Sewage smell coming from Aircon Vents..

Hi all

My tenants are saying that a foul raw sewage smell is coming from the aircon vents, even when they are turned off..

I have a duplex, so each floor is serviced by its own aircon unit, so i cant see they could be causing it, again tenants say its happening even when turned off.  

They have blocked up vents and smell has gone...

Any ideas or advice,  is this a community problem or local council.. 

Im thinking drains need floushing out...

Its a nightmare, tenants say they have been to see community guy  Gumer at our country club and hi words were its an Urb problem get on with it.. I have written to them and with no reply.

Our block president lives in Madrid,  i dont even know who he is...

Do you have an idea who is responisble if the main drains are blocked... in UK local council send out drain team and they flush the drains through..

Gumer is the administrator and works on site at out Country Club, tenanats recon he said ' its an Urb problem ' get on with it..

I have just had it inspected and guy is writing up a report, he said he could hadly smell anything,  i think there try to pull a fast one and get out before lease runs out in Sept and move else where..

We've started getting the same problem with our aircon vents and also with our chimney.  I'm not sure what can be done other than cover the vents with masking tape or something similar.

I suspect the smells in your properties are coming from traps and drains that have dried up.If the property is left for long periods during warm weather, water in the traps which makes an air seal evaporates,even air con units have water traps for the condensate.

I have been informed that Spain does not use these traps...
