Hi Dave,

I would be interested to know where you got the information regarding the golf course delay?  Was it from a reliable source?

Hi all, annoying as it may be, I really don't think there is anything serious to worry about regarding commencement of construction.  I just think that as Roda was Calidonia's first resort, they just didn't get their timing right which has had a knock on affect at Corvera.  When we put our deposit down, May 2005, we were told that the golf course would be completed as part of Phase I, I am very disappointed to hear that this may not be the case.  What use is an apartment on a golf course with no golf course, you can't rent it out.  I have just been told that 1100 properties in total have been sold, with the availability of 80 more apartments and 20 villas on current release.  Rest of the properties are yet to be released.  I imagine there will be a lot of frustrated purchasers out there.  Roda golf course only took one year to complete, it was finished before Phase 1 properties completed.  Why would it take so long for Corvera?

hello Martin

the informayion i recieved regarding the golf course not being completed by the time phase 1 and 2 are complete was given by a member of staff at corvera when we visited the first week in january 07.

i think the young lady was a relatively new member of staff, and perhaps let this information slip out, i have not questioned this information with any other member of staff at corvera, however i have been in conact with my agent recently to ask him to contact Calidonas main office in the uk to get some clear and precise answers to my many questions and concerns.

I to was also concered regarding the bank guarantees expiring prior to the completion of our apartment, i contacted my agent to inform him to obtain a letter from Calidonia stating that they will issue new guarantees if and prior to my original ones expire, i have since recieved a letter and it has been signed by one of their managing directors confiming this.

It will be interesting to see if they keep there word, i will be appling pressure nearer to the time of the expiry dates which is september 08, i will be in contact with them during the summer of 08, giving them enough notice regarding issuing new ones in time, i do not want a situation of my 30% payment not being covered by a bank guarantee even if it is for a short period.

I think all fellow purchases on this forum should request new guarantees prior to the expiry of the ones issued, it is quite apparant that phase 1 and 2 will not be completed by the dates given on the guarantees.

I find it very dissapointing regarding the lack of information being given by Caidonia, we all seem to obtain snippets of information from this forum, in truth our agents should be putting pressure on Calidonia to give out monthly updates regarding progress etc, all i want is the truth, better to know why there is a delay than being given false information regarding start dates.

sorry to be so negative but am really getting annoyed at Calidonia's unproffesional manner regarding Corvera.

My apologies if the information below is a repetition. According to this email (sent 3 Jan 2007); 1) The building licences should be available this month and the 18 month construction guarantee starts from this time 2) Withholding funds is not a problem until the licence is issued if you so wish 3) I think the point regarding extending the bank guarantee is very valid and I will be chasing this up.

Dear Client,

 

The purpose of this letter is to inform and update you on the situation regarding the completion of Corvera Golf & Country Club project.

 

After having a meeting with the developer, we can now confirm that the urban planning of the area where the plots of Corvera Golf & Country Club are located has been regulated through a detailed modification of the General Arrangement Plan of Murcia, approved by the town hall in February 2006 and the only outstanding operation before it gets published in the Official Bulletin is the segregation of certain plots assigned for green areas.

 

In June, 2006 the Managing Board of the Town Planning Council of Murcia initially approved the Urban Development Programme, with the final approval being actually in process.

 

In July, 2006 the Managing Board of the Town Planning Council of Murcia gave its initial approval to the Urbanisation Project, with the final approval being actually in process.

 

In September 2006, the developer applied for the Building Licence, still pending, for the construction of the first 700 units. In the meantime, the developer has obtained the licence to clear the plots and to carry out any initial land preparation works, already in process.

 

The developer is expecting that the approval of the detailed modification of the General Arrangement Plan be published between January and February 2007, followed by the final approval of the Urban Development Programme and Urbanisation Project.

