Hi

Of course owners without the legal status of this development and many others on the Costas may feel these are very testing times for us all. After all we are in fact in illegal properties with a fast decling market.

The whole World seems tied up in termoil with reports of crashes in most markets and investments.

Cases are being won against our developer and as thats the law ,we have to take a view that this has to be a positive move in the right direction for the longer term confidence in the Spanish legal system. Hopefully they will get payment in full including legal fees.

Our A.G.M is in June and a better overview of the situation should become apparent.

In the mean time amongst all of the gloom and doom at least our development is not being allowed to deteriorate like many that can be seen on the cost

Hopefully we can take longer view and hopefully the legal status will be confirmed soon

Its a great area so lets hope for the best and I post some extracts from our excellent website to try to keep the thread up to date.

Never know the U.K ones that have investments in the Euro property just may one day feel that it wasnt a bad move after all when it comes to sell and convert back to Sterling.

At the moment those that have completed are seemingly very happy with the decision and slowly more are completing.

Still along way to go however with this like many other developments caught in the net when the s---t hit the fan.

We were out in Santa Maria in February and had a great time. Fantastic weather. We completed nearly three years ago and have no regrets ( plenty of concerns but no regrets!)

We have also met and spent time with our neighbours whilst at Santa Maria Greenhills who have also been very helpful in terms of finding tradesman and other info.
It would seem that the issues surrounding the development are being addressed albeit gradually, which we feel is all one can expect under the circumstances.

Driving to Santa Maria Greenhills, I noticed that the road from the center had been resurfaced, the bridge by the golf course had been repainted, the gardeners were working along the side of the road trimming the plants and sweeping the paths, also the lamp posts were being repainted on the road down to the development.

There are many many more and the most important issue is that we do have an excellent commitee with a very strict code within the development to help protect our long term enjoyment and hopefully be of great value in the end when it comes around again

I've got photos like that..so what does that prove? Oh yes, they built it!    Photos confirm NOTHING except it's existance! The development ,as you posted, is illegal....and pretty much empty! 

Not great views for many of the apartments either...unless you like looking at peoples back door.

As I have said the development like many others is illegal.

This is of great concern to the thousands involved on the Costas.however on Green Hills we feel that the matter while frustrating as it is will get the legal approval alongside many many other developments.

We are indeed left in limbo as have those that have not completed.Most Wont/Cant due to the credit crunch and many because they were in it purely for profit as most were.

There is no doupt that this is a very negative situation and wish to have it noted that as far as the negative press involving Green Hills is put into perspective by the residence and cant find one that has regreted completing.

I have posted the photos of the complete development as thankfully they show that no one looks at any back doors as far as I am aware however perhaps yours or someone elses may and I stand corrected.

I have been carrying out some research and typically it may be hearsay is that the roads leading to Green Hills are being improved as posted by one of the residence to accommodate  futher buildings in the valley.(Not now of course but part of an deal.

It would make sence as the infrastucture put in place now only supports half of Green Hills and Santa Maria Village.Perhaps they may knock down both developments and allow the approval agreed many years ago.

It must be one one the most valuable areas of land on the Costa del Sol and we know the Spanish will see the profit in it.

If we all could just have a date that the Spanish Government would keep to where they say properties will be legalised instead of these dates that keep changing.

Difficult times no doupt and its like they have us all at ransom and are playing with us all like toys.

Have a feeling they wont change on there own and they will have to be made to act.

Rant over as this is supposed to be a Better News Thread.

just read your comments simon and i think you sum up everyone's frustration  on your development and others,at not knowing when they will give us our license's or not. there are clearly people who wish for the worst to help there legal cases but i believe the new mayor is working to a common sense conclusion to this nightmare.  The junta created this nightmare by allowing all the building for years, knowing the gill plan was not approved, happily taking tax and other contibutions, what were their inspectors doing for all those years!!!

Good luck and hang on in there Marbella is a great place.

Thank you James.   Think we all need a base to move on from.

The legality would be a damn good start..If they dont want to make them legal then knock them down and give the money paid back. LETS HAVE THE ANSWER ONE WAY OR ANOTHER. Masses of court cases, the new gravy train for the legal profession and the government would stop over night.

Untill then the residents of variuos developments must surely be allowed to make the most to show a clear overkill as far as the media is concerned that makes it look as though everyone is either stupid or have been conned.

Yes Marbella will be the place to be again there is no doupt about that.Why ? Because it has to be and the Spainsh know that.

So looking forward to going out in June so at least we are having some enjoyment out of this mess .We havent lost our deposits or cant now complete so lets see what tomorrow holds .

Back to the postives. Interest rates should nose dive soon which will help many and if we can hang on in there and the Euro/Stirling stays then WHEN/IF the market returns we will get something back for this troubled period.

Hi James

Great any news as long as its not from papers trying to sell news papers with the doom and gloom reports.

Spain doesnt appear to know whats its doing at the moment so what chance the media.

We just need to find the facts good and of course the bad and deal with it.

 BETTER NEWS THREAD?. Would really have a great posting if we could post the day the legals will arrive so sort that out while you there and I will be a happy Bunny.

Very envious. Have a great time and enjoy what you have or having to pay for.

Keep happy.  We could have had our money in the banking sector or equities (You didnt did you ?)

We could have good ole Gordon robbing our pensions.

For me. If it goes really wrong then suppose I would have to sell up in the U.K and go live in that terrible place being the pictures I have posted in Marbella and rent the other or visa versa.

Better news ?

We would be naive to understand that rental revenues have fallen over the past years however in the RIGHT AREAS maybe they are starting to change?

I received this contact from my rental agents being one of the largest in Marbella this morning.

Hi  xxxx

The reason I'm chasing you is that at the moment we no longer have any 2 bed properties available for long term rentals in Elviria the sooner we have yours back the sooner we can let it.

Your development is now maturing well and with more having now completed its not the ghost town it was.etc etc

They are starting to see a upturn in demand so lets hope that this demand may start to bring rental returns back.

 A return on investment. ?

Now if  this is the case and they pay a fair percentage of either the mortgage or if the mortgage is paid then amounts received in Euros then perhaps not as bad as some portyay in the media.

  Either way those that completed several years back MAY start to be a little more happy with their decision to complete

Ineresest rates set to tumble then easing of lending could only help further.

With the legals on there way then again has to be positive ( When would help though)

If they have paid for the property then then the falls in property can be offset by around 30% fall in the conversion from Euros to sterling. They may have lost nothing even if they have to sell.

Marbella will be the safest place to buy and sell sooner than almost other area in Spain so value here may start to rise first

If some could tell me when that would be great however.

Of course this in no way clouds the severity of property falls and the financial markets but as I have always said those that have completed have lost nothing yet ,only on paper.

None or limited losses at the moment and everything to fight for.

Similar to those that fight and have won cases in the courts lets hope they get their payments,legal fees and interest back so in the end no one looses to much ( Well in the better areas anyway)and may be a few brain cells with all the worry.
