my solicitor is going to as a matter of course demand compensation from peinsa as my contract has a completion date of dec 05 , with interest etc over that period would probably amount to about  10,000 euros. I  think a furniture package including white goods would be fair compensation.

Hi Roger we have sent our compensation letter to your e-mail address.

Have now downloaded photo of us, the only one we have taken by our 5 year old grandaughter Jilly in Hawes this year.  We will be in San Juan between 9th and 22nd December if you see us give us a call, we will be lurking around the site or in one of the bars.

Just returned from San Juan. Very upset to be told that our house on phase 4 will not be completed until October 2008. Phases 1 and 3 only will be completed in June 2008, the rest to follow in stages.

Hi

When we were out in late September they simply said within the next 12 months with no other commitment but a suggestion that the 1-3 phases would be around March time.

Whilst there is a lot of work to do on the site before it is habital, I cannot see one of the early phases such as yours taking another year to finish.

Our solicitor says that when the house is ready we will receive 14 days notice to complete.

One of the problems of competing in October is that really you won't use much for 6 months if you are buying as a holiday home as we are, that takes us to 2009.

When we were out we did look at some re sales but unless you are prepared to invest more or comp. on location to the centre there isn't much out there.

Lets hope we are able to use our homes sooner than suggested.

Our solicitor said that the building work would probably be completed by the end of December and then the legal work would have to be prepared, completion probably March.

I hope someone has passed on the wrong information.

Hi All

I have just received an e mail from my solicitor in Spain regarding completion date of phase 5, end of 2008. This is now over two years past the original date of Oct 2006.

I shall today, be asking for advice on the way forward in seeking compensation. I estimate a figure of €12,000 and increasing, if the date goes beyond 2008.

We also looked at resales as we were totally dejected. This only made us more determined to hang on in as what was available in the same price range was awful. We have also only bought as a holiday home and have already booked flights for the six week summer holiday next year (work in a school).

Hi

Is there anyone out there who has a definate finishing date on there property. Pam and I have Plot No 53 phase 7 and were told when we were over there 5 weeks ago that it could be ready for May. As we have had up to 5 different completion dates and after reading  what Mike has to say I am rather alarmed to say the least. We know the houses are going to look great when complete but the question is always going to be the same when. We have sent a letter off to both our solicitor and Peinsa but not had a reply after a week.

You will note from the post we recently made we were told phase 1-3 March 08 and other phases will be released around the same time with no specific time table but within the next 12 months.

We are taking the attitude after waiting 2 years what is another year!!

We are more concerned at the backdrop between south and north facing properties, so look to have a good 10 foot drop.

You're right about the backdrop between north and south. We're north facing and seem to be 10' higher than south facing. I'll post the photo I took of our house phase 4.

Hi,

Is the backdrop due to the undulation of the ground or have all north facing properties (on all phases) been deliberately raised approx 10 foot higher than South facing houses.  Could it be that the backdrop of each phase / house  is different depending upon the lie of the land ?

thanks for the reply, I dont mind the wait if we got told some truth but my mother is 75 and I have told her until I am blue in the face we have bought a house in Spain (she still doe'nt believe us) and it will be built in time for her to enjoy it  maybe. As for the back drop between North and south we were told by the office it is intended to give everyone a sea view.

Have posted some pictures showing the ground level difference between north & south taken from centre road .Photo 5 is phase 2 & 3.The drop is bigger on phases nearer the site office, caused by the natural  slope of the land I would think.

Have uploaded pic of the difference behind us (Phase V south).
The difference is approaching a storey (without any back wall yet).
It varies with the slope of the site.

My goodness that is a drop!

The houses, although south facing will be very dark.  Whilst it cannot be helped due to the land being built on I think it is a cheek to pay extra for south facing when you have this at the back of your house!

Whilst trying to be positive, it will be private!
