Hi all,

Despite being very interested in ph 3, a number of community members are advising me or 'suggesting' to me that i might get better value for money by buying something from an existing owner in either ph 1 or 2.

So....i am provisionally looking to come back and be there on friday,sat and sun (11th,12th and 13th of June), subject to us being able to meet up with at least 4 people who are looking to sell a 2 bed apartment/penthouse in phases 1 and 2.

As stated on a previous post, the position we are in is that our lawyer in malaga has power of attorney and a 5,000 euro deposit. We have an account set up with solbank and we have nie numbers.

If you (or someone you know) is looking to sell then please contact me via a private posting and we can arrange a viewing/meeting. If we dont get sufficient 'response' (and people are telling me i will) then we will still pursue with a phase 3 purchase but prob not come out on those dates.

 Hi Cristin,

I can assure that we already have sufficient listings to make a return trip worthwhile. As far as I know nobody wants to sell their apt. in Don Juan because they don´t like it, but the original investors are willing to get rid of it at a sensible price and some other people suffered from the economic crisis that they have no other choice and come to us act as their agent. 

You will get PM´s as well from some individuals I expect so all in all enough to warrant a return visit. The less ´for sale´ signs the better for our community as it hurts the owners collectively if you see these signs all over the place. That´s also why won´t see our sales on all the apartments. We want to restrict it one place where we state that we do rentals and sales instead of flooding the development with signs suggesting that there is something amiss with the place.

Hi

We have 'firmed' up our visit now, my sister and law and her partner will be there thurs 17th to thurs 24th and me and my wife from thurs 17th to monday 21st.

I will respond back to the persons ho have contacted me directly to arrange viewings on the friday 18th and saturday 19th. If there is anyone else out there who would like to meet up then please get back to me.

Also, we are looking to rent a 2 bed apartment in the complex for that week so if anyone has a furnished property to rent me for that week i would be very happy to hear from them.

 The original question is now sorted and it´s up to chrisets if he wants to update the topic. There are more very good deals to be made at the moment in Don Juan (all phases) so feel free to either use this topic or PM to get an update.

I won´t provide detailed lists here but at starting prices of 190.000E for two beds Don Juan is suddenly within reach for people with lower budgets than the original prices. Be aware though that a number of people will just sit out the temporary decline and stick to the 300.000 asking price for their two bed. 

Independent valuations by an expert (not an involved party like a bank or a real estate agent) show that in the current market conditions a three bed should be 285.000E. I don´t have the same expert valuation of the two beds but I would say that the small ones would still be at least 220.000 and the bigger corner ones higher. 

The main problem is that the market climate in the UK is not very good so we see mostly other Europeans and the Spanish themselves profiting from the current conditions. If people don´t need a mortgage or are willing to take out a Spanish mortgage they can profit from the troubles of others who are looking for a quick sale.

For the 90% who don´t want to sell but just like to know what their apartment would be worth you can PM me for a specific answer. In general I would´t bother as it´s irrelevant. My own house is now back at the price I bought it for, but as it´s a three bed demand is still high and I have no doubt that in two years time the market for three beds will be back to normal.

Two beds will take a bit longer as there currently is a cork on a bottle of two beds, meaning that a lot of elderly UK owners want to sell but wait for a return of the market. The moment that happens they will be for sale so the price will drop again. This SHOULD not affect Don Juan owners as that bottle full of 2beds is actually filled with small apartments which were built in the seventies and eighties and are incomparable to Don Juan. So if you want to sell make sure you don´t get a real estate agent who just picks up everything on the costa as yours will be drowned in his portfolio and he will try to convince you to sell lower than is needed.
