election or re-election of Board of Directors.

7º. Debtors balance liquidation and authorisation to the President and

Administrator to start with legal actions against them.

8º. Approval, if appropriate, to install the TDT.

9º Any other business.

No idea what "TDT" is.  Anyone shine any light on it?

We are most frustrated that we cannot attend the AGM, the agenda for which looks most sophoric. Hopefully you good people who are able to attend will get an answer to all those unanswered questions about completion, Habitation Licence, when we can really move in and what is going to happen to the *Club* building in the centre of the complex.

Your feedback, as it has been to date, would be most appreciated. We last visited the site on Hogmanay and were cautiously optimistic that there was light at the end of the tunnel.

Apparently TDT is the terrestrial Spanish TV.

I really thought the Agenda would have more significant issues - habitation licence, security, clubhouse etc.

Hi, Everyone.

Can anyone let me know how the AGM went.? Any good/ positive news?

My solicitor last week was informed by Jale that the latest date for when they might obtain the LFO ( Habitation Licence ) is now the End of March.

Was this discussed / raised at the meeting ?

With Jales history, looks like i was wrong when i hoped we might all be in for Easter!

  AGM - a very short summary.

My husband left after approx 3 hours.  Apparently they were still on Item 1 on the Agenda.

Jale said all repairs will be made and paths etc need to be left to settle before repaired approx 1-2 years. Jale were informed it had been 3 years and surely they had settled by now. They have employed someone to check the development for all faults. An owner who is lawyer said he would give them 3 months and then take them to court, this was backed up by majority of people there.

The Habitation Licence may be soon!!

Jale said they bought over the original site from another company and where unaware of the difficulties - I think they were referring to the problems with the middle section, they are in the process of claiming from them.

There is to be another meeting on 26th April at 3.30pm

Anyone else been to the meeting and managed to stay to the end??

we were at meeting and managed to stay until 3.30pm, enough is enough!!  apart form not understanding spanish, none of the answers to our questions were translated into english.  can't make the next one but will be over again on 5th April so will see if any changes have happened.

I stayed to the bitter end, the main things you missed were we voted on the proposed budget, re-elected the commitee and found out the rep from Jale has no idea what is happening with the gym or the clubhouse.

I had always considered myself as one of the "upbeat" owners but when we stayed at the complex last week for the meeting I was extremley disappointed with what I saw. The painting is a disgrace, the gardens are a mess the fences look cheap there is still a lot of building work to be done and yet the only person working [sometimes] was one gardener.

I sat at the front at the meeting because I wanted to put these [and other]  points to the rep from Jale I got no response from him at all ,and neither did other people with their questions [ I thought we were there to ask questions and get answers].  The only good thing to come out of the meeting was the appointment of a new guy to sort out the many problems.

I felt very sorry for the lady from Ammex because she gets it in the neck  from us the owners ,tries to get an answer from Jale, is ignored or lied to, and then gets it in the neck of us again because we dont have an answer [no wonder Ammex refuse to be involved with any other Jale build]

The meeting in April will be interesting because if this new guy is serious about sorting out the problems a TEAM of painters, a TEAM of gardeners [use turf not seeds dummies] and a TEAM of builders should have ALL the problems solved in two months. The complex higher up the road from us is sold out despite it being a lot more expensive.   That should be an example to Jale and maybe they wouldnt have so many unsold appartments the other complex looks clean and well built, ours looks old and tired [ and it isnt even finished yet! ]

At the meeting one of the Spanish owners [a lawyer]  told Jale he was going to sue Jale them if they didnt do a good job and do it promptly I for one will fully back him

Many thanks for all your replies.

As i have pointed out many times before i share the same concerns with regard to build and finish qualities and Jales lack of concern and response. It really discusts me that they get away with it.

I have instructed my solicitor to now sue them. Not sure how i will get on but i'm fed up now.

Regarding the settling of the paths i can see their  point but yes some areas where finished 3 years ago. This is another area of my concerns once we all complete in full. I'm very worried Jale will just walk away in the sunset and not do 1 repair. Why would they.

I have suggested on this website to hold back 10% to try and insure we have a little hold on them or as a community have a little bit of money to hopefully cover them.

I'd be interested if other people have instucted or are looking to do this. I was told its not common practice in Spain. 3 year delays and doggy builders unfortunatly are.
