I have posted re ACC and OTCC and having no BG at ACC >>>>>OTCC

And like it.....can I be positive?......el medio ambiente.....OTCC is in the' Spanish environment'

Perhaps now time for a thread on EOS for those who have done the same ???


To up date us all on the many visits we will all make until the first move in ,mid 2009...and after

PS -very important as a 'Starter for a new Life'!.......please remember that when I post ' I am also an agent......so naturally  be a touch cynical........but I have been in the same boat as everyone else....but any friends you have who want to go to Spain.....but........'dont know who to talk to.......well.....look at my profile on www.myspace.com/brianrowlands  sometime the old b.....s can help so give me a call

Perhaps Huma Indalo are now catching up with the documents as we received the full contract today...very comprehensive

On Manzana 1 plot 11 our completion date is May 2009 with 2 months leeway 

So we are one step away to having a guarantee for our money and now that the documentation is pregressing I'm sure that it will not be long

If anyone who has changed is in Spain in August or September it would be nice to receive up to date photos

I think we all now expect OTCC to be a reality and you never know, those of  us on Manzana 1 may find them ready sooner than expected.......my date is May 2009.......... although they have to get the HL ...............and that means that the infrastructiure has to be up to a certain standard

We are also on mansana 1 and have 2 properties on that block what do you think the saleability would be if we wanted to sell 1 when it is key ready is there a profit to be made,on paper it looks like there is but in reality ?
Have you received your b.gs? i have both contracts but do not intend to exchange untill we can exchange with b.gs! 
Good advice for everyone i think with previous expierences..

I think it is too early to make a judgement call as we need to see how the EU economies perform over the next 12 months  

The Tarifa's do look very nice and I'm sure that they will be popular in the future
I think there may be a bit more letting potential in this location than at first thought........the move to environmental locations and activities seems to be growing.....not everyone going to Spain wants to spend all their days on a beach or in a pool

We shall see!  

Selling on early may well depend on the extent that the facilities are ready....the pool near us for example and the general appearance of the surrounding site 
Also if by the time Manzana 1 is completed the entire development is sold out [ perhaps by ACC changing over] then that would be a positive influence on a quick re sale

The general view seems to be that the market will be flat till circa 2010 and then start to move upwards, but that does not mean there will not be sales
I am pretty sure that those of us who have changed to OTCC at the ACC price will have a good buy and in due course will do very well..next boom circa 2018!!]

But flipping days [ for now anyway] are over in general everywhere and more often than not the best time to sell is just as a development is being finished and potential buyers can see the finished product 
I can understand your hesitation about signing contracts and certainly if you have an ACC BG then the OTCC one should follow on 

For me, I signed the contract in early July with completion date May 2009 and do not have a worry about receiving the BG in circa the 40/45 odd days as per contract

More important to me was seeing how the site has progressed as I do not subscribe to the view that OTCC is just another Huma scam!!! ...stretches the imagination to think it is!!!

I changed straight away as I had no ACC BG and it seemed to me to be a pragmatic choice to protect my money.......and I think the evidence so far is that it is turning out to be so 

I would not be surprised if Manzana 1 was ready early although the issue of the Habitation Licence will depend on the extent of the completed infrastructure

As a bit of a bonus, I like the location and that the size of the development is only circa 985 units...so a personal view is that my OTCC Tarifa is a nice little buy!!

Hi - this is the first time I have been on any of these development sites for months, and I have to say, I am staggered by what I am reading here.  I have to ask    - are these recent postings for real?????????   Letting value of properties in the desert???? Resale profits from offplan??????   Even worse - FACILITIES on OCC???  Have you been keeping up with events in Mazarron?  Are you buying in Spain or somewhere on Mars???

It,s about being positive and makeing the best of the situation, we have paid our deposits 4 years ago and only have a b.g for 1 stage payment on only 1 of the properties, by choice i would like my money back with interest please but thats not going to happen on the other hand i genuinly like the location and i am sure other people feel the same.

Better to have something tangeable and useable than legal bills and an embittered battle with the possibility of nothing!
As for facilities see my previous posting, dont expect too much and you wont be dissapointed look to the future when the development compleates then i think you should get your promised facilities

Positive and pragmatic

In mid 2009 when the first units are ready we will probably be in a different economic scenario.....and property wise in EU it may look  much brighter

And by the time OTCC is finished say circa 2010 the EU [ inc UK] economy will be starting on the up!!!

A long haul from when we all decided to buy at ACC.......but at least we are not in the position that the developer has gone into administration like some others and there is clearly at OTCC......a future

And as you say Gary.....it is a nice location...and as they say in Tabernas..........
......el medio ambiente atractivo!!!

Hi Gary

It is always a good thing to be positive in life, no doubt about that and your note reads extremely sensible. The decision was right for you and that's all that matters.

However, (you knew this was coming) OTCC is just not for everyone (said a million times I'm sure) neither was the time frame. So, why should this developer get away with breach of original contract. They won't, that's why many 100's of people are fighting with them for what is rightfully their money and the return of that money. Both deposits, stage payments, interest, compo, ALL costs etc etc....plus the bill / claim keeps rising the longet it goes on...

Yes, It did look like an easy option to switch to OTCC for any of us and more importantly - the developer, simply because there would be no legal battle (which there never ever should have been anyway) and you move into what hopefully be a straight forward purchase..

So, that said we do and have taken legal action and will do all that is necessary to see all monies returned by this very untrustworthy developer.

Anyway the eyes are watching that Mr H developer to see if he delivers this time around.

Best of luck and sorry to barge in on the OTCC party. No upset intended.

