We have always said that whoever the administrators are they will have a difficult job until the site is 'finished' because they will always be working against the mess caused by the builders and of course there are pro's and cons of changing the administrator:-

Pros ----------  (for changing)

In many areas Gesisur are not performing properly. The cleaners seem to have changed, but they do not do a through job. The site is covered with dog mess. The underground car park is full of litter and still leaks through the roof. The grass around the pool, no change. The golf course, no change. etc etc:-

Many of these areas, Gesisur should have under control and they clearly have not.

Cons ----------  (for not changing)

A little competition is a healthy thing and currently Palm/Oasis Properties seem to be the only alternative. Whilst I like and admire Clint and Simone for thier success, you only have to look at the grounds around thier office to see how much they really 'care' for the development and as the overall site improves thier grounds become a bigger and bigger visual blight.

Gesisur were intending to have a presence on the site when the commercial centre is finished and if this is still the case I think it may improve upon the current situation.

The Oasis controlled areas do not currently seem to be very much better maintained that the Gesisur areas so what would we gain?

Several important issues such as the structural problem in the basement of block 2 are under active discussion and if we change,
would Oasis be qualified to handle this or would it be back  to square one?

In summary ------ We think that Gesisur should be told that they are underperforming in most areas and they definitely need a permanent presence on the site, (lets face it, under the current climate they could have a temporary office in an apartment for about nothing per month!)

If we wait until the commercial centre is finished and all the properties are sold, whole thing may become much more viable/attractive and other administrators may become available. So at that time we may be able to choose between Gesisur, Oasis and others based upon the evidence of the sites they manage.

I hope our views are helpful, regards, Andy  Barclay

Hi Mike and June,

In reply to your questions, if your guests just want to escape from the winter, its well worth them coming out. If however they are fussy, they will still find litter mostly everywhere due to the lack of dustbins and the presence of Spanish builders. The road has had a first coat of tarmac which has reduced the dust, but this seems to have given the cleaners the impression that they no longer have to turn up.(no sign of cleaners in the 2 weeks we were there). Dog mess the same. One pool empty ,one pool repaired (although not excavated as promised.) Aparthotel 2, lots of remedial work going on. The grounds surrounding the yellow Oasis Property office are a mess. Golf course absolutely no change (wrong grass was used apparently!!!) The entrance to the site is a mess now because they have started to build the Commercial Center on the right and are just completing  the apartments on the left.

Having said all this I still feel sure that Mar y Casas will put things right because they need to sell the apartments on the hill opposite

We had a great holiday there for 2 weeeks in Feb. for the Carnival, and I am sure that things will continue to improve.

Hope to see you there soon.

Hi ph,

Is 0.2% (in our case 0.2% x 120,000 Euro = 250 Euro) the annual tax - or are we reading the messages wrong?

Good News!!

I have been informed by Gesisur today that Mar y Casas have started to re-lay the road - this is a tempoary measure as they have not finished yet with 'the infrastructures installation'.

We personally will find this a huge benefit during our vacation there this month and consider this to be a step in the right direction.

Also, for those who are not aware. The AGM will start at 18:00 at the Cultural Centre "Francisco Rabal" C/>Sanchez Fortun s/n.

See you there!

Hi Rich,

I feel that an AGM is an open forum for owners to discuss aspects of the community regardless of who is responsible for what.

I am not trying to rent out our property, We have bought it for our personal enjoyment, which is currently being marred by the issues I posted previously and I will not be able to fully enjoy my visits whilst the golf and tennis are a mess and the road is a bombsite etc etc. I have specifically notified Gesisur of things that are clearly their responsibility, (like rust seepnig back into the pool and the tiles coming off,) I think that the other issues need wider discussion and representation with the responsible body.

I would have thought that if you were renting your property out it would have been in your interest to try and gain closure on some of these issues (who ever is responsible) as this will have a direct impact on your marketability and tenant satisfaction.

I agree its not ideal to post on this forum ,(we had previously proposed the creation of an email circulation list so that owners could discuss problems out of the public eye) we were simply answering a point raised on this thread and were not trying to create a negative impression of the site, merely a truthful one!

We will be at Las Dunas from 7th August, should anyone wish us to represent their views at the AGM in order to make this development the wonderful resort  that it will eventually be..........with all our input.

Kind regards Andy
