Hello all,

This is a quick mail to OWNERS at this site, sorry if thats offensive to non owners :)    but having read thru some of the postings

on other OVP development forums I can see that there are some right weirdo's out there!!

So I am only really after input from other purchasers at Visat de la Rocas. As I am pencilled in to complete my mortgage on my property on this site

next week. And was wondering if anyone else had completed ,or was due to shortly...AGAIN... if you dont have a property on this

site please do me a favour and resist the temptation to post as I am only after feedback from owners.

I am posting this here as I am afraid to say that like many others I am less than convinced with just about anything OceanView says to me anymore

so I would hopefully love to get some positive feedback from other owners, but do fear I may be geting crappy feedback.

The info I have is the property was it was mortgage valued at €400k and I have an 80% interest only spanish mortgage on it.

I would love to know of any factual details on this development, and the developer, but please keep it factual else the whole thread may just get pulled

as with others from this site which doesnt help anyone

then maybe between the lot of us we can get a more accurate picture of what the deal is with this development, as searching around on the web you always

get left with a real feeling of dread!

Have you completed on Rocas yet and are you aware of any one else that has or is iminent?

I have a freind who went out to Spain last week and is hoping to get up to the site to have a look to see what is still outstanding and will post again when I hear from her to what she found.

Not yet, has been extended by another week while solicitor checks the new mortgage offer, and I asked to confirm that he was happy to complete and if his firm had acted for anyone else that had completed and he said yes he was both happy to complete and that his firm had completed on four properties on the site already , so it does appear that some are getting completed now, were it not for some paperwork I think i would be there by now as well. I just wondered if anyone had any feedback on the site yet, good or bad, before I finally sign off on the money.

I have had a pm, possibly from your friend, so I look forward to getting any new info from them, also feel free to PM me for more contact details, as your nickname suggests we may not be a million miles apart and hopefully between us all we can build up a better picture of the overall situation at Rocas

Could I ask if you are using a solicitor  in Spain recommended by the company you are purchasing from ?

OK,

I have now completed in my property, many thanks for those other buyers who have contacted me, it turns out some have completed and others are joining into groups that are planning not to complete. My tuppence worth is that while I am not totally happy with Oceanview nor the developer I am of the opinion that completing on the purchase is the lesser of two evils. As I believe any legal resolution through the Spanish courts will take at least 18 months, and thats assuming the outcome will be succesfull, whereas I believe it would be quicker to complete on the property, sort the site out, rent the property for a year to let the site really develop and settle into the pleasant corner of Spain we all had hoped for and then look to sell it in 12-18 months time if you still wanted to leave the site for good. 

But I do realise this second option has much higher cashflow ramifications as naturally the process will need completion, completion costs, furntiure costs, air con, house garden costs, snagging, cash to cover the first few months of mortgage with no rentals, as well as any ongoing cash needed to pay mortgages that the rentals dont cover, as well as any other bumph that turns up (christ why am I doing this again!) no just kidding, I do now believe that all this sort of bumph is part and parcel of buying in Spain, albeit this isnt the kind of dream deal I was orginally led to believe was part of the 'Vista de la Roca' experience!!

So yeah thats my story, I wish everyone luck, both the completers and non completers, as I would imagine that OVP and the developer will start to use the fact of some of us have completed and that some are not completing as a new excuse (err...excuse me....mistype) I mean REASON for fresh delays and inaction. I for one just want to say nice and early that I hope they dont manage to drive a wedge between us.
