Hey you two

My wife and I have just returned from Murcia after agreeing to buy on Trampolin Royal Dream at Albudeite. We were also joined on our second inspection trip by a lovely couple who are planning to purchase the plot next to ours. We have exchanged numbers and plan to keep in touch throughout this project. They are in Spain for the next 2 weeks, so I will let them know about this website on their return. This is our first purchase in Spain and we can not believe the way that the spanish do business. I am amazed that when you transfer funds via telephone banking from the UK to Spain that you do not receive any documentation to confirm that this transaction has taken place. We plan to pay the next part of the deposit in 14 days on which they state they will send us the signed contract. They have in the mean time provided us with a blank draught contract itemising the main points. It is my understanding that in the contract it states at point 7 that there is a and I quote "bond financial insurance with Swiss Financial corporation Limited. This states that the developer assumes the commitment to refund the amount in advance whether the purchaser requires it, in case of non initiation of works and non complete of them also." I apologise for the poor english but it is a spanish translated document.

Can either of you guys confirm if we should receive some kind of certificate in addition to the contract to confirm that there is a bankers guarantee and if so at what stage?

My wife and I purchased  a Macarena at Royal Dreams and an apartment up at Trampolin Hills early March 2007. We sent our cheques off for the reservation fee  from England and in return we received Contracts back in Spanish with English translation. We signed and posted two sets of Contracts for each property. One was our copy. (the deposit went via HIFX)  This took about 3 weeks before the copies were returned signed and stamped with receipts for the reservation and deposit fees. I'm not sure if there are any separate bank guarentees to come.   I think not, but I really don't know.

We own a property at Gran Alicant, Santa Pola. That to was bought off plan 4 years ago.  We had no bank guarentees or estate agent to guide us through the do's and don'ts and what happens next etc. It was a nerve racking experience as we seemed to transfer money over and and not even get an acknowledgement of the money arriving never mind a receipt. However we did have an independant solicitor. We heard tales of woh and scare mongering, people would say that we had made a terrible mistake buying with those builders (Masa) etc.    However, we remained positive and were  very excited watching our property get built.   We got our NIE number which nobody told us we needed and the sale went through more or less on time and we have had no real problems and continue to enjoy it tremendously.   You will always get 'pool side gossip' and wind up merchants we have seen it on many occasions, listen, but make your own judgement based on the facts.

We are back over on 4th July for two weeks and will let you all know how things are progressing.

Hello All

Glad to hear there are others out there the same as us - we were beginning to think we were the only ones!!

With regard to the bank guarantee, there should be specific documents relating to this sent to you (assuming of course you have paid the required 3000 euros for this which we have).  We have e-mailed the site office to ask how long this will take to come through - our solicitor advised that it should come through within 15 working days after Grupo Trampolin receive the contract deposit.  Our bank guarantee should arrive any day now (hopefully!).

It would be really nice to keep in touch as this is our first experience of buying abroad and can seem really scary at times.  As you have bought property in Spain before, it would be good to learn from your experiences and get to know our future neighbours (but maybe as you have purchased several properties, you may not actually be our neighbours at Royal Dream??) - guess I'm hoping for English company to make us feel more at home!!

I've been informed that we will receive a separate bond covering our funds, they are taking some time to come through as they are issued from Madrid.

Hi everyone,

We too have bought on Royal Dreams.  Our plot is 292.  This is the second time we have bought in Spain.  We have a property in Gran Alacant (just as you have Worcester).  It's good to have a forum available,  to get to know our potential neighbours.  It's good not to get too concerned about negative reports on these forums, as from experience things seem to sort themselves out .  However it's a useful way to share news about progress.  The area around Mula seems to be very interesting and in July  (6th-19th) when we are over in Gran Alacant again, we hope to explore the area around Mula some more.  Has anyone got any useful information about the area around Royal Dreams?  We're looking forward to the development being started and to being able to keep in contact with others who have bought there, and looking forward also to reading news on the forum.

We have just put our deposit on plot 308.

Looking forward to going back to Murcia in September to see what changes have taken place.

We are a bit concerned about some comments made on another forum site about our development but at the moment, all appears OK to us so time will tell.

Hi Darren and Chris,Its good to see more people on our forum. Plot 308 looks in a great position, well done. I didn't know they had been released for sale in that area yet. Do you know how many Macarenas have been sold so far, the last we heard was nearly half had gone.You said about another forum, which forum was it ?  It would be interesting to look at other forums which have Royal Dreams on.  We will be going over to Spain Friday 6th July and will be going up to the site to have a look around.  We're looking forward to getting to know the area a little more.

Hi guys,

It's great to be able to talk to future neighbours and also to share any experiences about the Royal Dream development.

Lesley  and Danny - yes, we were lucky to get plot 308. Officially, it had not been released, although it was within the 3rd phase area. It was down to my wife Chris, and her bargaining skills that got the architect to agree that we could reserve it.

For those of you who have not seen the site recently - we went to the site on Saturday 23/06 and the area is being cleared by bulldozers. Over half of the site is clear and it was quite good to see roughly where our plot will be.

Before we found this site we had been asking questions and posting on viva-murcia.com. You will see some of the comments on their forum about concerns over Trampolin Hills and Royal Dream.

Update - just received solicitor report.

Solicitor has advised - do not invest in these sites!!

The basis being that the land is classed as rural. The company has asked the Town Hall for permission to build and to change the classification of this land which they have agreed in principle for the new urban masterplan. However, there is no guarantee that the Comunidad Autonoma will approve the change and even if they did, it could be well after the completion of the site which will leave owners in limbo until that time.

Any views please as we have read that other lawyers have adviced that this is quite normal and the bank guarantees are our safeguard.

Worried now guys. What do you think?

Further update.

Solicitor has now said that the new contracts are OK and safeguard the buyers better than before.

Great news and our contract is now being drawn up for signing. Back on track - hurray!
