Hi

Does any one know if they have started on the second phase at San Cayetano yet?

I have photos showing the sales office and the trees behind. If they have started work, where is it in relation to them?

That is the month we were given by our agent but Taray informed me they will commence work on phase 2 at the beginning to middle of February. At the moment I can not seem to get a straight answer from Taray or my solicitor. It would be great if some one on site could say when they see Taray actually digging a hole on the site of phase 2, or a picture of them.

I have a gut feeling those of us who have bought on phase 2 are in for a rough ride from Taray. Hopefully not as bad as those at Balsicas.

Hi Colin

MASA had a representative on site on 11th March and still nothing had been done on phase 2.

Is there any body going out in the near future that could ask questions on our behalf as to when the start date might be?

My husband and I were out on site on 2nd March and were speaking with Helder with regard to Phase 2.  He told us that until Taray has written permission for Phase 2 from the Council/Government then they will not start to build but now that the elections are over this should be forthcoming.

Have you e mailed Helder or Teresa to enquire?  They may be able to tell you a little bit more.

Hi

I sent an email to Teresa last Wednesday 19th march but have not had a repl yet. No doubt enjoying the holidays and the sunshine.

Our solictor has informed us that Taray have supplied all the paper work and are just waiting for the Local Council to grant the Building Licence. I just hope the Local Council do not put any extra conditions on the Building Licence that will add to the already 4 months + delay.

Does any one know what would happen if the Local Council change their mind and do not grant the Building Licence or put extra conditions on the Licence?

Could you let us know what Theresa says in her reply?

It would be good to keep this thread going as most of the others relate to completions etc, which seems a million miles away for us at the moment.

The upside is that perhaps it will give the Euro a chance to recover a bit in the meantime.

Its a bit spooky murcia55. I am packing at this moment as I am flying to Murcia tomorrow. I have arranged an appointment with my solicitor and agent on Friday to find out what Taray have done (or not done). complection has been moved from Feb 2009 to June 2009 but I have also heard Sept 2009. This is based on phase 2 starting in Feb 2008, so they could be another 2 months behind. I am now of the opinion phase 2 will not be ready until Feb 2010. Taray have  not replied to my emails regarding phase 2 so I have allowed time to visit the head office in San Javier.

I am back home on Sunday evening so I will up date you then.

Hi Colin

I have been in touch with MASA recently because we were told that work would start Feb/Mar, however if you look at the thread "Hi to all San Cayetonas" someone on there was told that work wouldn't start until August. Following my email to MASA they sent a representative to the site on our behalf and they were told that work would start "shortly".

We purchased in Jun 07 and were told then that completion would be mid 09 so I can't see it being any earlier and hopefully not much later.

Look forward to seeing what you find out during your trip, have a good one.

I have just come back from San Cayetano, and the land has been cleared for phase 2, but the builders are still continuing to finish phase 1. I would imagine they will complete one side first, so that they can apply for the licence. I think they have to provide the pool and sports facilities too, to get the licence, as this is part of the first development. Then again, I could be wrong...

Our solicitor has stated that the pool and sports facilities do not have to be finished for the final, Town Hall, licence to be issued.  However, she could be wrong too!  Who knows?  I can't get the same answer to the question from the agent, solicitor or builder!  I haven't a clue when we will be able to come over to complete ...

We have just returned from San Cayetano on 21st April, we have bought on manzana 8 phase 2.

Bianca at the sight office said they would be starting to build at end of may and that our property would be ready oct/nov 2009.  we were originally  told they would be ready in september, so this doesn't sound too bad ( if what she's told us is correct) we will see.  The ground as all been flattened so lets hope we soon start seeing some progress. 

Bianca also said that all the plots have been sold on the first phase of phase 2

I was also at San Cayetano at the week end and spoke to Bianca but I have been given slightly differrent information. Taray are still waiting on the building licence (licence de obras) but they hope to start building by the end of May. Unfortunately they have no control over when the local council will grant this licence. October 2009 is there most up to date earliest complection. (8 months late). She confirmed the pool will be ready at the same time as the 47 properties. However no green areas will be provided and even when the second part of phase 2 is completed, she has said the green areas will not be provided then. Phase 1 has lovely green areas but no pool and phase 2 has a pool but no green areas - perhaps we should share? The area on phase 1 which at present is used as their storage yard, she had no dates for any work being started. I think this is the area designated for pool, driving range, club house.

On the subject of pools. Phase 1 has many gated car parks, I am sure a better design layout would have allowed for cars to be parked on the road and some gated communal pools built in place of the car parks.

When I spoke to Bianca on Friday about 12 properties were unsold on phase 2. She showed me her pin board with the remaing unsold properties, she must have had a busy week end if they are all sold. When I went in to the office I gave her the impression I was looking to buy. I acted like a mystery shopper would so she would tell me what is available and what is happening on site. She expected to start selling the 66 properties on the second part of phase 2 by the summer with a 2 year completion. Due to the slow down in the Spanish property market, it looks like phase 2 will be a slow build and will take several years to complete. If they decide not to complete due to poor sales for example, phase 2 could be stuck out on it owns. Taray have no plans or ideas what will be built on the remainder of phase 2. Stage 1 and 2 of phase 2 is about one third of the total build on phase 2.

