We've had our first snagging report from Trevor & Emma at Snaggit Murcia and it looks like we have had a major leak - probably connected to a problem with the drainage on the solarium but still to be confirmed.

They think it has been caused by water coming from the main drain on the solarium. The water has then leaked down the side of the pillar near the fridge housing in the kitchen. The water has caused damage to the floor tiles and walls in the hall / kitchen and there was also damp inside the wardrobes.

Trevor has not seen this in the other properties he has snagged in Condado so it makes me think that we still have a quality builder and this is an unfortunate 'blip' (ever the optimist). We're just so upset that we hit this 'blip'. Still saying thank god for the rain or it probably wouldn't have been uncovered until we'd completed / furnished.

No point in fretting so trying not to  - still covered by the builders guarantee and all that - but this has taken the shine of things for us at the moment. Glass not even damp let alone half full!

Has anyone experienced the same problem? Would really like to hear if you have.

It may be that it has affected more people who may have been snagged before the terrible rains. We haven't been over since second snag and the rains so ours could be the same. Good luck with sorting it. Tan

sorry to hear about your problem.same thing happened to our apartment but not to the extent where it was in the wardrobes.again it was in the centre column and in the telecommunications box ,ceiling,floor tiles had gloss washed off,arch in bathroom had water stain as had the arch in dining room. the affected areas were covered in black mould and had we not been out for a week a couple of weeks ago and left it until after christmas we would probably have mushrooms growing out of it. we reported it immediately and they could not have been  better about it with so many different crews arriving to sort it. first couple of days were bad so they could not do much but next five days they were their every day and still were not finished when we had to go home.have been in contact since and have been assured that all works are completed successfully. they lifted all the tiles on the stairs leading to solarium and centrally on the solarium itself.inside they took off all affected plasterboard and replaced and replastered.while it was awkward and not  very relaxing in our own place for that week at least we caugt it in time.  we have now booked for an unplanned weekend trip to inspect for ourselves.

Thanks Tan - hopefully it won't be a wide spread problem but the rain has been a heck of a test of late.

Jake & Mary - so sorry to hear you have had the same problem but relieved to hear you caught it early and that Polaris took such positive action. Hope all is done and dusted when you go out. You have really helped put our minds at rest because we were absolutely gutted on Friday when we got the report. 

We're waiting on Polaris to check the apartment and Trevor (Snaggit Murcia) has been absolutely superb. We have a property manager ready for post completion (the wonderful Angelbabe) so once we do complete we have somone who can check that any remedial work has been effective as we won't be out until January.

I've also water penetration damage in my apartment and PW are fixing it now by removing the plaster on the walls,where the mould has grown, but it seems to be more to do with the steps to the terrace and not the drain on the terrace.. I have heard of several others with this problem.. I'm so happy we hadn't moved any furniture in yet, as mould has developed and with there was a bad smell... I would recommend for everybody to get their apartments checked asap, as there has been a lot of rain lately and if there is a problem, it's gonna be very obvious now and the earlier it's found,the sooner PW can fix it... And I'm confident PW will want to fix it asap, so it's not gonna be as big a job, as it would be if it wasn't discovered for 4 or 5 months from now... I hope there are not many others with this problem... Best Wishes. Geoff.

How is the water geting into your place where the steps are. Is it just a case of poor workmanship or is it leaking in somewhere specific?

Also, those of you with leaks from the drainage peipes, how is this caused. Again, is this where workers haven't conected the pipes properly?

We only had the report on Friday and the underlying cause has not yet been identified for us. Once we know more we'll post the info.

Hi Phil, I'm not exactly sure where or how the water is getting in... I first noticed a 10 inch square black damp patch beside the bottom of the entrance door in August when I first snagged my apartment and we saw it this week and it's become worse... But the builders are working on it this week and hopefully they will fix it, but if its not fixed properly, it will undoubtedly show up as a damp stain again... I really hope you don't have this problem, but you will know immediately if you have it on inspection..... Regards. Geoff.

Hi, we just returned from our appartment last week (Jardines 1) and unfortunately arrived to find damp also on our walls - two of the walls to the left on entrance to the appartment.  The smell was horrendous and the workmen immediately ripped part of the walls out, replastered and painted them whilst we were there.  Our solarium tiles to the left of the wall were getting ripped out last Monday after we'd left (builders thought membrane under tiles might not have been sealed correctly) and to date we've not heard how they're getting on.  Fingers crossed all ok as we've now got our furniture in the appartment.  Chased up PW again today for a response to our increasing snagging list! On the positive side our builder was very good and we're looking forward to coming out at Xmas time.

Hi guys

Just got news from Snagitmurcia that our apartment has also got the dreaded mould. I was hoping that we wouldn't be affected but there you go. We are having furniture delivered in 2 weeks so hopefully the problem will be rectified by then.

Had a quick update from Emma (Snaggitmurcia) today and it looks like our problems have been sorted. Trevor is going to check further but on the surface it looks like work has been done to repair & resolve.

Consolation is that they seem to be acting promptly so hopefully this will be the case for all who are affected.

We have not been over since begining September when all was well, but now im wondering if i will need wellies and snorkel when i go over next Monday to furnish the apartment

At the moment not wholly sure. Once we know more we'll post. We do know that the affected plaster boards etc will all be replaced. What we really want to confirm is that they have found the root cause so we don't need to go through it all again. 

We've only seen pictures from our snagging company who are chasing everything up for us.

Hi, when out last month we found damp in our appartment.  It was really bad and straight away the builders ripped out the damaged section of the wall, repacked it, plastered it, dryed it with a heat gun then painted it.  Fingers crossed ok.  They think from external tiles at side of appt. not being sealed properly so they were being ripped out once we left 2 weeks ago.  Still waiting for update from PW with no joy.  Fingers crossed all sorted and problem will not reoccur but not so sure.

Hi ya

Just wondering have any of you heard from PW regarding the rectification of the mould problem. I'm trying to get in contact with them, but to no avail. My furniture is supposed to be delivered next Monday but the furniture company are going to cancel if I don't know the situation with the apartment. 

PLEASE HELP!!!

Hi Lucy, my neighbour also has a damp problem,but they said their furniture was in when the builders came to fix it and there was no problem for them. Their leak is the same as mine where the water is getting in from the terrace steps and their steps were rebuilt quickly. I'm not advising you to get furniture in, I'm just saying that my neighbours said the builders were great and very helpful etc. Which Jardine are you in Lucy? You should probably employ the services of 'SnagitMurcia' and they will check on the damp problem and over look the fixing of the leak etc.. Good luck. Geoff.

Hi Geoff

I'm in Jardin 3, 2 bedroom apt. It was snagitmurcia who discovered the problem as I needed confirmation for the Furniture Company that the snagging had been completed. It just so happened that Trevor was on site last Wednesday and saw the mould.  Will keep at it and see if I get an answer from somebody. I think I'll go ahead with the furniture regardless.
