Hi Everyone,

My husband and I visited Valle Romano on Monday 17th May and met with Lene Spencer.

Lene was informative and honest and chauffered us around Valle Romano and Esta Pona.

My husband was one of the first to purchase his apartment 3 years ago.

We felt comforted by the fact that Valle Romano is now owned completely by a Bank which is pro-nounced Kuxta Bank not sure if the spelling is correct.  Unfortunately because their a bank their sales/advertising  techniques are not the best, hence why their hasn't been a lot of feed back, but the fact this bank owns the site now is a big plus.  We walked round the site and was faced with builders, cranes, trucks which is an unusual site in Spain at the moment.  The apartments are really coming on and their is talk of completion in September.  The golf course and driving range looks fantastic and was being superbly cared for, with  guys  driving golf trolley's.  It was also being played on.  We checked the restaraunt and golf shop out.  Everything was finished to a superb modern standard.  My husband actually bought a Valle Romano golf top while their.  The views are quite stunning and we saw Severiano Ballesteros Apartment onsite too as well as his face on many flags  waving in the wind on the approach to the Village.

Lene also showed us to the local beach and the Laguna Beach Balinese Shopping and Restaurant site in Esta Pona.  This is something that  VR are thinking about in providing transport from and too.  Which is a great idea for the golfing widow's amongst us.

Overall we liked what we saw.

We do feel though, we need some re-assurance's with regards to the guaranteed rentals.

Also the Euro and the state of the economy worries us at present.  Which is why we feel personally the longer the better in the apartment being completed.  Gives the economy a chance to catch up.  Also you loose nothing as you deposit is still sitting earning interest in the bank.

One another point to consider also is that once your'e apartment does start to be rented out you could potentially  receive and don't quote me about €7,000 per year from the Tourista Departmento.  The spanish tourist board basically pay you for bringing tourism into spain.

I hope this helps.

Jo

Please update the forum if you have any luck; I seem to be getting no feedback from Lexland at present and i'm sure i read on these pages somewhere last year that the legal system shuts down in Spain for a month in the summer.

Any one else had any money?

I am still waiting despite being told money is on route, finding this all so frustrating!

Hi All,

Received the bulk of my money today.

Reimbursement of legal's + extras to follow, should be later this month.

Happy days in terms of money back but what a shame it turned out this way.

What was The Village at Valle Romano has now effectively been incorporated into what is now just known as Valle Romano.

All the private apartments are finished and 50% to 80% sold (depending on which block), mostly to clients from other parts of Spain.

They're still working on the Apart-hotel, but the golf course opened in June 2010.  I've played the course, it's very much along the lines of Finca Cortesin, but not as expensive!  Personally I love it!

Anyone who previously tried to buy and had deposits refunded might like to know that the prices there are now considerably lower, in some cases 60% lower than they were originally.

We live in the original Valle Romano community so have a keen interest in what's going on there.

Hi all, what has happened to all of the planned facilities at Valle Romano such as the football pitches, tennis courts and gyms etc? I don't see these mentioned on any of the websites anymore.

thanks

Alex

The sports facilities were the "Village" part of what was originally going to be "The Village at Valle Romano", which was to include the Paul Robinson Football Academy.

When Estepona Town Hall was raided by the authorities investigating allegations of corruption, all development was stopped and I suspect the people behind the Village part didn't have the funds to continue with that part of the development, or maybe they were put off by the allegations?

Ironically and quite incorrectly, the UK press, specifically the Daily Mail, reported that the Paul Robinson Football Academy was illegal and had to be demolished.  At the time of the report, claims of illegality were still being investigated and they hadn't even started building the PRFA!

Fortunately, the main golf and residential part of the development had the backing of a major Spanish bank and were able to continue once the investigators found everything to do with Valle Romano was in order, the golf course is open and doing well (it's a fab course) and the properties are now selling at a steady rate.

Hope that answers your question.

Cheers

Ian

Hi Ian, thanks for your response. Its a shame that the other facilities were not also built as it would have been a great complex. Mind you, as you have said, at least they are finishing the apartments and the golf course etc.

It already is a great complex, with a fantastic golf course, golf academy, driving range, great value apartments..............and who knows, maybe they will add further sports facilities at a later date, so now is the time to get in!
