Hi all - recently returned from a Las Dunas - the weather was glorious but the site was very disappointing! When we turned onto the site we were staggered that the whole road from the main road to the mini-golf had been completely excavated to relay the main sewers (it was a bomb site!)

We had hoped that the gardens and pools on the 'finished' part of the site would compensate - but no luck! Gesisur Adminstration obviously have never visited our site. Conidering this is a new development the pools were a disgrace with 10cm high weed in lawns and borders, no water connected to the pool showers and consequently a slime on the top of the water and a greasy high water mark on the tiles. The tiles are coming away from the pool and in the children areas they are able to be picked off by the children. Rust marks are appearing through the tiles at the bottom of the pool and heaven only knows what this indicates! Weeds are growing from the showere trays and if left unattended will start to cause permanent damage.

Gessiur have told us they are aware of all of these problems - for example the absence of water from the showers is due to water cuts in Los Collados! He must think we are idiots because in Nov. Feb. and May when there was perfect water pressure to the apartments there was no water to the showers by the pool. Have any of you ever witnessed water coming from the pool showers and do you think we are been taken for mugs?

Hi Andy & Sue

Is it possible for you to upload your photos onto the "Shared Photos" section of Message Board so that all owners can see the problems.

Perhaps then we can all make a concerted effort to "persuade" Gesisur to do something about it pronto.

Have you reported these problems to the Mar y Casas office and did you get  any response.

Finally what was the state of the new build up on the mountain side any chance it is nearing completion?

What are people's views regarding trying to create an email group to decide how best to influence Gesisur and represent our views as a group?

Dear Mr & Mrs Barclay

In connection with your queries about the pool and garden maintenance please
note:

POOL 

Winter: 1 weekly cleaning

Summer (June-September): 3 cleanings per week



GARDENS:   The gardening team is formed by 2 people therefore the hours
below has to be multiply by two.


Tuesdays from 7h. to 10,30 h. ( 3,5 h.)

Thursdays: 2 h. supervision, watering and sweeping

Every two weeks the lawn is mown. 6-7h. More often if necessary.


In connection with the AGM, the details will be sent within the next 2 days.
We are just awaiting confirmation of the venue. In principle Phase II and
Garage I are scheduled for Monday 9th July. You will receive confirmation
together with all the information shortly.

I think a new e mail group would be an excellent idea. We need to use numbers of owners to back our complaints.

Gesisur are not doing what we pay for and need to be taken to task. I wonder if it is possible if enough of us votted against them we could replace them as the administrators.

I also think we need more notice of the AGM meetings, as most of us do not live in Spain!

Further to my last post.

I asked Simone at Oasis Properties, who are the administrator for Los Collados for advice. In my opinion they would be much better at the job than Gesisur.

Her reply was.

This is a very sensitive point as usually the Administrator that is awarded the job by the promotor remains the same for ever. Mar & Casas have awarded the Administration job to Gesisur, however if the Community of Owners decide not to vote this company in at the general meeting they can do this with a majority vote and vote for another company if they wish. We are trying to work with Gesisur for the good of Los Colladoas as a whole and dont want to be seen to be trying to oust them, maybe they just need a little time to get organised? The President of the community along with the owners can bring up their concerns at the meeting and this is probably the best way to get things done, the problem being that a lot of owners dont care so it is the few that have to try to change things!

I agree that Oasis would do an excellent job. They have always been efficient and trustworthy in everything they have done for us. They live onsite and would therefore have a vested interest in ensuring the community was run properly.

How do we go about this? This website is clearly aimed at the owners from the UK. We need everyone to get involved.

Any ideas?

Hi Pete

We need to get everyone and the President to vote out the current Administrator. I do not know how we could find out who all the owners are. I do not know if Oasis Properties would be able to give us a list of who rents through them, for a start. I know this is putting them in a difficult situation.

Could any member who reads this let me know your feeling. We could arrange for someone to vote on your behalf at the AGM if you are unable to be there.

Dear Owners  

We have just come across with this forum and just would like to stress our availability to discuss any problems with the community or our administration.

The main problems that most owners seem to have at the moment are due to the building works carried out by the promoter and although we are constantly requesting Mar y Casas to minimise the disturbances caused by their building works it is not possible to sort out this problem completely until they finish those works.

In connection with the change of the administration every owner is entitled to present an alternative company for that position at the next AGM and any proposal will be discussed and voted.

We have tried this last year to give all the information to all owners and would appreciate that when you have some complaints they were address to us to try to sort them out. The role of each owner is very important in the running of every community.

We had made a great effort to make things work properly during this first year of administration. We have had many obstacles to overcome due to the provisional electricity, frequent water and power cuts, lack of certain installations that shoudl have been provided by the promoter, etc. Also the information received by the promoter about the owners was rather scarce and we have had to investigate through estate agents to get in touch with some owners.

 
We are certainly disappointed that some owners feel that our work has not been up to their required standards, but look forward to carry on improving our work if the owners decide to continue our appointment as administrators.

As always we remain at your disposal to comment on any aspect of the community.

Thanks to Gesisur  for your reply.

Please can you tell us where and when the AGM will be.  Those of us who can, can then attend.

As for the problem finding out who the owners are we had equally the same problem finding out who the administrator was.

You need tobe firmer with Mar y Casa. We should have had information about you when we went to the Notary.

Individual communications of the meetings are being sent to all owners. If any owner has not given us his/her contact details please let us have them so we can send the relevant documentation.

The AGM´s will be as follows:

DUNAS DE COPE PHASE I: THURSDAY 5 JULY 2007, 18:30 H

DUNAS DE COPE PHASE II: MONDAY 9 JULY 2007, 17:00 H

DUNAS DE COPE PHASE III: FRIDAY 6 JULY 2007, 18:30 H

DUNAS DE COPE PHASE IV: TUESDAY 10 JULY 2007, 17:00 H

DUNAS DE COPE PHASE V: THURSDAY 12 JULY 2007, 18:30 H

GARAGE I: MONDAY 9 JULY 2007, 18:30 H

GARAGE II: TUESDAY 10 JULY 2007, 18:30 H

The meetings will take place at  "Casa de la Cultura Francisco Rabal", C/ Sánchez Fortún s/n, 30880 Aguilas, Murcia.

The meeting of the general community will be in August although the date has not been fixed yet.

In connection with your comments about finding out who the administrator was please note that information packs with all the community and our details were prepared in Spanish and English and given to Mar y Casas. Most owners did receive them at the time of signing the title deeds.

Notices were placed in the complex with all our contact details and for the owners that we could not contact any other way we pushed under the door all the community documentation.

We have been extremely firm with Mar y Casas, for the remaining problems additional measures will have to be approved at the AGM´s. For full details about our work in this respect please see the management report sent together with the citation for the community meeting.

As always we remain at your service for any addition information required.
