Can anyone help we are waiting for this last document to reach our lawyer before she will complete. I am told by Masa it is not needed . Does anyone know do we need it should we just complete without what actually is it.

You need it. An not just that, you also need the First Occupation License which is granted after that.

HI thanks for answering our lawyer said they have the habitation licence but the acta de acrediaci an de finde obra has been signed at the notary back in june but the developer or the notary havnt as yet faxed her a copy i think if she could get this we can complete i cant undersatand why it is so difficult.

 this document is it to do with the 10 year build garantee

Fin de Obra means literally end of works and it is the sign off that work has been completed on the development and is compliant with all the Licences and procedures. Without it there should technically not be an LFO.

hi, we have heard today that the lawyer is now in receipt of the end of building deed from the notary. She sill dosnt have information from the registry confirming that the deed has been presented to be registered, but thinks we should now be able to complete does that sound right

There is no such thing as " end of works deeds". The " End of Works" certificate is issued by the Architect or Engineer who directs the works to certify :

* He has directed the works according to the Project,  technical documentation and good building´s rules and that has had control on the quantity and quality of the building activity.

*  He also cerities the work has been carried out according to the Project licensed by the Work License and it is fitable for use according to the instructions fore use and maintenance. All as per stated in the in force Technical Code of Building.

This Proffessional often issues too the " end of Urbanization works certificate"

This certificate with the approval of the Architects´ or Engineer s´Association.

These documents are required for the obtaining of the First Occupation License.

Check that information as these certificates do not get registered in the Land Registry, they are just presented for approval and stamping in the Engineers/ Architect Proffessional Association.

thank you very much for all of  your advice. when completing on a new property what documents are actually needed . it is all very confusing

There is a great deal of documentation but the final piece of paper should not be issued without all the others being produced and the is the LFO as this is supposed to confirm that all Licences have been obtained and procedures have been correctly followed and confirms the property is now ready for first habitation.
