Hi All . We are out here at the moment we were enjoying our time here untill we heard  rather disturbing news,it came to light because we were asking about the pools  the pool by block 4 has been drained and regrouted and we were told  they would be filling it in the next few days, the pool in block 5 is to be drained and repaired along with the showers they could not tell us when it will be finished as there is talk of the maintainence company pulling all the staff  off the complex because they have not been paid for three months. If this happens then there is a great chance that we have no water or electric. We were informed that there is going to be a meeting between the maintainence  companies and the developer on Friday to try and find a solution.

We then went to the sales office to find out if this was true, we spoke to Liliana Romero who informed us that there were some problems with  regards to the maintence companies not doing what their contract states and that Prienesur were in the stages of  employing other companies to carry out the maintence. While we  talking to Liliana we asked about the road she informed us that two of the three developers had gone bust and Prienesur were trying to sort out a solution with the council. 

The people we spoke to said that part of the problem regading them not getting paid is down to fact that no one has been paying their community charge, but as we do not have a community as yet, it must be the developers responsibility untill such time that one is formed.

Are we entering the relms of who is telling the truth again.

As you can understand we at loss as what to is happening with the whole thing, we are here till Sunday and will endevour to keep all intrested parties informed .

We are now going to carry on enjoying our stay here as best we can with this hanging over our heads .

Oh dear. The worrying element here - apart from the obvious fear of it all running aground - is that there is no direct person to represent us, who we can rely on to give us an accurate picture, or to effectively advocate for us, if the picture is negative. We do need assurances that their will be services, but how do we go about getting that? Would our solicitors be appropriate?  I hope you do continue to have a good holiday Robbie, Barbara and thank you for taking the time to alert us .  I'd certainly appreciate as much information as you are able to glean without spoiling your holiday.

I am coming to the conclusion that a solicitor needs to act for us, but I don't know who 'us' is.  Its not easy.  Is there anybody out there still hanging in for the remaining habitation licenses.  I know I wouldn't be, even though the place is fantastic.  Anyway, see you all in 10 days time.

Hi All

Lets see what happens on Friday,lets not panic just yet.It has been a fiasco from the start,I certainly dont want to pay anymore maintenance charge untill the place has been completed and the roads finished,then and only then can we assess who has stuck it out.I hope this dosnt spoil our plans.

There are always different rumours flying around-let's not panic just yet!.Quite a few of us are out there in April-let's get together then and sort things out.

I wouldn't panic just yet, the reason the road is not finished is because Manliva Town Hall have spent the money on other things, the developers on both complex's have paid (coto Real and Arenal) so I think it's up to us all to bombard the town hall with complaints, we certainly will be when we come out in two weeks, the road leading up to Coto Real is so dangerous now someone will get killed as it's full of pot holes and is falling away at the sides so no  foot path now (if you could have called it a foot path) The deteriation from beginning of Feb until end of Feb was frightening,  don't think it will be long before we cant get up to Coto Real.

 

Good luck with your complex, it does look lovely when we pass, can't wait for the road to be finished as it will get us to the port quicker when we walk down.

 

Forgot to say our AGM is today and the road is top of the agenda so will up date you with anything we hear.

Hi All ,Just to keep you in the loop the services are still on so we can only gather that they must still be trying to sort out a solution ,we spoke with the person who works for the maintianence company and he still maintains that they have not been paid  all we can do is wait and see what happens , We hope when those of you who are coming out at the same time will be able to meet and see if there is anything that as a group try and find some answers,  We have asked a friend to try and find out who we can aproach in the council if she can I will post their name on the web and when people come out they can go and complain .

We do think it needs a pressure group to find out what is going on , but how to form one is another question as we are never here the same time .

With regard to the pool by block 4 they have now regrouted it and are starting to refill it , the pool itself looks a lot better the pool by block 5 is still the same they have had the plumber out fixing it  he repaired it left and later it stopped working i;e not pumping.

On a lighter note the weather is really nice  blue skies and quite hot ,not looking forward to returning home to UK.