And I think that being realistic is better than just trying to be positive.  Any one who has been to Spain this year will have seen the many, many mothballed developments along the coast - Vera Playa is like a ghost town, and I say this with great sadness.  There are many business along there that have opened in the belief that all of the apartments would be filled.  I think they will be completed eventually, but as always, Rowland's figures/dates are not optimistic, they are madness.  As he very well knows, property moves in cycles - we have not even reached the bottom of this cycle yet so to talk about recovery by 2010 - even the start of one is unrealistic!!   And at least the area around Vera can look forward to the High Speed train to give some stimulus. 
Tabernas???  Beautiful desert landscape which in my opinion should remain unspoilt, BUT, if you love the area and want to buy a property there, then go for one of the existing properties for sale - you could bag a real bargain!!!  I am sorry, but I just don't buy that anyone can really believe that Tabernas can transform into a desirable place for this kind of development.  The odd block of apartments or villas yes, but a country club?  I can't see it.  Yes, yady yah - pragmatic and all that, but the same old mantra!!!  Come on!!!

The problem now is that many would not want to touch Spain even if you gave an apartment / villa away for free.

Sorry, but that is the reality of the situation they have got themselves into.

And I agree, it is sad to see it. It is such a great area or should be.

I was also in Vera / Mojacar for a holiday beginning July - and Oh dear, it's a desolate place but weather was fantastic so that's all that matters........

The worst weather in august on record? a very dissapointing summer weather wise,a bit like last year and as for the ecconomy and the credit crunch, well ..yet when you wake up and open the curtains and the sun shines,,you feel better,much better.

Fuel costs up air travel up especially long haul, i have friends that paid over 20k for a timeshare in the dominican rep on a 5 star mega plus resort and to take the family of 5 away this year was going to cost 4 grand on the air fare alone, so much so that they are now in spain at this very moment,,,the choice of many once the ecconomy settles down spain will become the cheaper destination yet again. only my oppinion.

So i will be happy to spend time in Espania, at least its sunny..

Of course Spain is a fantastic place to be!!!  But not to invest in at the moment, if you are wanting to make any kind of profit!! Great if you are pasionate about the people, the language, the culture - and just want to enjoy the lifestyle - I fall into this category and spend as much time as possible there.  But if you can get out of ACC/OTCC then you would be able to find much better bargains  - but hey, many of us have been saying that for over a year now, when SOME people were still saying 'ACC is a goer - fantastic bargain yady yah'   Sound familiar  Brian?????  I have to say, you have some opinion of yourself to go on 'advising' people after all you said just a year ago!!!

Not advising anyone...when the planning decision went against ACC in Feb 08 I just had to make a pragmatic decision...and I gave my reasons

Everyone has to make their own decision...which I have repeated many times 

Anyway why are you bothering to post on this thread?.......clearly you have no interest in OTCC

If you had a BG for ACC lucky you...if not and you have decided to take the court route then good luck 

But views on ACC are history to those of us who have decided to change to OTCC...we have moved on and are now looking to having a home in Spain in 2009 and building is on its way

I would be surprised if Huma Indalo SL get in to money problems but not if the ACC part of Huma do!

As before they started to market OTCC to us they would, I suspect, have made sure that the finance was OK

One of the reasons I took the pragmatic view on changing to OTCC was that I was concerned that Huma ACC would get in to financial problems when they did not get the positive planning decision...this may or may not happen but it is a risk in the current credit crunch climate

So those taking the court route have this risk....it may even be a choice that Huma take to limit liability.....put the ACC in to administration just like San Jose!!!

Well that is all on changing from ACC.....this thread is meant to be for OTCC buyers to share information....do not need any lectures from non OTCC !!

The future....provided you accept  that the western economies are not finished for ever!!!........the history and study of  property economics indicates that what we have bought at OTCC will be OK in the medium to long term....and may be straight away say post  circa 2010

In the meantime we at OTCC will enjoy a pad in a great environmental location

You are getting a little upset! & you are still flying the HUMA flag! Unbelievable! 

How many people delayed taking action against HUMA because of your advice to stick with ACC because you had no doubt it would go ahead?

Have you had your BG yet? Or is the paperwork still being sorted?

Not really.....just stating the facts....I stuck with ACC because at the time everything looked favourable and at all times I said that if you had a BG then you had other options

To get back to the basics of this thread.....has anyone been over to Tabernas  late July/ August and taken any recent photos?

We would all like to see them

Rob6578.....what is your position re ACC/ OTCC.....paid just 3000 € or the full 40/50 % on ACC...BG or no BG.......already out or going to court

OTCC buyers reading this thread may like to know

And if you are a court man,there are other ACC threads to keep in touch with info on what is going on....... .........all of us who have changed do wish you well

If you have a BG then everything should be OK unless the ACC Huma company goes into administration......but even then the banks will pay......eventually

I'm amazed that someone in your position went ahead without a BG on ACC, & as a result your opinions do carry alot of weight.

I note that you still haven't answered my question: Do you have a bank guarantee for OTCC? Simple question, with a simple answer, yes or no!

'Not advising anyone'????????  Brian, you put yourself up as an 'expert' in the property business.  You continue to sell yourself trying to persuade people to allow you find properties for them.  You have used this site to advertise your services - which part of all this in NOT givng advice and trying to influence decisions???
And as to saying that some of us have no interest in OTCC - you are going to have to live with that.  Everyone who has been caught up in the ACC debacle is following this with extreme interest.

Of course we are interested in what happens at OTCC.  We will continue to monitor what is happening .No-one  wants to see this become another disaster.
