Has anyone got word that their propertys are finished especially from block 7 to 5, as i beleive they completed dec 07, as everything has been very quite on this forum recently, maybe we are all just waiting for word from our solicitors, I am going over in april and have booked an appointment with Proindal, to veiw our penthouse in blk 5, So i will post anything i think that is of interest.   jane

hi

  came back last week .it is looking lovely but istill say

end of april for block 5,prices in spain same as heredown

if you buy now can get good price but then

pound is low 1.31 today so swings and roundabouts

we in for long term as will love the area so is it  worth we

think so. bye for now.

We were over there at beginning of February and would agree, the place is looking great. We're in Block 7 and it is finished. Proindal have applied for the habitation license (or whatever it is called) and they are waiting on the council for that. Sam (in Proindal office) reckoned it could take until end of April as they move so slow but our solicitor is pushing us to get everything in place now, i.e. the mortgage.

Just looking forward to gwetting in there now and have already had our first summer letting enquirey

FYI

I'm buying in block 6 and got an email from the solicitors today stating that completion date is now June 08, previously this was Feb/ Mar 08 so a few months more.

Hey Rab,

Absolutely amazed  ?????

We went into block 6 and it looked to be as complete as block 7. Just the final bits and pieces to go in like shower heads and stuff. And our solicitor was on to us recently wanting to know how we were financing, etc. She seems to think we should complete by end April Beginning of May at latest.

I am also in Block 6 and we have had CFP pressing us to get our mortgage arranged .... we are 2nd floor apartment 3.

 

which floor are you in Rab?

Just to add comment to this - As far as I am aware Caja Madrid finance 70% LTV OR Purchase Price, whichever is the lower (75% for high incomes).    There are still lenders offering 100% Purchase Price, max 80% LTV.

Please let me clarify that this is ONLY for the Interest Only product!  These changes will be applicable starting April 15th 2008. Any applications which have already been fully approved BEFORE April 15th will not have this new condition applied.    The Repayment product remains unchanged at 80% LTV and GE maintain their low documentation policy!

I feel it is important that posted information is correct and that people are not misled should they have an application with any given lender.    

You have recommended on a previous thread that a broker should not be used for a mortgage application because a saving can be made on the bank opening fee (this is not always the case) however to the contrary a broker can save a client time, effort and stress, and this is especially relevant now that products are changing regularly. For the sake of a couple hundred euros (I know some brokers charge a lot more) it is worth 'using' someone for their expertise and relationship with lenders.  I know of many people who have approached lenders direct only to wait many weeks (and are still waiting) for a mortgage approval, in some cases refusal and this is purely because lenders do not know how their product criteria will change, in the meantime precious time has been lost.

Although I am responding to your post, I do not have the time nor inclination to get into argument over a posting I made in good faith.  YES I am liaising with purchasers of this development and NO none of which at valuation stage, however I am not of the practice of giving out figures, generally.  As for your first comment, recommending that a broker is used for arranging a mortgage cannot be classed as 'free advertising'  there are many mortgage brokers, all of which have the expertise to point people in the right direction.

My main reason for posting is to clarify information given out incorrectly which I am sure people appreciate, things are difficult enough at the moment, and generally be helpful. Ultimately that is what EOS is all about, not to use a platform to spread negativity.   Anyway I thought your grudge was with MRI/CFP!
