This is the first time using this site only heard about it on Monday when I spoke to Martin and Kath (Hi if your reading this).  We gained access to our apartment in Phase 1 on Monday 19th March, 2007 - we bought off-plan in 2004. To date the appliances in our apartment have not been installed and the floor was dirty.  I mentioned the floors to to Perla and said that I would not be happey if the floors were not cleaned and she said they had already been cleaned twice - not sure what to make of that response.  Come on guys they are marble floors (my husand keeps telling me this every time I mention the tiles).  Perla asked us to sign to say that this was the apartment that we bought off plan and included in this document they (developer) agreed to honour any work that needed to be carried out.  An evaluation can also now be done on the property for those of us who need a mortgage.   The turf was being watered in front of bloque 10 and the next bloque up there were two people spraying the bottom of the apartments with a power cleaning spray.  Perla felt that the completion and access date should be around 6 weeks from now.  Hope this is of interest.

Hi Kathy and Jim,
Glad you got to see inside, we tried when we were over last month but failed miserably. We're also in Bloque 10 on the basement/garden level, nice to hear from new neighbours!

Hi there Kathy & Jim,

Did Perla give any idea of when the kitchen appliances will be installed?   Also, apart from the missing appliances and the dirty floor were you reasonably happy with the state of the apartment otherwise?

With regard to the cleaning of the marble floors and the apartment generally we were quoted €295 for a "builders clean" before furniture is moved in and I think this might be a good option to consider if the developer is not going to do the job properly!  However marble floor polishing is a service that is also available but seems quite expensive at around €425.  I think this involves polishing the floors with an industrial polishing machine and while I expect the result would be very good, I cannot see why it is so expensive.

If anyone has any experience of these services, or advice to offer, please feel free to comment!

Can anyone tell me why it is our responsibility to have the floors brought up to the standard we were shown in the brochure?  After all who has dirtied/dulled the sheen on the marble?  We have only been in the apartment once so I take it the problem was created by the people carrying out the work in the apartment i.e. builders and therefore feel we should not have to pay for this.  I think it is an unreasonable thing for us to do.  I feel that the developer should carry out this job - if this is not the normal practise with new properties in Spain, then this could be a goodwill gesture on the part of the developer to compensate owners for the delay in us gaining access to our homes. Does anyone have any views on this?

From my experience it seems to be standard practise & accepted practise in Spain that when a property is handed over it comes with a 'builders clean' which unfortunately means we will have to do a 'proper' clean, that is just the way it is. If anyone knows differently please let us know. With regards to marble polishing I dont know if you need any special skills but I am sure if you want to have go then you could hire the polisher and buy some cleaning materials and do it yourself and save a bundle in the process. Perhaps they charge alot as it may be time consuming?

I agree with you RG. As all goes well it will be clean of paint and cement stains, but you'll still want to clean it properly.
Marble floors are a lot of work to polish. You can do it yourself but it's quite a hassle to get the machine and stuff. I would say the developer is responsible for a first time polish, but alas how to enforce our rights? If they don't do it, I'm not prepared to wait for months.
Regarding the costs estimates: as some of you know we will offer property management services and we will include these initial cleanings. We are negotiating with a well respected Spanish cleaning company. No exact prices yet, but definitely a low lower than the quotes gericom99received. I'l let you know in a few days.
