I had call from my agend Foxtons on Friday apologising for crap comms ie that will be none then!

They informed that developres in liguidation, quel surprise i said,,,,,,,,,,,,,he went on to say that they met with the group representing the 2 shareholders left holding the land, Millenium, they beleive that they will get Llaneras share once been through process and they have every intention of continuing with plans! He said that they were pursuig the last licence to build and once they had would contact me again - they are looking to start building in Apr08.

Millenium confirmed that our reservation fees are held separately and if i wanted a refund i could have one! Im actually going to sit it out until the point of exchange and then take a view, as we all know if they pull it off it is a great location! With property prices likely to fall world wide over next 2 years i am in no rush to buy anything else!

Good news, the same news comming from my agent and I'm still hopefull, the one big hold up on the planning I believe is the same as the objections to the 1st planing request, that was given, it all runs round the use of the existing land farm water well. and the difference between the builders yearly water calculations and the protesters calcs.

The local council leaders in favour of development and not just ours.

Good to see so many taking the longer term view. The fact is we have a foothold on what is potentially a very special development. Undoubtedly there will be some changes when a new constructor is found but as I understand it the main shareholders are people of substance who are not going to let this investment opportunity slip away; after all they have the outline approval. Does anyone know if that outline approval s time limited i.e if work doesn't start by a certain date it lapses?

I wouldnt be overly concerned about that what you really have to worry about is the enviromental study which is no longer valid and a new one has been ordered because of the anti development feeling in the area and because it is a place of natural beauty a subsequent study has to be carried out, just as a matter of interest has anyone actually seen the outline planning approval? Good luck to all the long term investors one other thing you might like to consider this Development was sold mainly due to its sports related lifestyle now that Llanera have gone and with it its sponsorships what affect will this now have on the development?

Danny I'm sorry you lost your dream job, but let us die hards go down with the boat, if that be the way, the money will be returned after the possible failure of the planning application but the company has till 2009 to get that planning permission, on the contracts.

 

Now many of us have buoght new cars and lost more than £2k when putting number plates on it, I believe this is a good investment, if you don't well don't buy into it and don't worry about me ok.

Foxtons are now being helpful in assisting those that want their deposits returned.This makes a welcome change from their previous stance.I am however still unaware of anyone  who has made a request actually getting their cash back,including me.

Just so everyone who reads this knows it was far from the dream job, but the people you meet along the way not just my colleagues but people who purchased through us,its wonderful you can be so cavalier about your three thousand euros unfortunately not everyone feels the same it least I wouldnt knowledge is a good thing and when its impartial you have nothing to loose by at least listening. If you want to hold onto your money fine but dont encourage others to do the same unless your prepared to pay them out of your own pocket if things go wrong. We are all adults let people make up their own minds as for spending 3,000 euro on a number plate what a good idea maybe we should suggest that as an investment instead of Caravaca. Grow up !

Hi Danny, I guess it's because when those 1.300 or so people paid their 3,000 euros they bought into a property on  which rested their dreams,hopes and aspirations for a different lifestyle or retirment ,and they don't want to believe otherwise.Under these circumstances they will cling to the faintest of hopes that this project will succeed,often ignoring the obvious. One only has to look at the internet sites on this developement that have gone blank to realise the obvious. My dreams of having a property here have gone up in smoke but then I'm a realist and am aware of this.

All,

Just a quick note for those of us whose glass is half-full and are still in it for the long term.

Yesterday I spoke to Robin Ford of Global Spaces and he confirmed that they'd had a number of meetings with Caravaca Nature Golf SL in London and they'd confirmed to him that they were still proceeding and were currently in talks with 5 or 6 developers/builders to take over Llanera's role.

Things are proceeding but until the insolvency of Llanera has been concluded then Caravaca Nature Golf SL can't appoint another developer/builder. Robin believes that this will be finished shortly and, because the final planning permission isn't expected until 1st Quarter next year, he also believes that this will nto introduce any further delays (but this is Spain, afterall...)

Robin also explained that any of his clients who'd requested their holding fee back had received the money back from Caravaca Nature Golf SL - he commented that only 7 or 8 out of 80 or so customers had done this. Robin's take on why Caravaca Nature Golf SL had been so forthcoming with returning the deposits, was so that they could sell them again, at a higher price, when the development recommences!!

When I hear anymore I'll post again.

