just returned from spain,this is the latest.

Had meeting at Aifos head office, they are currently talking to Town Hall with a view of  doing the project in two phases to enable them to hand over completed blocks,this was confirmed by Casa Blanca my agent ,they are expecting agreement shortly and Aifos has promised to ring me within 7 days to let me know,don't hold your breath,the contact there is Maria,so if you wan't  to talk direct do so .the more the merrier!!! Visit to site confirms nothing done since dec small number subbies ie tilers working on site,all cranes still there so that is good sign.My Laywer also vist the Architect at Town Hall and he confirms same .Adive given to me was to wait 3 months it should have been resolved by then and Aifos will complete ASAP as they need the tied up cash.Aifos cant take the development any further than you have seen on my DecC issue this is because Town Hall has to approve drainage runs etc,makes sense.

Trust this uodate helps,lets stop being negative,and do something to help by ringing Aifos or E-mailing them.

do you know which blocks are phase 1 we have just been told the end of next year it should be finished but we have heard that before

The first phase is Brida,AScot,Alzan,Derby these are the blocks which are basically finished also included in the first phase are Estribo and Espuela these blocks have only foundations dug out and have come to a halt because the ground slopes down to the second phase(Pinto,tordo,Herradura) which have to be built to enable the foundations for Estriboand Espuela blocks to be stable.(The mind boggles)!!!! Hence the reason the first phase cannot be completed,Aifos are now in discussions with the town hall to try and release the completed blockks to clients and the carry on and finish the two outstanding first phase blocks with the second phase which makes sense.

I will be ringing Maria at Aifos 00 34 952 129 200 early this week to see what the outcome of the meeting which was supposed to have taken place 10 days ago,she has confirmed that the meeting took placed but had not been informed of the outcome .I would suggest the more phone calls she gets will ensure she finds out sooner than later.

Hi everyone DOOM here again!!!

Please its down to you who to listen too, either the Mijas Town hall planning department, or an established estate agent in Spain and Aifos, that well established property developer in Spain!!!

So heres my side of the story, first my E mail to the planning department, than the reply!!! believe who you want!!!

I havnt spoken to Aifos, I just used the information from newtonchickens thread-

I have been speaking to Aifos about the development Aifos hipodromo, they said there was a meeting with the Town Hall on 14th of March regarding releasing finished blocks on the development. I do not believe what they say and wondered if there really was a meeting? if there was do you know the outcome of the meeting? Also has the second phase building licence been granted yet?

This morning I checked with the councillors to be completely sure... there has been NO meeting whatsoever with Aifos, neither with the Technical
Department or Planning Department or the Mijas council. The situation is still unchanged - meaning that Aifos has not applied for anything, neither
for the first occupation licence neither for an ampliation of the existing licence 769/03.
 
I am not sure whether I already mailed you a summary of said licence - that´s why I am mentioning again for your information:
 
Now, regarding the Aifos hipodrome project maybe following data may help you...
 
18/04/2003 - Aifos presents the original project with L.O. 769/03 for a total of 232 dwellings.
 
15/06/04 - Aifos presents a modification of the original project and same licence number for a total of 282 dwellings.
 
29/07/04 - The modification is rejected in the building committee of the Junta de Andalucia. Aifos is then renouncing the modifica-
                tion and is confirming the original project.
 
12/05/05 - Licence for the original project for 232 housings is granted.
 
26/09/06 - Aifos is presenting a second modification for a total of now 315 dwellings.
 
10/10/06 - The town hall informs Aifos that the deposit payment will have to be done so that the modification will be studied.
 
13/10/06 - Aifos signs reception of said letter.
 
Since then, no movement at all - no deposit payment has been made nor any application presented by Aifos regarding a first
occupation licence.

I was on site Saturday 29th March (managed to slip by the "security" guard)

 Entered Derby Block and took video footage of interiors.

 All kitchens are tiled

 All bathrooms are also tiled and baths fitted

Window frames are in

Floors and patios are all tiled

Penthouse roof top areas are finished

Some walls are finished, others are only plastered

Overall quality seemed average, neither bad nor particularly outstanding either.

No evidence of any workmen on site recently, you can just tell by looking around. Security guard , on y way out, confirmed no activity since just before Xmas.

 Alazan,Ascot and Brida appeared to be up to the same position as Derby but could not get into them to confirm this

 

  Let's be very realistic here, based on all of our pooled information, and the various contributors evidence to this forum, we all know in our hearts that these 4 blocks will be finished and handed over eventually, but it won't be this year.

 I honestly think Easter 2009 is our best hope.

I am sooooo glad we, and plenty of other people who have puchased off plan ,with this shower of shit called Aifos, have put our dealings with them, in the hands of a firm of lawyers in Marbella called Lawbird.

