Re comments on Fairways you should be aware that the builders Jale went out of business before the site was finished, particularly landscaping, gardens and pools. The Community is picking up the pieces and are dependent on collection of community fees and contributions in many ways, not just in financial terms. A lot of developments in the area are far from completed and may never be so, there but for fortune.................................

We sympathise with your predicament. A lot depends on how much work has still to be completed in your apartment.  We understood that all apartments were finished and that the only outstandings were in respect of snagging. We, as have others, made the decison that the best option was to protect our investment and complete the snagging ourselves . We have just returned from a 2 week stay at Fairways and are VERY optimistic about the development. Jale have now no say and the Community are taking firm control around the communal areas. There have been substantial improvements to the main pool and garden areas although some cosmetic work is required to paths and some external paintwork. We are confident that what we envisaged when we bought off plan will be fulfilled although this will take slightly longer than anticipated.

Obviously only you can decide what to do but on the surfice there would seem to be merit in spending a few more euros rather than losing your 60k. 

To confirm our optimism we contributed some shrubs and flowers, did some external painting in the communal areas and made a voluntary contribition (recverable from Jale eventually) to the Community.

We cannot answer your question but hope this information helps.

We completed last July and don't regret it for one minute. Yes, it has been frustrating and Jale have let us down but after the AGM in February and the feedback from the EGM in April we are optimistic about the future. Admittedly, the Community is going to have to be responsible for finishing off the landscaping and the areas around the pools. The Community office bearers are already making plans to attend to this and there is a willingness amongst those owners we have met to press on and get the work completed.

There is in reality not a lot of work required and if everyone chips in, adds in a few hundred euros to the Community funds the complex would be well on its way to what we envisaged by this autumn. A lick of paint here, some plants/trees and flowers and some determination is what is needed. If those with outstanding debts paid up we can solve our own problems. Some other developers have encountered similar financial problems but their developments are nowhere near advanced as Fairways which is virtually complete.

We all have our own views and circumstances but in our opinion the answer is not to be resigned to losing our investments but doing what we should to protect them. Optimism and not doom and gloom is required..

We have just completed today - 18 months late which seems not too bad when I read some of the messages on the site. Our lawyer had informed us that when the Title Deeds were signed we would receive application forms to get our own water & electricty contracts in place. Jale did not suppy these forms today - still trying to find out why. We have been told that we need to use the 'builders supply' meantime.

Has anyone else, who has completed since the Habitation Certificate was obtained, experienced this?

Again our understanding was that if you completed prior to the habitation certificate being granted then you would need to use the builders supply however, when the habitation licence was granted you would have your own contracts with the suppliers.

For anyone who does have 'builders supply' - any advice on how this works in practice would be appreciated along with your experiences of this method, how long it takes to get set up etc
