Hi All

Just returned from 2 weeks at Roda due to completion of our purchase. Property had some minor issues but all resolved as builders still on Phase as finishing villas. If anyone else is due to complete shortly I would try to be there as worth a few noises from builders if issues sorted quicker.
The site looks better each time we come over and feel we have one of the best developments on Costa Calida.. The club house is great but maybe a problem when summer arrives with 4 Phases looking to use facilities. Looking positively in these uncertain times, things can only get better and 2 years from now we will have the best site in Spain.

cant agree more, i for was very sceptical, but am sitting in our new 3b apartment and we are delighted with what we have.
yes its all WIP, lots of things i could moan about ( and have done), but we really love the place and the local town is real little gem.

maybe in years to come all that we wish will come true, the area will develop be packed with people, eggs and chips and only fools and horses everywhere and our will apartment double in value - well in money terms!

perhap sometimes less is more.....

Hi All,

I couldn't agree more....have just returned from a week in Roda...our first stay in our phase 3b apartment....and it was worth the wait! Despite the delays completing, and the various snagging issues etc., we feel that RODA is a top class resort and we look forward to many years of enjoyable visits...and hopefully some rental income too! Roda is a top class resort and the local area is charming......not to mention that we were sunbathing on the beach 2 days ago, compared to the cold, wet, wintery conditions back home today! The contrast in weather conditions couldn't be more stark...can't wait for our next visit. It's a tonic!

We dined in the bar area of the Clubhouse twice - with 3 kids and a granny in tow - both meals and service were excellent.  Great value to be had also in the restaurants in Los Alcazares.

Despite the current economic climate...we are delighted with our purchase.

morning all,

we've just come back from a great week, we're on 3a block 78.  Finally on Monday they took the fencing down so you are now able to walk to the clubhouse along the cart path from the Phase3a/3b area.

I should add though, I would only take this walk once the golf has finished as I would be extemely dangerous with golf balls flying arouns.

Hi Stuart. Can I ask how long the walk took to the clubhouse from 3b ? Also if we walked it at night (when the golfers have all finished ), is there lighting ?.  Many thanks.  Cathy.

Hi,

it took between 5 and 10 minutes.  As for the lighting the floodlights from the driving range were perfect at lighting the way.

im not sure this is an 'official' access, we are using it, but im not sure we are suppose to be.
But yes, with a brisk walk you can get to the clubhouse in 10 mins or so

Hi Guys

To all new Phase 3 B owners
What roughly was the time it took for your mortgage application to be processed from start to finish in the current climate

Wangy (nice logo by the way),

I have just completed on a 2 bed penthouse with my dad.
It took start to finish 3 months and that was with the developers mortgage.
They seemed to not want as much information as the independant banks, maybe because they already had a lot of site information? They worked hand in hand with Roda and it saved us a bit of messing around in the end.

Regards,,

Evertom.

Yep, no surprise!
We also had an independant look at it, but a week before we were due to complete they were asking about documents we had sent 3 months earlier?
So we had to make the call and went with the developers mortgage.

We used a broker and the process was completed fairly quickly......I'd say within a few weeks really!  We explored the developers mortgage personally and also had a couple of other options via the broker - 1 with UK lender, 1 with Spanish lender.   The one we went for suited our needs best so we felt it was worth the additional up front cost to move from the developers bank.  Happy to pm the agents details if you want.

I have been inundated with requests for our mortgage broker details and I hope those of you who I have passed these on to will benefit from the simple process that we did.   Rather than doing any more PMs I'd recommend that anyone interested in pursuing a Spanish mortgage contacts Alistair at Allscot Finance - alistair@allscotfinance.co.uk   He'll be able to point you in the right direction!
