Hi ALL,

I was out in sept and we saw that other than palm trees bieng planted on the golf course and some fairly minimal building supplies nothing much has changed although Trampolin Group are still insisting on Oct 07 handover.

Trampolin Group have posted the latest photos on their website and no significant progress has been made to date.

Hi All

 

We have just returned from visiting  trampolin hills 28/9/06 there is still not alot of progress up there and  have yet to visit when there are any workers on site.  We have spoken to our solicitor who informed us that completion is expected in 18months time.  Martha the trampolin hills rep said completion of phase 1 & 2 the 1st 9 holes is due in 2008 and completion of the whole project is 2010.  Apparently the access to the site is to be started now and properties will be started in about 2 months time lets hope this is so and we are  sure that the wait will be worth it.

Hi ALL,

I thought you might like to see some photos taken in Sept by myself  in Trampolin hills. WE were able to have a beer in the cafe bar so that is progress from our previous visit.

Hi Folks

Hate to acare monger but we have been experiencing major problems with the Developers Trampolin Hills we should have completed in October 2005 on the first phase but due to no legal documents our bank is not taking any risks releasing further funds for obnvious reasons they already have 60% of our money.  The famous President Antonio has now cut off the water supply and electricity albeit he gave us the keys to move in January we have now cancelled our trip which had been booked for Tuesday 1Oth October our Spanish Lawyer who is based in London calls them crooks and they are the worst Developers he has dealt with in Spain.

Our only advice to all of you is be very careful and get as many guarantees as possible.

it seems to be very quiet out there. is there no news? i coud not post my photos for some reason but you can see all there is at the  web site now. I AM STILL WAITING FOR MY BANK GAURANTEE TO BE SENT TO ME. Does anyone else have this problem?  I am due to make another payment but will not until this is sorted out.

we have just returned from Spain and for info building work is now not scheduled to start until January 2007. Selection of internal tiles has also been delayed to that date.

after recent discussion with my lawyer she revealed to me that the town hall will be granting licences in december 2006. Apparantely there was  adelay due to a change of administration.

We wait with baited breath!!1

          I just got back on Thursday last week, the only activity I could see was the new road into trampolin hills was being worked on You can now see where the access is and where it ends at the office.

We have just bought a granada on phase 2. Having looked at a few message boards, it seems that buyers on the previous site had quite a few problems with licenses, escrituras etc. Has anyone heard anything about this asit seems that site is now complete. This is  the first time we have bought abroad, and have got as many assurances from our solicitor as possible. Apparently, the licenses have been granted. Of cousre, I envisage a few problems along the way, but can someone put my mind at rest!!

We have bought a Zahara in the 2nd phase.We were part of a group of purchasers and received the advice of a good (we hope) lawyer.

He did warn us that as of July there were no building licences but the Town Hall had indicated to him that they would be granted.Water would also be an issue for  a large development in such a dry area but his view was they would not issue the building licences if they didn't have the water situation covered.

At the time we signed there was no development finance arranged and no building contractor signed up (not that surprising if Building Licences not issued).

We were advised that we had a commercial decision to make.A good price but not without risk Most off plans purchases involve some element of risk hence the reduced prices compared to later in the development.

I believe that Trampolin Hills will be built but I wouldn't (and nver did) put any faith in any of the timescales being quoted by the Company.

Do not part with your money until you see the building licences

To date this has not been passed

I check daily with th town hall

This builder has been saying this for 4 years

All the owner must meet up in the next 2 weeks that all the owner from groupo Trampolin

Hi Murciaman

 

have you bought on trampolin hills or on el trampolin? my lawyer( a London based company independent of agents) says she has also spoken with the town hall and they have told her last march that licences will not be issued until december 2006. If you check every day with the town hall what do they tell you? 

lots of negative stories are coming out of El trampolin like new houses bieng built where the shops are supposed to go and it turns out that they are shops as per the plan. Too many unfounded rumours and conjecture appear here and I must say it is very disconcerting.

If you are in a position to go to the town hall and find out what the status of the planning application is it would be very helpful.

