Hello, I believe the AGM is on Thursday 31st March. Could anybody tell me where the Club House is?

The AGM is usually held in a meeting room in Hotel Duquesa Golf  . The entrance is to the right of the hotel  up the steps.

The Hotel is in Duquesa, the 145 exit comming from Estepona, on the N340. You can´t miss it. It is a hotel and a golf course.

Just wondering what the outcome of the AGM was ? can anyone tell me if the external painting will be done & anything else that is of interest ?

Sorry for delay, I attended the annual one day event know as the AGM

In brief, we are having an EGM arounf Sept time as the accounts and budget were not approved.That will give time for the managemnet team to examine  the accounts and to ensure we are getting value for money. A request for greater transparency of what makes up the accounts was made.

A motion to replace ryf as president by Fransisco Gomez , a member of the managemnt team, was defeated when ryf and the bank with largest holding combined to vote against. One of the tasks being undertaken before EGM is ascertaining whether ryf are upto date with community fees and so can vote. Fransisco remains vice president.

Antonio Pozo, a resident, was appointed lawyer for the community and management company.

A motion to replace AEA as management company was tabled, but it was decided to leave that vote until EGM.

A positive note was the agreement of the president to sanction the independant report on the buildings and paintwork. Fransisco is organising this piece of work.

DEbtors remain a  concern. Seems a great many have their apartments let and their tenants have the benefits they are not entitled to. 

many points were made to AEA about various items that need attending to , eg pool area repairs. Hopefully AEA will be more vigilant about attending to repairs as their future is in question in DV.

Daniele Caballero volunteered to join the management team.

I suggest for a full report please contact Melisa at AEA who will send you the minutes.

It would be good to know exactly when in September ?   I always visit late Sept but if its ealier i can move the date.

All to often the dates become known after flights have been booked.

Could at least the exact week of the meeting be decided now so that people at least get to choose.

The EGM sounds particularly exciting.

I wonder how AEA manage to spend so much of the budget without actually doing essential repairs.  It makes me worry about erroneous billing and sloppy cross charing if some suppliers work on multiple estates there must be plenty of scope for that.

Hi All,

The committee will be meeting over the next week, the date still unconfirmed for this meeting.  We will probably have a firm date set for the EGM at this committee meeting and I will let you know as soon as it is decided.

As JC1 mentioned we are planning on reviewing the accounts and I have volunteered to look over the expenditure and produce a report for the owners to show where the funds are going and to give a more detailed overview of what each large expenditure is broken down into.

At the moment I have not had sight of the accounting records AEA have been keeping but I hope this will be attended to in the coming committee meeting.

The AGM opened my eyes to how much resistance the Exec committee is facing from RyF and to some extent AEA.  After meeting with some of the other committee members the other week I realised how much time and effort they are putting in to try and get some of the problems with this community sorted and unfortunately they are facing resistance at every turn.  Hopefully the motion passed at the AGM to ratify the exec committee decisions will help over the coming months to reduce costs in the community and also replace any contractors who are not delivering the services that we are overpaying for in the first place.

AEA are our service company. We pay them.   If we are facing " resistance at every turn" then they have the wrong attitude and I would vote to change.   It also worries me that they have something to hide.

With very low occupancy that we have in DV it should be possible to operate with much lower costs. 

I seen swimming pools that have never been opened that have daily water changes pumped through them.  They management have no incentive to save costs. 

There are possible reasons why they have incentive to increase costs. 

If you are a management company using any suppliers who give corporate "discounts" the incentive is to buy buy buy rather than save save save.  So here's the question, do AEA get any mega, shall we call them "annual rebates" given through agregate consumption across all there sites.  And if so,  are such "rebates" re-allocated back to each community?  I come across such rebates in other industries / countries. 

Maybe we can incentivise AEA to be more thrifty?
