Sorry for the delay. Pictures taken 29/3/07. There are some 30 odd photos. hope they are of interest to you.

Whilst i was snagging my appartment, after testing the shower water supply was working i noiced in the communial corridor below mine was flooded, dripping via the lights. Jale had installed the shower tray but not bothered with the connection underneath. Worth checking. The extractor hood was not fixed either and all the grouting in the bathrooms was of 2 colours. Grey and White. The other various items , broken blinds etc should be esy to fix, even though most of them where on my 1st snagging list some 2.5 years ago. So double check 

As you can see from the phots there are some large gaps/cracks. These are around Appt. 44 middle block, golf facing side. There are also large gaps/ cracks and upheaved paths above the club house.

I was dissapointed with the outside areas and landscapping. Jale are not finishing those areas to their original  design and video on their website which is a shame. They are cutting corners but thats not new with them, but are due to tidy and landscape the top area to match the area allready planted.

I do think they should rectify these cracks sooner though. They are large for settlement cracks!!!!

My solicitor informed me that Jale have to landscape these areas aswell as along the fence near the golf fairway. When is a different matter.

The 2 days i was there i visited the site a dozen times and at no time where any builders there. ( quite a bit left to do on the clubhouse) only cleaners

I also had chance to visit all the other local developments and did feel that this development was far better in layout, views and prices. the newwer developments though have not suffered from settlement as far as i could see and lanscapping was far , far better, but they are a lot more on top of each other. Once these bits are done on our develoment i  think  it will be far superior. When and if is another thing. I would recommend holding back some money to try to push Jale to do this in thier interest.

I would like to know who appoints the management company Ammex as my searches on this company lead me to believe they are as good as Jale !!!!.

No management fees are payable unless you have signed your licence of occupation, which in order to obtain, these outstanding items should be completed, but who knows with this lot. It would be silly of the community to start paying untill Jale complete. Then we need to to decide on sun loungers etc. Any ideas?

Dont let Jale bully you into signing/completing untill these problems are sorted. they are  over 3 years late dont forget.

Blanco, Whilst I agree that Ammex are very unimpressive, don't confuse what you get for your fees with the work Jale has to do.  There is absolutely no connection.

Those of us that took our apartments some time ago still want to use the place and get some of the benefit if having a management company in place (security, maintenance, cleaners etc.).  Trying to do anything that witholds services from others would not be very productive would it?

As far as Ammex are concerened,  we need to ensure that they are delivering value for money by providing the services that we have agreed to and are paying for. 

There has been a hefty hike in the fees this year, at a glance through the budget it all seems reasonable but we do need to keep the pressure on Ammex to deliver now........and that includes their pathetic office management!

In reply : I do not wish to withhold monies back from Ammex only Jale. I assure you i do know the difference between the two, its the industry i work in.

 To me the management company was appointed by Jale who have the majority of the properties left onsite along with their representive being on the board (No. 1) so i just feel its not really in our interests as a community of owners. Ammex are really the puppet with Jale holding the strings. Probably that is why there has been a big hike in yearly charges.

Why, when up and running can we not shop around to see if there is a more proffesional, cost effective management firm out there. Spains inflation is low, so i would like to see Ammex's justification for there rise.

I agree we must apply pressure to them but as i have said many  times on this site i think it would be better as a group rather than a few individuals who Jale  are quick to give false promises to .They make me mad, it seems to be 1 rule for them and 1 for us and not on a level playing field.

Lets hope we have some luck soon