 

This means the Building Licence for the construction of the first 700 units will be released no later than April 2007 (the developer expects this to happen in February 2007). It will allow the construction of Phases I and II of Corvera Golf (the first 700 units) to start shortly; regarding Phase III no change of deadlines is expected.

 

In accordance with the stipulations of the purchase contract, the construction has to be finished 18 months after obtaining the Building Licence, so we would like to ask you to take notice of our comments for the counting of the 18 months. In any case, we will inform you once the Building Licence is in place.

 

The buyers of properties in Phase I, have already made the payment of the second 15%, as per the conditions in the Private Purchase Contract. Currently, during the month of December 2006, the buyers of properties in Phase II are due to pay the second instalment of 15%. These payments, as well as all the previous ones, have been secured with a bank guarantee. According to our agreement with the developer, we are provided with the bank guarantee 10 days after each payment has been received.

 

For the payment of the second 15%, the developer indicated in the Private Purchase Contract the number of the account where it should be transferred. Therefore, we would like to ask you to notify us once you have organised your transfer, so that we can obtain your bank guarantee in the 10 days following the receipt of your payment by the developer. If you would like to make the payment through our clients´ account, we will pay the developer on your behalf, once we have received your funds. If you wish to take any specific measures of precaution – to keep your funds in our clients´ account until the developer has obtained the buidling licence – I would like to let you know you that our clients´ account is not a remunerated account and that the funds that we may receive and keep until the licence is in place, will not generate any interests.

 

Finally, we would like to clarify that the purpose of this letter is purely informative and that it shouldn´t be a reason for any worries. The development of Corvera Golf & Country Club project is progeressing in accordance with the officially established procedures for this type of urban projects and meeting the normal deadlines, with maybe a small delay. It is a project requiring a large-scale urban development, consisting of properties divided in three phases and a golf course, and it is difficult to adjust the deadlines when the project has been marketed prior to obtaining the licences.

 

We, on our aprt, are looking on your behalf to the immediate provision of the bank guarantees, once the amounts specified in the purchase contract have been paid to the developer.

 

We remain at your disposal at all times for any queries you may have and for  any updates regarding the various stages of the administrative and construction process of the urban development of the complex.

Hi All, I'm buying at Lorca Golf which is also in Murcia and also substantially delayed.  I have been told by MRI, the agents, and Javier Marin lawyers that the delay is because there are elections due to be held in Murcia in May, and no building licences will be issued until at least June.  Lorca phase 1 was due for completion in Jan '07 and the projection now is 20-24 months after the granting of the licence, so Spring 2009 at the very earliest.  By the way, Pablo Roberto Contreras has moved to Italy, so if he was your contact lawyer you need to find out who is dealing with your case.

The whole off plan situation in Murcia is totally chaotic.

Hi All,

If there is going to be yet another delay then hopefully there should not be any excuse not to have the golf course up and running and maybe some of the other amenities built in time for the completion of the first phase, as we will be well disadvantaged if there not.

Does anyone know if their permissions are all in place for the build of the golf course?

I have been informed today by my agent that the licence has been issued and merely needs stamping.They also sent me some aerial photos showing the infrastructure "going in"??-not clear whether there is much change since last photos. Calidona are a respected outfit so hopefully they will get their finger out sooner rather than later.

Hi,

Like Dave we have just been told by Pablo at Corvera that they "hope" the golf course will be completed about the same time as phase 2 but it is more likely to be "a few months later - some time in 2009" in which case Corvera owners will be able to play at Roda and will be given priority over members of the general public playing there.  Not terribly helpful.  Have asked our agent what their take is on the situation.

Hi all, just received he following e-mail from Pablo as a result of querying completion of the golf course:

Dear Anita,
 
Many thanks for your e-mail.
It's true that Roda golf course was finished before Phase 1 completion but this is due to the design of the resort. In roda all properties are around the golf course whereas in Corvera there are two islands within it and this is going to be a longer course so we need to complete these two areas before we can open it to the public. Our intention is to open it asap.

