Hi

I bought at Don Juan in July 2005 in block 2 - a 1 bedroom apartment with garage. At that point in time, I was told that the large "valley" next to the development (on the right as you drive up the hill or drive-way) was going to be developed into a green garden space. On a recent visit (last weekend) I see that there is a 7 story building going up. This impacts my sea view, which in all honesty was not that grea to begin with, but I believe this new building will possibly block the view completely.

Does anyone else know about this or are you aware of this?

I took some photos and will upload them as soon as I can find the cable to connect the camera to the pc.....

Hi

We bought in Phase 2 block 2 in Nov 05 . We stood on the site with Lena (the sales promotor then), and a man from the estate agency who introduced us to the site and  we all discussed Phase 3 and we were shown where it would be, which was further north in the valley and assured it would not block the view from block 2. In fact we were told the view we would have would be onto a parkland. We also were shocked when we went in Nov 06. It is still something we are not happy with but we are not sure at this stage what we can do about it.

One thing i have come to learn is you cannot and must not believe anything the agents or developers tell you. The only way to get guaranteed views is to only buy in a location where everything is built around you and where you know nothing else can be built to obstruct your views, this is the only surefire way of knowing the views you are buying are the views that will remain. Unless it is stated in the private contract that there will be a parkland next to you etc there is very little you can do.

Its amazing the different stories we all get told. Back in September of 03, we were told the valley was going to be developed into a 9 hole golf course. Working on building sites myself, I knew to take this sales pitch with a pinch of salt, which is why we bought in the highest block possible, which is Block 1 in Phase 1. At the time I requested a copy of the measured contours of the land and the locations of each block. Having now seen the blocks up, the building lines are not built as first thought. Now there's a surprise, hey!! From what I have heard, our developer bought this land from the person who has built the new villas up above the new access roads being built, on the condition that they got the planning for the extra phases. If this is true or not, who knows.
