Phase two new buyers???

Is this the area that Taray are building. Not sure what the brown triangle is in the top left hand corner ?.

Yes as I understand from the sales office this is the area that is being build - but only the properties to the left of the top pool

I have a plan which I was given by Taray in Nov 07 when we bought our quad but the pool and the houses at the bottom of the plan that rounders  as posted are not on mine.

You have the site plan of  Manzana 8 only. Taray are only building phase one. The pool at the bottom is on Manzana 9.1 so Niki tells us. I am unsure how many phases are on Manzana 9

cheers rounders, I have just looked at Tarays website and there are some new plans on there.

Also they are still advertising all the sports facilities.

Hi All

If you look back at the photos that I posted for 29th November you can see that they have started to build a block behind the townhouses in front of the bottom pool, presume these are quads but don't know what the manzana number is. I think that everything on Rounders' plan is what is being built as phase 1 of phase 2, except for bottom pool.

Yes the block that you refer to is the bungalow and apartments on manzana 9.1 which is the bottom triange as per the picture plan posted by rounders but I have been told that the bottom pool will be built also.

Just driven past phase 2 and I noticed they have started rendering the townhouses, orange and yellow! Looks a bit darn snazzy and adds some nice colour, i like it! For the quad buyers no update other then the builders were having a coffee break on the end quad balcony..... cricket fan is that yr quad?

All progressing well and it looks like they have started on the roads as well!

Noticed the walls along the front of the quads facing phase 1 are now built,looks like very rapid progress coming on over there.

Next to the end Tina. Should of got your whip out to g them up.

Hope they didn't have too long of a break as it is very cold here.

On behalf of everyone purchasing on phase 2, we would be really grateful if anyone could take a few new photos of the site. Cant wait to see the yellow and orange townhouses !! We thought they were going to be cream !!

Our townhouse is supposed to be ready in July ( manzana 8 ). Has anybody had an update on this ?

Hi Carol & all phase two buyers.

Regarding completion dates, has anyone else been given a date ? I am unsure what is meant by completion. Is this the date that the building work to all the houses will be ready, or will all the site be complete including pool,gardens, walk ways, parking area. gated access, plus all the licenses in place. Not sure at what point the buyers of phase two will be prepared to complete. I personally l would want everthing in place including habitation certificate. I will be going to see at what stage the site is next month ( March ).? is the site office open every day

We too would not complete until all the facilities are in place.The central walkway and gardens, however, is the area to be handed back to the council, as was the pool area on phase 1. Our concerns are, that if taray are now only building half of phase 2 and returning after 12 months to complete the rest, what will happen to this central area and the rest of the land, and will the half that they are building, still be completely gated all the way around the properties and pool ??

We also wonder when the LFO would be granted? would we have to wait until they return and finish all the building on the site, or would it be granted when the site is only half finished?   I suppose the exchange rate might have improved by then !! ha ha !!

Are all the properties  on phase one of phase 2 sold ?

I dont know the answer to that one. Taray cannot force anyone to complete until all the licenses are in place. Helder told us last August when we visited the site, that the LFO would be granted 7 months after the build, but as you know, manzana 5 & 6 on phase 1 have only just been issued with theirs, and they have been ready for well over a year.Some of the earlier manzanas had to wait much longer.

He also told us that the whole of phase 2 would take about 5 years to complete ( including social housing ).

Who knows what will happen?

The last information I was given was that over 90% of phase2 was sold. I dont have info about different manzanas.

Regarding social housing  - Taray have told my solicitor that this information is not reliable. I dont know who to believe. Would you buy a luxurious villa next to council flats? Taray would not be able to sell any more properties on this land. Expect this question to be hushed up or denied until the foundations are started. A good solicitor would pick up on this from land searches  but how many will tell their clients and do them selves out of business.

ps. no slant on the character of council / social / subsidised / low-income Spaniards intended.

Taray have said the pool and green areas will be completed at the same time as the properties. Taray did install gates on internal  parts of phase1 as they went along, perhaps they will do the same on phase2. That will keep all the hot, sweaty, dirty people from phase1 out of our lovely cooooool pool.  (only kidding, no death threats please.)

It was Helder, the taray on-site rep who gave us all the info about the social housing. He told us by law, they have to provide the facility on all sites. It will be a 2 storey apartment block, totally separate with its own private pool, in the bottom corner of phase 2. He said it would be the last building to be completed, probably in 3-5 years.

If 90% of phase 2 is sold, a lot of people are going to have a long wait if they are buying on phase 2 of phase 2 !

we are in manzana 8 and Taray told our solictors 3 weeks ago that completion will be Sept 09.  I've asked the solicitor to get this in writing.  Ideally I would like a revised contract but Parador said that this is unlikely.
