In England (sorry again!) I take a video of house and garden when tenant moves in, and one on leaving - saves a heck of a lot of problems as far as wear and tear/damage disputes are concerned.  Tenant also has a copy. Don't know if this is done in Spain.  

If there are any Spanish agents out there listening ...... maybe this could be an idea.

We sometimes take pictures of each room and they become part of the signed contract. Its all about effort!
 
Sometimes though the people you think are going to be model citizens turn out to be the renters from hell!

Headghogg - : It takes me about quarter of an hour for a three bedroomed place - and it's worth every minute!  No arguments on the W&T or damage front!!  Had a property conversion business, and had some property left at the end to rent out.  I must be doing something right - currently have great tenants - although have had the odd one who has tried to pull the wool over my eyes!    Must have made it too comfortable for current ones, though, since they don't want to move out!!

I think that's a good idea about "name and shame" agents and tenants.  Just one thought, would you give them a chance to respond to criticism before "naming and shaming" them?  I think that it would keep both sides on their toes!!

Absolutely. I will be asking a lawyer about the possibility of using this to help others on both sides, need to get this right from the start!
 
The right to reply will be limited though as I do not want hundreds of responses going back and forth achieving nothing.
 
Maybe I can set up a panel of respected and independent people who can arbitrate. Small one off fee with a legally binding adjudication should this be required.
 
Add a database of properties where people can offer their properties for rent and where people who want properties can lodge their requests.

Yes, the word "libel" did come to mind!!

And, of course, the task of making sure that everyone is who they say they are!  I have known "competitors" drop in a few bad (or good whichever way you look at it) words every now and then!