When we purchased on phase 2 we were told the location was where the site office is.(March 2007), by October the location was where the trees are planted. Now it is across the road from the municipal pool and 5-a-side area. The ground there looks like a Clint Eastwood spaghetti movie. The ground has been scraped between the site office and the trees. Possibly for their porta cabins and building storage.

As Taray still have to built all the infrastructure (roads,water,electric,drainage,paths etc), Pool, pool area and 47 properties I stick by my earlier post that Feb 2010 is a likely completion date. Unless Taray get their finger out!

Bianca did confirm all properties on phase 2 will have solar hot water and extra insulation to comply with new legislation. It was only optional for Taray to build them on the latter stages of phase 1 and they decided against it.

On a positive note after a lot of negatives about Taray. The build quality is really good - while all the quads are the same colour, shape etc it does appear very easy to personalise them so it does not look like a council estate of the 1960's.

Yes Colin, this is the area (the storage yard) for the phase 1 swimming pool. It looks like they are starting to prepare now but dont know when they will actually start building the pool! or communal sports area!!

I think they have started preparing for phase 2 now also as i saw movement yesterday!!!

Dont stress everyone, Taray have a great reputation and in my opinion build great quality houses, im sure they will do a great job, phase 1 looks great and San Cayetano itself is wonderful...........Tranquilo!!

The spaghetti area you mention??..... im sure there is plans for the council to build a sports centre here in 2012. We read this in the local council spanish magazine not heard it thru the grapevine so hopefully a reliable source.

Bianca said they have no date for starting on the pool / communal sports area. I think it will be many moons until any thing happens. Which will  be a shame because the complex would add a lot of cash value to the properties and more importantly add to the quality of life to the area.

I phoned my Spanish solicitor today to get an up date on the building licence for phase 2. He says Taray applied for it in March 2007 but Iam sure I read Taray applied for it at the end of last year? On a slighty different note - my cr*p solicitor has confirmed the contract with Taray does not have a start date or completion date for phase 2. Only a time limit of 24 months to build the property once the building licence is granted. Therefore an infinite time scale is allowed. A decent solicitor would build in to the contract a max 6 months delay before compensation or cancel is allowed for breach of contract. Might be time to change solicitor.

Taray have a great reputation and we inspected several of their builds before going for phase 2. The sales team have said that the quality of phase 2 will be higher than phase 1. But I believe the delay is not soley caused by the local council in granting the building licence, Taray must also have input in to this. Those of us that signed on the dotted line last April, we were about seventh, must wait about an extra year for the property. This is a lot longer than phase 1 delays. This delay is costing us approx £3500 in lost interest on our deposit for that extra year.

Sorry Tina, I did not make my self clear about the spagetti western area. Thats the bit of ground Taray will be building phase 2 on. South of the trees towards the municipal pool.

 I dont want to stress any one but a greater level of due dillegence will be required on phase 2 than on phase 1.

I know someone close to me selling Taray properties freelance and as far as im aware they are starting phasing 2 soon (or already started). Also phase 2 does have a green area, Phase 2 from what i can see is made up of 3 private sections and the green area is in the middle so you would walk out of your gated area and into the green area. Phase 2 is private where as phase 1 is an extension of the village!! Also each private area has its own pool, 3 in total. I was in the Taray office today and heard 20mths and the first lot should be completed and heard confimation of this green area!!.

Its always difficult buying off plan but with a good solicitor and reputable builder like Taray worries should be minimized. San Cayetano is Tarays BABY!!

Thanks for the information. 20 months for completion on phase 2 is about right. Taray were saying Sept 2009 but my believe is Feb 2010, one year late from original contract.

Bianca in the sales office told me last week that the green area will not be built when phase 2 is done. She did not know when in the future it would be done. There is a small green area around the pool, perhaps this is what was mentioned.

Is it possible the next time you are at the sales office you could ask them to clarify which green area will be completed. I have spoken to other buyers on phase 2 and it seem the lack of and conflicting information from Taray is causing the problems. I have asked our solictor to get some information from Taray, but Taray take ages to answer emails, so it will take a while.

I forgot to mention Teresa said in her email that the green areas will be finished with the pool, but Bianca says they will not. No wonder I am confused. Perhaps it is just the area surrounding the pool that will be done. I hope you can find out.

i guess thats Spain for you. I was told the green area is similar to that on phase 1 and is in the center Of the 3 private areas .....not surrounding the pools but a seperate green area!!They are hoping the license to be here in the next two weeks so they can begin building. Now the mayor (spelling???) is out of prison maybe things will start moving faster!!!!!
