deeds

Does any one have a email address for polaris that you may get a reply on as i am trying to track down how we get hold of our deeds to the property,  we completed November 2008.

I received mine at the notary there and then. Did your solicitor have power of attorney?

You should check with your solicitor.  When the deeds have been registered by the property registry in Totana they are returned to the nortary for collection.

Not being funny, but are you sure?  When you complete you will be given a  copy of the draft deeds ( stamped simple copy ) but not the final ones.  All the paper work has to go off to the land registry for processing which usually takes around 3 months before the final deeds are ready.  If you did get your fully deeds on the day, you are the only person I know that has.  Like I say. not trying to be funny, but might be worth checking.

I received my draft deeds at the notary when I completed and the final deeds came by registered post 2 weeks later. Very simple and easy process which did surprise me considering the way in which the Spanish work.

I have just double checked on my docs and this is correct Phil. This was the best bit around the whole process - other elements have been pretty lacking but this I have to say was good. In fact my whole dealings with the legal aspect including wills has been pretty painless.

On the subject of Deeds, does anyone know who holds the original deeds for the property if a mortgage is held on it?  We thought the bank held on to the Deeds until the mortgage was fully paid up but not sure if this is correct - unfortunately Aldea Advisors, our solicitors, are in administration and we cannot check with them without having to pay for the privilege.

We did get a copy of the Deeds but are we right to assume the Bank holds the originals?