I would suggest that Murciaman has an axe to grind with people within the Trampolin Group and he is venting his anger via these web pages. I have noted a similar notice posted in the El Trampolin site.

I for one don't understand or indeed welcome these one post scaremongers. What exactly is your contribution to this site. We are all well aware that planning is not yet in place for our development. Right now, we can't do a thing about this. We all must wait for confirmation that a building licence has or has not been granted.

If work commences without this permission, then and only then, can we make a decision on what we plan to do. If this scenario occurs, then I personally will have no option, but to demand a full refund, as the builders would be in breach of contract and any subsequent construction would be deemed illegal. This is not to say, that this, will be everybody's course of action! Some of us may well decide, to take the risk on-board and proceed under revised terms. 

This web page was put in place for prospective purchasers of Trampolin Hills Golf Resort to communicate with each other. To chat idly about the golf course lay out, exterior colours of our homes, tile selection, who lives where and maybe set up a club or two.

Please respect our feelings and don't treat us as idiots. Contrary to some beliefs, we are in fact very well informed with developments within Trampolin Hills. To conclude, please do not use this medium to address personal vendettas with Mr El Trampolin. I believe the courts, are set up for this purpose!

Hi all, A small group of us went out last weekend 25th nov, and were very impressed with the build so far. For those people who moan because there is no buildings  going up , it`s because the workers have moved roughly 1/2 millions tons of mountain to put an access road in for all the heavy machinery. (which is now in place)  ..

We also discussed the licenses that are IN place so far and the outstanding ONE that is due before christmas..  All the property comes with a bank guarentee so i carnt see a problem?

The actual build starts in feb as soon as the infrastructure is in place, but be assured alot of work has been done.

Lastly trampolin have said when the build starts there will be 400 workers on site..

I am happy with the progress.

I feel much better about all of the noises coming from spain now they are much more positive.

hi folks.great to hear some positive news. We got a company guarantee, not a bank guarantee, but got some additional clauses added in to our contract. Our solicitor seemed happy with this. Has anybody else done the same?

Hi patch

We had some extra clauses inserted into our contract when we purchased on El Trampolin. These related to the maximum time allowed for the build and the fact that if escrituras were not available by a certain date (i.e. if the site was not made legal) we could have all our money returned. The problem is that Trampolins comments to us when we mentioned clauses in the contract were " the company does not agree to honour the contract and feels that they can take actions outside of the terms of the contract" Basically, they are now in breach of the contract but my solicitor says we will have to take the company to court to retrieve our money. As you know, the cost and time implications of this do not bear thinking about. This is why we sit and wait.

I have never seen the wording of a 'company guarentee' but a bank guarantee is supposed to protect your money in case the company goes bust. Your money paid to the developer is 'guaranteed' to be returend to you by the bank in case this happens. How does this compare to your company guarantee? Is your money still protected? 

Although it is a legal requirment in Spain that every off plan property sold has to come with an independant  bank guarantee, the company refused to give them to buyers at El Trampolin. This is because the site did not have a building license when they started the work and they would not have been able to obtain them. From what you are saying, Trampolin Hills has the correct licenses, so the company should be able to give you bank guarantees. Do you think they might exchange your company guarantee for a bank guarentee for your next payments?

Other people have mentioned they have bank guarantees for this development.

Hello everyone,

I promised myself that I would make no further contribution to this site, because of the non informitive one post wonders, deploying scare tactics to upset us decent folf who have purchased on Trampolin Hills. I hope that this thread is left to run with only relevent information concerning Trampolin Hills and not diverted for Murciaman and his buddies to vent thier anger on the 'melon farmer' of Murcia. 

Thankfully some of the gloom has subsided with these more positive vibes from saw1. As stated previously, my Wife and I go out to Spain on Saturday next, for 4 weeks. Whilst there, we will ofcourse carry on the info gathering process. 

In answer to jogary's querry on 'company guarantees'. My understanding is, that this form of guarantee is risky.                                                                                       e your payments. However, as this is a limited company, it is limited in it's liability to pay in the event of the company going bust. Therefore, if there are no funds in the company,you don't get paid. Your debt
