Dear Tony

Thanks for that, but at the end of the article it says they are negotiating to get bank guarantees, it does'nt say they have secured bank guarantees, also another worrying thing in the article is that they are changing the scale of it with only phase one and nine hole golf course.

They are now not expropriating the additional land to save costs, and phase 2 and 3 are depending on the credit crunch and econimcal situation, those who aggree to the settlement but want their money back i thought depended on more sales at santa ana, but in reality phase 2 and 3 may never happen, so we all end up on a small development with only a 9 hole golf course, this is not what any of us signed up to.

We signed up to 36 hole golf corse, hotel, equestrian centre, etc. etc, have you considered what happens if all they build is phase one and nine hole golf course, me personnaly i can't see that being an attractive selling point to other purchasers, HDT cannot guarantee what will and will not be built there.

Just my opinion, but there is no guarantee either way you decide yes or no, but for me no brings about closure on the whole thing, i don't want to have this dragging on for another five years.

Hi Glendale,

I have had some purchasers say that they would prefer SADM to be small and more exclusive . I suggest attending a meeting and putting your questinos to HdT about SADM etc directly.

 I understand you wanting closure but does that mean not trying to save your money?

Dear Tony

If that's the case for some then i,am happy for them, i hope they have thought that with a smaller development they may have to pay higher community charges for the up keep of the golf course etc, because with fewer home owners and possibly fewer people wanting to play on a 9 hole golf course the revenue from these would be affected,  but my main problem is they cannot guarantee that they will ever achieve more than phase one, which must surely create a cash flow problem later on with all its implications, to be a golf development i think you need at least 18 holes a club house etc to make it an attractive investment or holiday home destination after all this is what attracted me to this in the first place, if all we end up with is the rump of the development, i don't think it is worth it, the time frame and prognosis is not acceptable and comes with too many unknowns, this is my reasoning for saying no to this as i don't want to sign up to another five years plus of what or may not happen i have had enough now, even if it means i loose my money, i have allowed for that eventuality.

What amazes me is that HDT get a 3 week extension and within this time they can organise another 3 UK meetings, not even thinking of the cost as it seems to me they are desparate to push this through ?

Emailing us all stating they do not have enough votes and some solicitors are misrepresenting clients (perhaps the solicitors are not saying the right things for the ears of HDT).

Take a step back and ask yourself some very basic questions -

1, Why do HDT want the proposal to go through ?

2, What benefits does a solicitor gain but misleading clients, if that is what they are doing ?

3, What are the true value of the assets ?

4, What evidence do I have to believe HDT ?

We do not have a BG, cannot afford to lose money but do not trust HDT and it is only HDT which can restore the trust

I thought that I would reply to rjmderry  as it would appear that clarification is being sought:

Actually they were told of the extension on Monday 3 May ,which gave them time to arrange for meetings almost 3 weeks later in the UK. As for costs, I truly think that is a silly remark. It is only appropriate that purchasers are given the opportunity to ask questions and get answers about the agreement.

Take a step back and ask yourself some very basic questions -

1, Why do HDT want the proposal to go through ?

Would not this be a good question to ask them at a meeting?

2, What benefits does a solicitor gain but misleading clients, if that is what they are doing ?

I am sorry but some purchasers have allready spent money trying to improve their creditor status & that did not happen. I would suggest that you take note of the comments from solicitors that have been posted on this very site, who warn of the risks of hdT being liquidated. It is our money,solicitors do not act for free and only we purchasers have our money at risk, not them.

3, What are the true value of the assets ?

The assets are only worth what a buyer is prepared to pay & in the current economic climate, that is very low & we have heard that there are offers of only € 10 million, which would not cover the money owed to the ordinary creditors.

4, What evidence do I have to believe HDT ?

I suggest that you go to a meeting & engage with them. How on earth  do you expect to get any evidence if all you do is run around in circles saying the same things? Brake the cycle & go and find out for yourself.

We do not have a BG, cannot afford to lose money but do not trust HDT and it is only HDT which can restore the trust

I am sorry but HdT are trying very hard to restore the trust but you need to be open to listening and asking questions. There is no need for you to throw your money away. Go to a meeting and ask them your questions, purchasers have done this at other meetings and then after roasting HdT, accepted the agreement to save their money.

Please do not in anger act in a way that could throw yours and every one elses money away.

People tell Lies to other people to get what they want.  That is a fact of life.

What good will it do to "engage" with HDT at a meetiing and ask questions. They will say whatever they want to say, does not mean it is the truth. I am sorry to say but the fact that the court is watching over them for five years does not fill me with much confidence.

People have to earn trust. HDT have done nothing in the past few years to have earned my trust. They have not ever been in touch with us except this last week to beg for our vote. They have not replied to my emails.  They have not told me where my money is.

We were originally going to vote yes before we spoke to our lawyer, who said the proposal was unfair and unrealistic and we should vote no. So far my lawyer has not lied to me or decieved me in any way, so I trust her.

People can only take so much then they say enough is enough. You CAN'T rob someone blind then say, please trust us everythings going to be alright.

Almudena can talk and act as sincere as she wants, even shed a few tears maybe for special effect, but I would not give her my vote, I would give her an oscar  for best actress.

spot on craftyange, my sentiments exactly, i have stated in the past it is all about trust and without that you have nothing. Also as posted by others if the project goes ahead it will be vastly downsised and that is not what we originally signed up for, if the project is vastly downsized the purchase price should reflect this.
