Long Term rental- agent fees rip off

Completion March 08

Just had e mail from my solicitor saying that i wont be able to move into my quad until

they get the First Occupation licence which comes from the town hall this can take anything up to two months,any one else having the same problem.

Hi Helen,

           My solicitor is signing for my property on wed morning 3rd april, and handing me the keys that day. She said nothing to me about not being able to move in without licence. As far as i know most people have moved in without it.

Hi Helen

We completed on our bungalow in February and have moved in. Our solicitor just asked us to sign a disclaimer to say that he had made us aware that we were completing without the habitation licence.

We have also heard whilst we were out there last month that the licence might not be granted until October.

May completition is probably better as the Euro may recover a bit given that the Spanish Elections is now sorted with the Social Party getting the majority, but the strong pound against the dollar is bad news for the Euro, maybe when the USA elections are sorted and the $ price on oil agreed for the next 12 m0onths the EURO has a chance of recovery to around €1.39 according to my ex-workmates in financial services!

Hopefully you are right Mac & Pollie and that the £ does make some recovery against the Euro soon, as we had a recorded delivery letter from Taray today to say that the works will be finished on 31 March and they want us to make appointments to sign up the title deeds, so to get in touch with our Solicitor or agent to arrange this.

Its great that everthing is being finished on time (unlike most Spanish developments) and we are keen to settle up as soon as possible but its still a worrying time about having to pay the extra due to the Euro.

We are completing on the 8th April if any one wants anything doing saying, checking out, or photos taking now is the time to ask and we will do what we can for you. Anyone got any tips on buying beds in the area or other furniture items please post on to this thread or a PM would be appreciated....see you all out there some time ...ps our advisor says the euro may drop to anything as far down as 115 so we are wanting to get our furniture etc asap  Claire & David

Today I was speaking too 'Moneycorp Exchange' a company that I could personally recommend in terms of Service / Rates etc and the guy there told me that the €uro will get slightly worse due to the strong £ against the $ and that the 'Forward Spot' price he offered today at €126:10 until May 30th would be good value!!     It's hard to say what the exchange of the €uro will be??  But I have asked him to speak to me regularily as I don't want the value to go below €126:00 and even this is costing us £15k>£17k more for the property!!!

In terms of beds Ikea is just 25 mins up the road in Murcia, they have good value beds / bedding, OH by the way, bedding is better to be bought in UK, much better range and price!

We are in Los Alcazares for 8 days from Sat 29th March and will be on Site quite a bit, if you or anyone else needs anything / meet up etc just PM,  hopefully we will be their full-time sooner than later

If anybodhy wouyld like a copy we have created a completion guide for this development which nit only explains the NIE and snagging process, and explians about Cfertificates of Habitation etc. It also has directions to the local shops and comercial centres plus good sources for web information local newspapers etc
