If the leaflets were put in the mail boxes, then renters would not have access, it would be quicker than walking around, and surely any owner who has completed and visits regularly is just as likely to receive as through their door.

 thanks, understand now.

Playing devils advocate on this, I would think it was split up because that is how the sub-community's will be run (and possibly legally obliged to) and that the meetings were just badly run with too much audience participation too soon, so information was not delivered consistently because they didn't get through the full pitch each time and then lessons learned for next one etc....however I wasn't there so I don't know....

As we know from this forum over last 2 years, rumours gain speed quickly....I think the only one we're sure on is they completed properties ahead of schedule , I've stopped thinking about the date for the Foro or golf....

With my experience with our community in the UK, the first couple of meetings with the builder and then mgmt company were a shambles with people interrupting to ask about their individual concerns (ie snag list of their own property).  I actually attended our AGM last night where the lead director (an elected owner) read out a comprehensive pre-prepared statement for 30 minutes followed by opening to the floor for questions.  By far the most productive way of doing it but we have had to learn....this meeting was fronted by the directors accompanied by 3 representatives from our managing agents (like RPM).  What was interesting was that when asking a question to the RPM equivalents it was like they were re-inventing the wheel to which I made the comment that we are paying for their experience from other developments!

I can see remarkable parallels between the CdA and our UK community setting up and I genuinely don't think Polaris are dividing to conquer but merely sharing incompetence in admin with our management company....but then I am sat here in the UK and not at the meetings :)

I have to agree with the previous thread

Its not a case of dividing the community to conquer. Its just that smaller more managable groups of properties make life a lot easier for those who will be representing us at regular meetings

I resume they used jardin 6 as a line  to determine each section  and the Faro will be another line.

.This is the same as on Haciender.

The apartments there are in large blokes  with 3 or 5 floors with about 4 apartments each floor.

They have a representative  for each equal number of blocks who then has meetings with the chaiperson etc.

It is easier for say 5 representatives to collate & pass on items of interest than  just 1or 2 people  trying to cover a large number of propertys over a large area.

With regard to letters, yes I think that putting them in our post boxes is a much better idea.

However what happens to those of us who may not spend that much time in Condado.

It might mean that they would not get to read their mail until it eas to late.

So the Email idea has our vote.

Having read through the comments about how the AGM meeting went last week, and peoples feeling since then I thought I would voice my feelings.

At this moment whether we like RPM or not, they are going to be responsible for managing Condado for at least the short term so we can either stamp our feet and complain about them, or try and be constructive and ensure they don't rip us off.  I would have thought that it would have been in their interests to try and keep everybody happy as they know that they can be voted out. in the future.

I am pleased that they have decided to e-mail a copy of the budget to everyone, as, although I could not attend the meeting, I would still like to see what my commuity fees are paying for.  Having said that, in all honesty I would not know how much it costs to maintain gardens, pools and roads etc, and I guess neither would most people.  On the face of it some of the amounts being mentioned do seem on the high side, and what I would expect to see from (I guess) RPM is some justification of the costs they have arrived at, for example, being able to demonstrate more than one quote.  If they can supply this, ( and this is a big if), then I for one would be satisfied that they have done what is necessary to arrive at competitive prices for the work, and if that's what things cost then so be it.

If they cannot justify their figures then this is when questions need to be asked, and quickly because like Phil, I don't like being ripped off ( you know what they say about a Yorkshireman and his money!!).  I would agree with what others have said in that community groups need to be set up and relevant presidents or chairpersons of the various sections need to put pressure put on RPM, and I am happy to help as much as I can with this.

I guess we're not going to be able to stop them collecting fees in the short term, but if we can ensure going forward that we won't be railroaded into paying whatever they say then I would guess that's the main aim.  It is going to be extremely difficult to begin with given that so many people have not yet completed, and the cynical side of me would say that that's what PW wanted, but if we can get the relevant committees set up and spokespeople appointed hopefully we will get there.

Hope this doesn't sound like a rant, but when I read about people not wanting to pay, and going to the papers etc, it does wind me up a little bit.  At the end of the day, we all want the same thing I guess from our resort but stamping your feet and throwing toys out of the pram is not always the right way to get it.

