Welcome to the Parr Family.

Congratulations on your purchase, we are the Coles Family and bought in March 2005, we recently returned from Murcia and were well pleased having see/touched the villas for the first time !

We do not intend to live there permanently just yet, but will feel the pain every time we have to return to the UK from trips or holidays !!

Hope you guys can get to Coventry for the first meet up, the timing is perfect to meet existing Buyers too date.

what is the other forum you keep talking about how do i find that? i am not computer literate at all!!!!

Hi everyone

Andy and Leigh here, 2 brothers from Cheshire.

We have bought a 3B Tuscany plot AF2 and are itching to get out there and have a look at the show homes. We have booked flights for November and will post some photographs on our return so everyone can view them same as we have done with yours.

We are both coming to the meet in September and are looking forward to meeting everyone.

Welcome to the forum, and congratulations on your purchase.  We are Val & Dave and we are purchasing a 3 bed Paula on  AB7.  We live in the last village in Merseyside, Rainhill, so we are only two minutes from Cheshire.  Which part of Cheshire are you from?  We will look forward to seeing you at Coventry, it should be a good get - together.  Have you found our "other forum" yet?

We are in Neston, not too far away. If by the other forum you mean the site plan then yes I have viewed it.

Andy B, I think there was a problem with the e-mail somehow, not sure what happened but I did try to reply to you. Leigh and I are coming down all day and evening but we are staying in Leigh's new camper van nearby, probably in the car park like a couple of gypsies, but he's keen to try out his new toy so I suppose we'll save a few quid each on the hotel.

If you could re-post the details that would be great, and we'll see you all there.

We are the Coles Family & bought in March 2006 for the enjoyment & future investment for our sons.

We have just returned from our second trip to Spain yesterday, first time we went to see the villas & Murcia, this time we went to Javea between Alicante & Valencia just to sample another area of mainland Spain...it was good but the weather was very mixed for August.

Hi Everyone

We're in Spain now and will be making regular trips to LTR, we would love to help you guys by asking any questions you have about what's going on in LTR.

Anything from the progress, planning, phase 2, to all your smaller bits like what colour your loo roll holder is going to be, we don't mind!!!

We will check this thread every other day (minimum) and take your questions to Piensa directly.

Please post asap to avoid missing out on getting your important questions answered.

We'll next be going up there on the 22nd Aug (Tuesday) so we will take up any questions posted by 10pm (English time) on Monday.

We can go up there again a number of times before we leave on the 28th so don't worry if you don't get in staright away.

We'll also update you with the answers to the questions.

Just to let you know the story so far, the roads will be finished in two months, at that point they just need the Council to inspect the infra-structure to grant the permission to start building (this is just a nod, not an application that takes weeks/months)

There are lorries literally racing each other out of the site (five at one time, all overtaking each other to get to the entrance first) and they are making excellent progress.

The new pitch and putt area looks great (on the model) together with the new design of the communial swimming pool area and community clubhouse.

There is some news on swimming pools also, please see the other thread on "whose having a swimming pool"

I'm seriously considering LTR and have been speaking to suncoast properties.

Has anyone dealt with these before and would you recommend them.

Are there any other recommended agents to use or can you contact peinsa direct?

The thing is my wife is a little concerned about the hard sale technique adopted by some agents - I don't want this and would like to deal with someone who will let you take yout time to arrive at a decision.

 

Any recommendations????

I used Direct2Spain and as they were pleasant to deal with, no pressure. Haven't heard much from them since making the purchase though, but overall ok.

I've just received an e-mail from a property broker. Do you think I need to be worried about this as I'm considering LTR

Sorry for my delay in coming back to you. We have been communicating with La

Tercia Real and are not happy working with them at this stage. They have

already postponed delivery dates several times and are vague at best. This

is not a position we wish to place our clients or ourselves in.

I have instead looked at other viable investment avenues for you in the same

area and will send some options to you this afternoon, along with info on

United Golf Resorts availability.

Sounds as thought your agent gets more commision from other people than Peinsa. I should beware.

Buying at LTR and finding them helpful.

My agent is still selling there with confidence.

Hi All,

 

This is my first post on the forum. I have bought a townhouse at LTR which my young child, wife and myself intend to use as a holiday home as well as for rental income and was wondering if anyone knows if things are progressing with the site. I am due out there mid October and I'm a little bit concerned that a reliible source tells me not a single brick, other than the show houses has been laid.

My initial completion date was July/Aug 2007, then put back to end of 2007, then to May 2008. Does anyone have any idea of a realistic date??

Look forward to meeting everyone(if we eever get to that stage!!!)

Hi Ian, Kel & Callum,

You are right that not a single brick has been laid apart from the show houses.  Peinsa had the approval for the overall plan of the development (plan parcial) in March 2007.  They have since then been working on the infrastructure.  Murcia council now insist on 80% of the infrastructure being in place before they start to build.  We have been informed by the site office that they are waiting for this last bit of paperwork to give them permission to start building.   I don't think Peinsa know exactly when they will get this, we have had varying reports back from purchasers who have been over there saying anything from September to December.  Peinsa are still saying completion will be May 08.  if they don't get the permission to start building until December, it will give them 4 months to build these villas/ townhouses/apartments.  You can draw your own conclusions on that.  We are also over there in October, so hopefully we can get some definite answers then.  Everyone we have spoken to in Spain says Peinsa are an excellent builder, and we do think the development will be fantastic, when it eventually is built.

Hi all buyers of LTR,

We bought a 3 bedroom california villa in July through 'Spainsh homes for you'. We have two young children and plan to use it for holidays and to rent to family and friends.

We have been advised that our villa will be completed sept 2008.

After reading the forum we also want to buy a swimming pool and would be interested in clubbing together to get the best deal.

Also would be really interested in speaking to people who are moving their permantely.

Plan to go out their in new year so will be posting info on then.
