http://www.footballvillages.com/home.htm

Try this similar website.

Very similar blurb to Casares Del Sol. A sports complex that is going to be right next to CDS sports complex . Does that mean there are going to be two sports complexes next to each other? I doubt it, but both are going to be built by Interlaken. Casares del Sol is situated between Valderrama and Puerto Banus -it is also situated between Gibralter and Malaga.

If I were you I would check very carefully all licences and when Interlaken are going to build anything. At CDS we have no security apart from the stoned Cuban 'looking after' the plant, less swimming pools than advertised, no sports complex, no communication from Interlaken, and the word luxury is a complete piss take. I didn't know such poor design, mis leading marketing and blatant lying was still evident but there again we bought before the real clamp down .

Please be very careful and demand all documentation now and plans now.

All our applliances and finishes are of very low quality and will last 5 mins.

Good luck

We also bought an apartment at casares del sol with Iterlaken and Med Luxury Homes and the term Med Luxury is completely missleading  Cheap downmarket Homes would be much more accurate.

Furthermore we have been sold properties aprox 10% smaller in size than advertised.

Please check your plans regarding build size thoroughly before signing!

Do not leave this to your solicitor!

All the best

Dear All,

I have recently bought in casares del sol suites and as I always do, I have  done all my research especially after seeing all the internet feedback.

I dont think many owners here understand that casares del sol and casares del sol suites are two completely different projects.

I do believe there are many disgruntled owners that have bought in casares del sol, the previous project to this one. I also believe this is due to agents having over sold it to them. Alot of the anger from these owners have been directed in the wrong direction and actually misleading other people from a good buy.

Firstly, let me explain the layout of the companies involved.

1. Interlaken - The developer

2. Med Luxury Homes - A promoter that sold casares del sol

3. Orange - Actual promoter of casares del sol suites

The developer has nothing to do with the sales process, therefore if someone has been mislead it's either from the agent they bought it from, or from the promoter, med luxury homes.

Due to the complaints from clients med luxury homes was not given the new project to sell. Therefore it is a completely different company marketing casares del sol suites (orange).

At the end of the day the developer only has an obligation to deliver what is in writing, so in this case the developer has complied.

Therefore it is unfair to assume that this project will have the same outcome simply because some unscrupolous agents or promoters over sold the previous one.

All which is offered in this project is actually in writing and it is an aparthotel complex, which constitutes a completely different type of license and operational complex. It is run as a hotel.

So please, it would be great if owners posting messages would adhere to the facts and not use this site, which is a great way to comunicate, to let out there frustrations for bad decisions that they made without proper research. I am excited about my purchase and certain unresearched and false comments do cause me some irritation,

Sincerely

Jonathan Harts

I thank you for filling in the information gaps on this project.

It is nice to see the developer has had the insight not to allow MLH to mis-sell these apartments as they have done with Casares del sol.

I posted this information on this sight in good faith to prevent other prospective purhasers from being persuaded into purchasing low quality, overpriced, undersized properties.

Furthermore we did check out the Casares del sol project quite carefuly as did several hundred other buyers but were relient on solicitors to check out the contracts for us.

Obviously they didnot do this well enough to protect their clients and it maybe that some form of  action may have to be taken to redress this.

I would also reiterate that it is important for prospective buyers to check out thier contacts personaly and not to put it completely in the hands of solicitors to prevent a rerun of what has already happened before!

best wishes

Hurricane

Hello everyone,

I have bought a 2 bedroomed  apartment  in Casares del Sol Suites. I bought in Sep 05 and I have yet to make another visit. I did not realise that it was to be called Kasamiri aparthotel. I hope we receive all the same priveliges as those in Pueblo Real Golf as they must have a section of the apartments. I have noticed on thier websit that they are to have plasma t.v.screens in their apartments. I doubt they will be in our apartments. I wonder what other differences there will be? Looks like they have blocks 1-7 as my apartment is in block 10. This is my only way of communicating with other buyers in this development and it is a great way to feedback and queries from other purchasers. I would be delighted to speak to others regarding this development.

bye for now

Thanks Jonathan for you thoughts.

Whilst I agree with all your sentiments, I still strongly advise you to follow your development very closely.

It is already being sold by seperate agents as Football Villages and Orange are selling on the same site. There is still issues regarding the 'Sports complex' , and when it will be built.