Hi,

I just got this email from MRI Aftersales service today - just confirms what others have been saying on completion dates etc.

I have pleasure in attaching recent photographs of Corvera Golf & Country Club; further images are available online on the Members website. The developer’s current forecasted completion date for phase one is summer 2008 and for phase two is December 2008.

The Developer is now waiting on the second Building License from the Town Hall of Corvera. The developer will then be in a position to commence the structural works.

 Spanish law now states that any person wanting an NIE number must now apply for this in person. Lawyers are now no longer able to do this on your behalf. You will not be able to complete on your purchase with out an NIE number.

 If you are not intending to complete your purchase in person please arrange for Power of Attorney with your legal representative.

Hi my brother and I bought first phase Corvera last year.

Can anyone confirm whether the project is going ahead, our agent and his lawyer fail to give straight answers!

Hi Adam

I was at Corvera last week and they advised that due to the forthcoming elections the final approval would not be given until June. That would mean that phase 1 would not be handed over until the end of 2008. It will be an 18 month build period no matter when it starts.

They also advised that they would be completing phase 1 and 2 at the same time but in my opinion, they could not possibly hand over that number of units at the same time. So if you are on phase 2 like my, I would guess that March/April 2009 would be more realistic. Although that is only my opinion.

Hi all

my agent has recently visited corvera on our behalf to try to verify start dates for phase 1 and 2, he was told that it would probably be september 06, assuming this date being correct we are looking at spring / summer 2009 before completion.

it seems an awfull long time ago since we signed the contract, originally told completion of phase 1 would be late 2007, i just hope the long wait will be worth it in the end, and it does not go on and on like some of the off plan developments we read about on this forum.

has anyone else heard of possible start dates, i would be very interested to hear if anybody has further information regarding commencement etc.

has anyone visited corvera recently, if so did you see any progress, were you given any usefull information regarding the development .

any news would be much appreciated.

Hi Dave, sorry can't help with any additional information but did they say whether or not THIS delay was because of the elections - I did read somewhere in the last couple of days that some building developments, including those containing golf courses, would not now be going ahead as a result of the elections.  Can't elaborate on any details though.  Does anyone else know anything about this?  I'm sure we're OK but it does make you think!!  Then again, what's the point in starting a development late June when you have all of August off for holidays.  Just a thought.

from what my agent was told the elections did have a bearing on the delay of the start, i was not given any specific details as to why.

i think they are waiting for a specific licence to be granted to allow the work to commence to the buildings, a bit like our system here in the uk,

here in the uk you firstly get planning permision approval then you get building regulation approval, two completly seperate entities, but both vital.

what baffles me is the lack of progress to the golf course, or the perimeter walling, unless the licence covers both the buildings and golf course

it would be refreshing if calidonia contacted us all to tell us directly what the hold up is and when they intend to commence, its all a wee bit frustrating, especially 18 months down the line and still no news

im still trying to be positive about the development, but as time passes i must admit it is getting more difficult to stay positive.

as you rightly said we all know that no work will be carried out during the month of august, so it does appear that september would be the earliest time, we will just have to wait and see what transpires.

I was told when I visited Corvera in February that the foundation-laying ceremony (and therefore presumably the commencement of the building works) would be in September.

For anyone interested there are some more photos on the following link from Feb and April this year. It is all very slow progress but the photos do show that a fair bit of infrastructure and ground works have taken place. There are also quite a few builders portakabins on site so hopefully the cranes will be moving in soon. Forever the optimist!!!

I was at Corvera again last week. Pablo told me that the work is definitely starting in September and cranes will be on site at that time. He says Calidona have been told for certain by Murcia Town Hall that they have their final permission to build, and that this will be 'rubber stamped' when Calidona want to start the work i.e. September due to building trades holidays in August. He says it will take 18 months from then for phases 1 and 2 to complete i.e. March 09.