I hope we take them for every cent and more,for all the grief they have caused to lots and lots of  people who mistook them for a reputable company.

Anyway,rant over. Hope you all enjoy your havens in the sun, when they are finally handed over to you.

Hi All

Having just read the latest postings, and Dom you are not Doom and gloom as we appreciate what you post on the forum but I think a lot of this negative feedback is down to sheer frustration and not knowing what is really going on as we are not getting no answers back from Aifos themselves.  We now have no contact in England due to the offices closing down so are having to rely on so called information from Spain.  Yes Katja from the Mijas Town Hall is very good and does keep us informed but we need to know what is happening to the development  from Aifos themselves as obviously nothing has been done since Xmas and why has there been nothing done. Another year is going by and we still do not know what is going on and when we will get our apartment. We laid our deposit down in 2002 which is so way overdue its a joke and even though we have been patient(!) perhaps we all now need to get together to try and get answers from Aifos who have treated everyone so very very unfair as all we ever wanted is our apartment and nothing more.     If you want to know whats happening with Aifos, why dont you ask your Lawer to find out? isnt that why you/ we pay them? Ask them to get a legally binding letter from Aifos stating where the development stands and a completion date.  I'm afraid the Lawers we trusted are as currupt as the developers.

    As Swansea Jack said 'Dump them and contact Lawbirds' as I did about a year ago. Then you will find out just how poor a service you have been getting from  your original Lawyer's, the lying estate agents you thought you could trust and the Cowboys Aifos!!!!!!!

They wont get this development built, but will help you get your investments back. Unless you are still foolish to believe it will be completed!!!! P.S dont expect a cheque the next day!! the Spanish courts are slower than the builders!!!!!!!

P.S Mark and Jane- I have photo's of the development in August 2006 with the bathrooms in, all tiled and marble floors in, all the electrics were in as was the plumbing! this WILL NOT be released soon.

JUst to let you know that steve bowes(ALzan) has had an e-mail from Katja at the TOwn Hall informing him that Aifos have recently written to Town Hall requesting all information required for them to submit  for  occupation licence for the first phase.stating that the first phase is nearly ready.Suggest we all contact her to find out the contents of the the letter.

Hi all you ,just had e-mail from casa blanca giving reccomendations relevant to Aifos they also say Aifos apllying for partial occomodation licencia staes they are seperating development ,which makes sense.and that if everything goes smoothly we could sign title deeds in next few months.Thats what Casa Blanca said not me!!!!!!!!!Is this a smoke screen or the real thing????????????

Im of to spain tonight and will be calling at Aifos offices again and will check site for progress.

I contacted Town hall as well, heres the reply, I don't understand it either, but, yes Aifos have put in for the licence on the completed blocks, I think!?!

Yes, information is correct... but it seems to be unusual that Aifos is first asking the town hall to advise in writing. Definitely it is not the first time
for them to apply for the licence and as such a lot of time is wasted...

John, when your down on site could you look to see if there's any significant movement!! ie- the sign of roads going in, drainage, landscaping, well all the things required for the building site to be habbitable.

Hi,sure i will look for progress,im in the building so wil  know what to look for,.i have copy of Aifos application dated 27 mar 2008 requesting Licencia 1a Occupation Parcial..............I cant download it but if you have fax i will send,Katja should know about this,i will show her when i call on monday.Fingers crossed ,dont build up your hopes.

Hi all,just got back from spain 3am yawn!!!!! Just to let you know latest update.

Forget the letter sent Town Hall they have now written back cancelling the letter,which was just a general request for information required,and they have replaced it with an apllication to the technical dept to see if they let them split the site into 2 developments to enable them to hand over completed blocks,this was sent in last thursday,this info given to me face to face with katja and it has alao been confirmed by James Gale of Casa Blanca.Katja said they will give answer soon,i have e-mail Katja to try and get copy of application.I suggest you hold up with any Lawbird or such like proceedures for a couple of weeks to see how this goes.Visited Maria again at Aifos,should be on the payroll by now,but she only had info on the original dated 27 mar as the new application so new.

No progress has been made on site at all since Dec,but the cranes are still in place!!!Casa Blanca reckons the Town Hall will be in favour of splitting dev to help matters.Maria states that they get the ok then Aifos will issue documention for signing at notary within 3 months,GET IN THERE AND SIGN ASapSO YOU HAVE YOU TITLE DEEDS.

Trust this helps this is the current situation .I would suggest that we all get a petition together ,strenght in numbers is they only answer to Aifos,Nd would suggest a list be given with apartment numbers to submit a constructive directive from a good trustworthy lawyer,if you can find one.Lets have your comments and input now is the time to push!!!!!!!!!!!!

I have invested in Aifos Hypodromo in 2002 off plan.I would like to know if anyone else has band together to use the same lawyers? I would like to join aswell,would appreciate it if you could let me know.