CDS suites or Arsenal Village is a different site and different idea. I hope the architect used is different as a 6 year old could have designed the apartments a lot better. If I was the developer and the architect had come up with this , I would have sacked him.

All this is a word of warning as both sites need to be successful for the area to develop and for us all to enjoy our investment.

Interlaken are as much to blame as the estate agents. Please look at the design and finish of the site at CDS.

I doubt Interlaken would like the true marketing which could of read as follows

Badly designed , badly built apartments. No thought to the gardens and will cut cost wherever we can.

Will expose electrical appliances to the elements with no thought to the residents.

Please see MLH who will mis sell and take all our flak.

Once again,

I must refer to my previous message as CDS owners must stop comparing the two projects.

First of all they are two completely different licenses of operation. CDS are freehold apartments with facilities run and maintained by the community (and I agree in all fairness to Luxurman and others that these arent as they were promised),

But CDSS is an aparthotel (meaning hotel license) offered fully furnished and it will be run as a hotel, with a full management team onsite at all times. Why are they doing this? well like most businesses, to make a profit. What profit will they make if they offer the apartments poorly finished, especially having marketed them to comapnies like Arsenal, Accor (largest management group in europe), etc.

Developers build all over the world, and the qualities of each development will vary based on price as well. CDS buyers would have bought a 2 bed around €220k, whereas CDSS is more like €277k.

I fully understand Luxmans frustrations on the first site, but this is a different ball game.

Also, I checked out CMP reply and found out that all units will be the same, the football village is just marketed in a different way to football clubs.

Besides, do you really believe companies like Arsenal will propose a project to their fans and investors and not check it out first? Just a thought.

I also agree on the points that luxman and Hurricane make that a good lawyer needs to be used and everything needs to be checked, on any property you buy anywhere. And I don't mean a lawyer presented by the estate agent, get an independent one. Maybe a friends recomendation, etc.

I wish everyone the best with there purchases and I actually still believe that in the long run, even cds will be a good investment and will look really nice, it may take some years though,

Regards,

Hi there,

PRG state that owners can only use their apartments for 6 weeks each year and if they wish to use it more then they have to rent it at a reduced rate from the management company. Also the company hold on to all the profits, giving owners a cut of the profits after fees are deducted. Does anyone know if this is the same for CDSS? It would be good to have more information about how the management company will work.

Regards

J Harts

I think we are singing from the same hymn sheet. I note they are different licences of operation which I hadn't thought of when I wrote my first message.

This still does not stop mis selling using words luxury and tropical.

I have two bedroom apartment which was bought at circa 220k and valued recently at circa 275k. Similar to CDSS. This seems to be the current valuation in the area.

The CDS apartments that were on the market were being touted for 260K and were not selling. It is not because the market is dead. Quality developments are selling.

The market is still there despite the agents advices.

Arsenal and Accor are surely not aware that the developer has built an awful complex next door to CDSS with nearly all purchasers disgruntled ,upset and unhappy. They wish to protect their investment and hard earned cash and soon Arsenal and Accor will be aware of the heap of crap on their doorstep. Do they want to be associated with a company that has blatantly lied and mis led their buyers.

I agree that why would you build crap apartments if they stand to make a profit. But they have just built some crap apartments and don't seem to care about potential publicity. They still haven't finished them and off plan buyers are not completing because of the state of the development. I would look at the management of Interlaken and question whether they ahve got this one right.

I think you are right that in the long term CDS has a chance as has CDSS but I think 10-15years.

At the moment Interlaken do not want to spend anymore money on CDS and are trying to cut even more corners as we speak. Their silence is deafening and tells you of their attitude.

I hope that CDSS does not turn out like CDS and your reasons are right. Both sites need each other.

All CDSS purchasers dont be fooled by the literature make sure you

hae a lawyer that does not sign for anything and get eerything in the sales, in literature mentioned in the contract including all sport facilities. Get the size of the apartment broken down into specific areas so you know exactly what you are getting .Get your lawyer to check the scaled drawing you will be supplied with your contract and check the scaled drawing matches with what you had bought. we thought we had signed for a 82 mrt aprt but actually the scaled drawing was only 70mt . Just remember leopards dont change thier spots !! they are in it to make profit.
