There is a community meeting on 9.08.08.

I was just wondering how if at all, owners of property, who are resident in the UK, are going to make their voice heard.

I for one, am not too happy at having rules and regulations implemented without the vote of the whole community.

Also, is there any issues that need to be highlighted.

The Agenda is:-    
1 - General Community Management Report
2 - Action against the defaulter according to the horizontal Spanish property law.
3 - Any other business

I know that I have several concerns and will be e-mail them to the Presidente.

Just thought I would let anyone that did not know of the above.

Appiont a proxy to vote on your behalf, somebody that you know has the best interests of the community at heart.

I didn't know about it, and not happy at all that it is in August. Most expensive time for a flight if you want to be there.

Who sets the date? it was in January last year if  I remember correctly. Do they set it so nobody turns up?

All seems a bit suspect to me, is the date set so all the ones who want to control the commumity are are available on that date!!!!!!!!!!! Why isn't a mailing sent out asking when most people would be available to attend? is there a minimum number needed for a meeting to take place? Proxy vote is useless if you don't know the meeting is happening.

Ellen, can you give me the email of the administrator and/or president please.

You can go and live there if voting bothers you that much.

I always leave a proxy vote with someone,  what does it matter if you dont know when the meeting is.

 I thought that the idea of the proxy vote was you gave it to someone who you knew would vote in the same way as you, if you were there. If you don't know the agenda how can you exercise your vote I don't have to be there but I'd like to know what's being discussed.

I've re-read the all the posts and I can't see where anyone has said they are not in favour of proxy voting. The point was that if the date of the meeting is not known, and therefore the Agenda is unknown what are you voting for with your proxy vote?

Would you allow someone else you met on holiday have a unconditional vote affecting your property in the UK?  

Unfortunately in the real world most people have their own interest at heart and the community would come second.

 No we didn't, I heard because we keep in touch with our neighbours and contacted Ellen  who then posted on this thread. Do you mind me asking who e-mailed you, was it the President or the administrator? I still haven't offically been told whats on the agenda.

I didn't receive an Email, but then again nobody had ever asked for my Email address. I seem to remember last year letters were sent out to address's in the UK.

I think the main point is that the meeting date is set only 2 weeks before the event, if you dont live there that means you can't attend (unless you pay top price for flights especially in August). This means those who don't live there permanately are treated as 2nd class owners, relying on someone else to represent you (proxy vote). I paid just the same as everyone else for my property (and probably more than those on 1st and 2nd phase) so why can't I have the same rights and opportunity to directly participate and vote in the community?

I want the opportunity to be there, it's then my choice whether to attend or not, or use the proxy vote.

I think they asked for our Email address at one of the meetings we went to, to cut down on postage costs.

The first one was all scrambled, had to download a data file program to read it.

Hi Everyone,

We gave our e-mail address to the presidente, and the administrator.  We have never had any notification of when the meetings are or the agenda.

Ok, perhaps presidente mislaid our e-mail address, even though it was written on the back of a proxy vote form we gave him.  The administrator never responds to e-mails sent to him.  Enough said there.  BUT we always get the minutes of the meetings, naming and shaming the defaulters, sent to our UK address. 

We have not had the opportunity to vote in person, but have complete trust in our friends who reside there.  They are our only source of information of what is happening on the developement and we are very grateful for the unbiased information provided. 

Brian has a valid point in that he is an owner of a property on the developement and he has an interest in what is decided for the community.  He and several others pay the requested community fees, some of us pay up front too.  His vote along with those who are not privvy to any information, may swing a ruling the other way.  So he and others are denied this facility, purely due to lack of communication. 

Proxy votes are fine, ideal even if attendance is a problem, but on the Agenda is "any other business",  a proxy vote representative may not quite know which way to go as an issue highlighted may not have been discussed before hand.

Phase 3 is almost fully owned,by both residents and non-residents.  We have invested our hard earned money in this place.  Although some rules and regulations have already been put in place by owners of Phase 1 & 2, they should be reviewed and a further vote to be had to include all the owners.  

We need rules and regulations to ensure that there is harmony, but, I and my family/guests will use the pool when ever I wish and not be dictated to.  I was not consulted on the opening times, nor did I agree to any closed for siesta ruling, and a proportion of my fees pay for this facility.  I welcome anyone who has a problem with this to let me know, preferably face to face, by the pool, in a civilised and courteous manner.  

Also, with regards to the minutes of the meetings, I am not convinced that everything is recorded.

There are several other things that concern a number of us, that need to be raised at meeting, by person or proxy.  Unless you know when  the meetings are, how can an individual address them.

 I think everyone has made valid points and has a right to their opinion, the community rules have been put in place by the community but things change and if the majority of owners/residents want those rules changed then everyone (where possible) needs to be able to know what is to be discussed. If the majority want the pool closed for a siesta, then fine I won't be happy about it but I will accept it. However you can't impose rules made when the community wasn't fully completed to be allowed to stand.

Saying that lets see just how long it takes for us non residents to receive copies of the minutes and how they compare with our neighbours recollection of the meeting. Like ellen i am aware that points were raised and apparent agreements reached that were not included in the minutes prodiuced.

Hi,
The minutes of the meeting arrived.   Hope all community fee paying owners got their copy.

My view is that nothing new had been discussed.  The minutes reflect that the meeting was about the pool and the pool and the pool.  

About Juan Ponte being owed money  for - yes the pool - about a lock - yes for the pool - about rules and regulations - yes for the pool.  Enough said about  erm ...... the pool.

A mention about owners responsibilites regarding letting properties to acceptable tennants.

Some self appreciating information regarding the administrator and his moral, legal and multi-lingual stance on things !!!!!!

Anyway, utterly boring, usless and uninformative.

I did get the impression that our Presidente may have entered into some kind of dialogue (by way of e-mails)  with the administrator, to which the administrator has taken offence.  I hope our Presidente will share his concerns with property owners, if this communication was regarding the developement and the community.

Like I said, just my view.  

Can anyone enlighten me, by letting me know, how the administrator is appointed.

  needless to say I haven't had my copy and if he and the Presidente have had words I'm not likely to get one. There is lots of information on the general forum about removing unsatisfactory Administrator and calling EGM's if you want to have a gander there. Speak to you soon
