Hi,

we are in the process of trying to source out the bathroom fittings for our apartment on phase 3.  we contacted Roda to ask for pictures and prices for a shower screen and cubicle fitting for the 2 bathrooms.  the picture we received back for the cubicle was only a one door type, when we were under the impression that the 2nd bathroom was a cubicle type, requiring 2 sides of glass.

the plans show just a one door required, but on other sites the pictures clearly show a 2 sided cubicle required.  when we visited the show villa last year, that was a 2 sided cubicle and was told our 2nd bathroom would be the same.

could someone please clarify the situation for us.

Remember each appartment could be slightly different depending on it's location- for instance outside appartments will have windows in the bathrooms. E-mail David Sanchez on dsanchez@rodagolf.com and ask him to send exact plan of your appartment

Hi

We have an end 2 bed Alhambra - just returned from 10 glorious days staying there -  we love it!

The shower just needs either a bifold door or a curtain - it is inset into an alcove.  I can send you pix if you would like or indeed any further information - my pleasure to assist!

I have a great air con contact as well.  Just pm if you want any information.

hi,

just received detailed plans of our phase 3 apartment  from Roda. it has cleared up our understanding of our  shower lay out in bathroom 2. unfortunately it has raised another concern for us. we are end of block 68 and according to our plans, our balcony is on the side of the apartment, not on the front ,as we have always believed. has anyboby  else come across this problem.? we have asked Roda for further details of the surrounding blocks, so we can try to establish what the view from the balcony will be like .we do not even know if we will have a view of the pool.

we too had a problem with the balcony of our penthouse in phase 2 - mainly , there was none!

the original drawings we signed for showed balcony in main bedroom but now roda have changed it without informing us.

pretty poor i think.

no we have no balcony and roda say they have the right to make any changes they wish ( see your contract)
we thought it would have been nice of them to let us know though as they had 18 months to tell us.
we have left it in the hands of our solicitors but we are not too hopefull.

if they make  changes that are not too major that  would appear to be ok, but to take away your balcony  altogether is terrible. you would have thought that they would have at least got in touch with you to discuss the proposed changes, after all they have had your money and know how to contact you

Do you mean you don't have a balcony off the lounge either?  We were expecting a balcony from the main bedroom and were disappointed to find that we didn't have one.  But we do have a balcony off the lounge but are disappointed with that as we have a solid wall and would have much preferred railings.

ours sounds the eaxct same as yours.
we do have a bacony off the lounge but it is a solid wall also.
we would be happy with railings there as a compromise.

Our apartment is a first floor on the end of Block 42,  we have not been out there since February as the paperwork was not ready for our July completion date.  I have looked at the photos of Phase 2 which have been posted on this forum and it looks like the balconies are solid rather than railings which is a disappointment.   If anyone who is there or going in the near future could check this and let us know, that would be much appreciated.

We told Roda that we weren't happy with the balcony and would be willing to pay to have railings put in.  They said they couldn't do anything it would be a matter for the Community when Phase 2 has been established.  Maybe if there were a few of us they would do something about it.

I don't see what this matter would have to do with the Community and presumably by the time Phase 2 is established we will all have completed - so it would be extremely difficult to negotiate any changes to existing buildings.

Sorry - although I sympathise about your balcony - surely the wall is part of the architecture design?   And also not sure how the Comunidad would have any influence about this?

Anything that alters the appearance of the buildings and overall look, is a concern to the community. Roda Golf is probably saying, if there was a vote and the change was given the go-ahead, they would not object. It would just be a case of whether it looked odd or not. You should have a look next time you are out to see if any of the balconies go out of sequence.

There are a lot more balconies with railings in Phase 1.  The majority in Phase 2 are solid walls and I think spoil the appearance of the apartments.  The allocation of balconies with railings is very random.  We would only want to add the same railings that have already been used and believe that these enhance the apartments.  Roda have told us that this would have to be with the consent of the Communidad when it is formed.

The original promotional plans for the Alhambra A quite clearly states:  SQ. MTS  Total: 72.67 m2, Terraces: 11.61 m2.  Note they use the word Terraces (plural), losing a whole terrace is hardly a minor alteration.