Yes, I must admit to having an half empty glass with this developement.I am in awe of the influence your agents have on you and how you hang onto their every word.They must be very persuasive or otherwise you must be very receptive to their sales pitch.

This rubbish that the developer is only to keen on returning deposits because they can sell them on at a higher price is absurd.Prices are declining and agents can't shift existing property on their books.I f any of you are determined on sticking with this developement hold on till prices drop and then buy ,you'll get a bargain then.That is if this developement ever gets off the ground.

As for myself ,I am still awaiting a refund of my deposit. All the information of those that have had refunds is not confirmed, merely agents say so.

To us sceptics can I suggest you be more open minded and less insulting.

Mate if you signed a contract for your deposit it says they have untill jan 2009 to get the planning permit, and that is what it may take, but that is what it said when we gave the money over and I have herd nothing that has changed that and the money is not with the builder if the planning permit is not gained we get the deposit back, no change from when I signed up.

and when every else signed up

now you want out we can not help you only your agent can do that, the contract doesn'y say if there is a problem of any sort we will give ll the money back.

You take the chance for the best gain, and like anything in life that you want a good return on, there is risks, the site I look at in caravaca and other news sites, all tell me that llanera is gone and the Planning permit is still in with the local goverment, the ownwers of the land are still moving ahead, the water usage and amount is the sticking point at present indipendant survey has been asked for, the "pit" were the water will come from has not had the classification changed yet from farming to urbanisation, iy's applied for but the group against it's use have lodged for this indipendant survey.

just 2 of the sites I look at as well as news paper sites, look for your self don't just wait for agents to let ou know whats happening, would you do that with your Bank.

But it's all still a risk, you look at some of the news sites about other builders in the murcia area.

don't bog us down with your problems with your agent, get out and look for the information.

I looked at other off plans, all over costa blanca and calida, I ant a long term payment plan as I will be working for another 5 to 6 years, I don't need a place now, I don't need to buy resale, I want the small outlay till completion 2012 getting in would be ok, for me.

I look out for what I want, and by the looks of it there are still others like me,

Again I say leave us to exchange info and keep our glasses half full.

My continued support for this development is not based on agent advice/opinion. No one can second guess the state of the Spanish property market in 2009 but I am prepared to wait and see what happens. I am certainly not tempted by other sites on offer even if prices are falling and there are "bargains "to be had. I recognise and acknowlede the risk. That's my choice based on reasoned judgement.

Hi There

I am Robin from Global Spaces and we are in the process of releasing  a recent communication from the developers to the Global Spaces pipeline, the communication updates investors on progress with regards to planning and build timescales. Unfortunatly we are still waiting on confirmation as to who will take over from Llanera, however I am led to believe that this will take place once the recievers have dealt with Llanera's debtors.

As far as the investment is concerned, after carrying out much research into the local market prices at Nature are extremely competative compared to other similar developments with equal facilities. Therefore I would recommend holding out to see what happens as no more funds will be requested until full planning permissions are in place, there is always a degree of risk attached to buying off plan however in my view the potential rewards far outway the risks.

As far as one of the comments on the page with regards to refunds, we have had about half a dozen buyers cancel and nearly all have recieved there deposits already however it is taking up to 4 weeks to process. I have personally met with Emilio Teresa and he is happy to refund deposits as he is confident that he can re-allocate the apartments and villas further down the line at substantialy increased prices.

Welcome Robin to our forum, we are greatful of current updates, I'm waiting for the report you are talking about from my agent at this moment.

We need good news on the water and environmental impact to the ajoining forest and it birds, I believe are the major issues, before we even start with the construction issues.

The last count we herd was the 1st phase was 3000 dwellings of diferent types and that around 1500 had deposits on them, I havenoticed a lot more agencies offering the resort now so thats a good indication, do you know roughly what has been reserved in numbers, the closer the 3000 the more determined the owners are to get things moving in my book!

I'm not over til late March, was hoping to see some digging going on but thats not the case now.

Hi Everyone

In case you have not yet received uptodate information from you agent, you may be interested to know that the developers issued their latest report on 18 Feb advising that they  received approval t on 11 February to commence building work on the sportsand related facilitiesw. They have also had a visit from the designers of the golf course working on details of the layout etc setting out details of hole 1; and they have appointed a Spaniard with relevant development experiance to their own management team.