Right, time for bed.

Simon

Are RPM revisiting the figures in an effort to revise them then sending out information? Or are they just sending out what was prepared for the Friday meeting? Plus, was any time frame offered for when this information would be sent out?

As many people didnt get the original notification of the general meeting are we to wait for this email or should we be requesting the information. As these first payments were suggested for March we would like some info from them sooner rather than later- just finding a large debit from the Bank Account isnt going to be well received- especially as the figures are being disputed.

Ask them yourself their e-mail is general@rpmspain.com

Also ask them to add your e-mail to their list so you get info on meeting.

One of the reasons many did not get e-mails or notification of meeting is that during completion they or their representative crossed the box saying Polaris can not pass on information to third parties.

RPM are a third party and can not get peoples details addresses etc from Polaris if this box was ticked hence the reason why some people recieved no info?

Yes, thought I would make those queries Monday although I wondered if some of that information was already out there and people who were at the meeting might have it at their finger tips so to speak.

We did get the Assembly/proxy vote email but I was curious why it seemed so hit and miss and whether it was just a confusion that could occur again when they sent on the next email about the fee's.

It would be good to see the figures. I know La Torre residents have gone through this process as their fees and debt were so high and over time they have changed the service companies but it sounds like they had 12 months of tussling with assorted problems before they got to the point they are at now.

We sent an email to RPM last week requesting the minutes of the meeting, budget, fees for our apartment and breakdown of the payments.

We had an email back saying that the information was not ready yet and they would send it out as soon as it was.

Hi All, We were at the second meeting for Los Noranjos, we feel the price is steep also and with work so slow around here it will put a stretch on us as it will the rest of you, but saying that, we are all aware that we are missing ALOT of buildings, that is going to change the amount we expected to pay, the quoted amount will go down once La Isla comes on board in May, apparently, makes sence...  Look the way I see it, when we get to vote for our garden presidents, we are running in our garden as a full timer, I dont think it will be hard to break it down. With a brand new resort do we need 630,876.00 (over half a million) insidental reserves for a start.

I would of thought that most if not all things are under warrenty?? I think this was a shock proposal, we all want to live or visit in Polaris as we know it and expect it to be and I think once we have the next meeting things will start to get settled, we are a new development, we are not even out the stables yet,  the numbers presented when you take a closer look appear to have been thrown together in five minutes they make no sense, I think we can get them to an acceptable amount.

I am looking forward to the next meeting, lets see what we can do, without turning Polaris into something less.

We for two will do our best as residents here at taking apart the budget and helping come up with something to bring the smiles back.

Terry and Jill

Hi,

I woud like to ask the question through this thread.  Does anyone out there have any facts supporting the statement that the community charges for 2008 will be at the lesser fee of between 20e and 40e per month?

There were may owners at the second meeting when these figures were quoted

But If you require facts and not hearsay then i suggest you e-mail the Administrators who set the fees direct on general@rpmspain.com

It is true what Mick says, this figure was quoted at the Los Naranjos meeting.  Don't believe anyone has anything in writing.

On subject of the general assembly,  has anyone else received email from RPM today?

Regarding the meeting at the bar on Saturday,  who else was present?

Yes, just received the e-mail from RPM which is strange as I didn't receive the original e-mail about the meeting and haven't been in touch with them yet to provide our e-mail address.  Looks as though they may have been trying to limit the number of people they notified about the meeting!!!

Our e-mail also arrived this morning.

Had a quick look over it, but not had a chance to look into all of the figures. (job for tonight).

Does anybody know if the figures in the budget are the same ones as mentioned at the meeting, or have they been amended?

Cheers

Simon

FAO Alison & Simon

I have just finished studying the Budget from the e-mail i recieved this evening from RPM and i regret to say it is exactly the same there has been no revisions.

The accompanying message with it says "we will impliment the budget which we provided, subject to an appropriate time to change it"

I guess they will show us this again at the next meeting, I am amazed they are going to re-present it after the uproar last time, i think we all expect to see a substantal reduction???

I hope they will be able to maintain order this time??