Thanks for the info.  It would be a shame to lose the gardeners and Diego because they are doing a good job.

Is thepool by block 7 working?

didnt really want to comment until we knew exactly what is going on here...  

Is the chap you are talking to who works on maintenance diego?  If you remember there was a big scare from a post back in january saying the developer had no money and the builders working on the road had downed tools because they hadnt been paid.  i was out there and received a phone call telling me about the post and asked to see what i could find out.   I spoke to lots of people (from the sales office,maintenance people to the spanish residents living on site) about this to find out the correct information and it turned out that it was not our developers but the town hall that had not paid for the road.   Diego himself told me twice at this time about his jefe 'his boss' not being paid for 3 months.  His english is very limited and broken and is easy to be misinterpreted.    I am reluctant to telephone him and ask about the issues in question as, if i misunderstand the tiniest thing whilst speaking to him in spanish, it could change the look of the whole conversation.    So, as the rest of us who are to be out there over the next few weeks, i will just see what i can find out whilst i am there.   

These things can easily cause panic and make things seem so glum.  I for one dont believe that people who are living on site permanently, and there are actually a few, would be left with no amenities.   It might be spain and they might be laid back, but even they are not that primitive.  

Please dont think that i am doubting anything you have said robbie/barbara, i am not.  Its just that things on this bloody development never seem to turn out exactly as they say they are in the first instance.  We have all seen so many things go wrong and i think we have the most posted development site ever on here..!    I sometimes wonder what the hell i was thinking signing my completion papers 14 mths ago!.

p.s.  i have never met such miserable and unfriendly gardeners in my life as the ones we have.   i often feel embarrassed that i woke them during the day whilst they were sleeping in a corner or strewn on a wall next to my apt.!! ha ha...  i just had to add that one.   They seem to do very little to me

It is a shame that Priensur/Arenal could not be a little more forthcoming with information, it has been like this all the way along and if they were a little more open and placed their cards on the table, we would all feel a little more at ease. I can only take as I find and lack of info is their biggest downfall. I came into this project in 03/04 and it could have turned into a circus for me, but it didn’t, or should I say it hasn‘t to date. I eventually completed on the apartment and the developer has carried out snagging and been very fair. I used the developer solicitor who has been a gem and who I continue to use for any legal work in Spain. Priensur seem to have covered everything, hence buyers who have decided not to continue are able to receive refunds (albeit eventually) through the insurance put in place by the developer.

I have had time to ponder on what Barbara and Robbie have posted and I am also mindful of what Will and Marianne have posted a month or so back, about having a good management company who do not charge an arm and a leg . Suzanne is right, I too have seen sleeping materials tuck away on the outskirts of the development, maybe it is just for lunchbreaks/siestas...who knows? Is there an issue because Priensur have received the bill for the year and dispute it?? Why not, these are changing times and companies will not be ripped off.  I hope they sort out the issues, because one day when we all take over and form our own community with a chairman etc, the job will be down to us and it would make all our lives alot easier if they iron out problems now.

I go back to what I said in the beginning, if only they would welcome us into discussions, I for one, am quite happy to pay for my water and electric used and contribute to maintenance fees. But if they don’t let us in the loop what can we do?????????

I have just completed the purchase of my  apartment on february. I  dont thing the development is in really danger. The developer, PRIENE, is a company owned by a tipe of spanish financial institution, CAJASUR, that wil not let it to crash. Altough I have spoken  with the person in charge  ( in spanish, I am form Spain) and he has confirmed me that they have got problems with PRIENE, the road do not depend directly form PRIENE and is not their fault.

 Pues bloque 11 , portal 36, bajo b. I have just seen in photograhs, because I had another one that did not have the occupation licence and they offered me to change it. ( escribo en ingles porque no se si alguien sabe español).

Hello suzzane. I am still  with the snagging list ( the first time I said in english  I spoke about the " smuggling list", ja, ja, suitable about this development). So, until the repairs are made, I willnot make the moving. Anyway, my idea is going only in holidays. It is a breath taking resource, no very easy to see in the Costa del Sol, but i think it will worth .
