Hi

Has anyone seen or had fitted a rain barrier on their front door to prevent flooding? They are advertised on Condado Services website and are made for CDA by Kevin's fly screens.

If you have then whats your thoughts in that do you think it's worth doing etc and do you think it would work?

Hi there

To be honest I don't think it is but being a new owner myself (since Dec 2012) I can only base this on my discussions with others on site. There was a significant amount of rain when I was there in September, a huge storm one evening. I was out at the time but when I got back to my flat (top floor Jardines type) the rain was basically up at the door and not draining off the terrace quickly enough as the rain was pouring down that quickly. When I opened the door the entrance to the lounge was wet but to be honest the rain was that heavy and there was so much water on the terrace that I don't know if I let the water in when I opened the door or it was just starting to flood. Others have told me that you get this type of storm 3-4 times per year with no flooding in apartments and my keyholder checked her apartments and advised that none of her customers had flooded.

The trouble with the front terrace in the apartment is (I noticed with mine anyway so assume they are the same) is that the drain hole is tiny and does not appear big enough to let water ease out quickly. The holes also pile up with dirt quickly which happened with my neighbour as I had to unblock this or I'm sure he would have flooded if I had not been there to do this.

So in light of the above I was looking at taking precautions really as worried about the future.

I don't know if anyone else reading this is able to advise if the apartments are prone to flooding.

The aparrtment we bought had been empty for a few years and there is no evidence of flooding in all that time. The floors were filthy but you would expect that after so long being empty.

I think we shall see how it goes and not worry about it for now.

After heavy rains a few years ago we did a few things.

Being 1st floor Jardines we make sure drain hole is clear even though there is a small tile lip which will hold back any small build up.

The front door does have a rubber seal that is adjustable so may be too high, open door, put sheet of newspaper underneath and adjust height using screw in hinged corner till you can't pull easily pull out paper.

What of a draft excluder?

There will always be a gap of some sort but not had any issues since.
