Hi All

Kevin and I (Julie) visited our apartment in Altea Hills. This is the first time we have actually been in our apartment (Apartment F3)

1) Everything inside was finished (except for snagging and cleaning).  The apartment is very grubby and needs a good clean.

2) The water was on, and in the car park the electric was on. 

3) A sign on the door said that electric meters were fitted early October

4)  The pool is finished and it is full, ready for use. Grass laid up to pool

5)  Exterior planting has been done and looks sparse but good. Nice to see a few flowers and plants

We asked when the Habitacion Certificate would be received and was told that it should be soon, but we have been hearing this since July.  We assumed that the delay was due to the August holiday, but we were told that the Certificate was not applied for until the beginning on September and is currently held up with all the others in a back log. So who knows when this will be received. Does anyone have any information from past experience how long this would normally take?????????

We noticed that a few people were already in their apartments and were told that this was because they did not need a mortgage on the property -  if you need a mortgage, you will not be able to complete your mortgage until the Certificate is received.

Hi Julie,

We are just back too and completed on our apartment last week.We do have a mortgage so not too sure why you have been told you cant complete if you want to.

We were uncertain what to do but as we had another holiday planned and didnt want yet another hotel bill we took advice from our lawyer and decided to go ahead.

Our snagging should have been done but was not completed.However this is where we were pleased we had employed a surveyor who wrote a pretty stiff letter to Ballester to get things done.We are hoping this will be the case but there is no doubt its difficult to get them moving.

When we arrived the pool and the gardens looked beautiful but after 2 days of terrible storms the pool has turned to mud,is half filled with rocks and all the plants surrounding it are ruined.We could not believe our eyes at the devastation.Altea Hils in general seems to have been really badly hit.

The 2 gates leading to the apartment got stuck and we couldnt actually get out ! Those 2 gates dont offer much security as you can jump over the one near the pool,press the red button and hey presto the gates (when working )  open.

I think the security will need looking at.

Anyone wanting more details can email me privately and I can let you know more.

Over all though,the apartments are beautiful and the view is amazing and  I am sure that things will get sorted even if its in Spanish time !!

Hi Everyone

Just returned to this forum after a couple of months away from it.

We completed on our property at Jardines in August (without mortgage) and have used the apartment twice, the last time being in late September.

Overall impressions of the apartments are very favourable and everything seems to be finished to a high standard. We chose to pay for a cleaning company to do a full industrial clean before we arrived for the first visit and although this cost over 100 euros it was well worthwhile, particularly with the amount of glass in the apartments.

After a few days in the apartment we began to make our own snagging list which we left at the Ballester office when we travelled home. When we went back 4 weeks later most of the snagging had been completed.  The main snagging issues were as follows:-

The handle for the Blind in the Main Bedroom is too close to the wall and so the blind cannot be operated.
 
Please check the Balcony Rail as it seems to be unstable when it is lent against.
 
There is grouting missing from the tiles in the En-suite bathroom above the shower head.
 
There are various pen and dirty marks on the walls throughout the apartment.
 
The outside of the patio door leading from the Main Bedroom to the Balcony has some scratches in the plastic.
 
The TV reception from the aerial is very poor.
When we returned in late September everything had been attended to apart from the TV reception and the scratches in the plastic door. When we were using the apartment in August we also had a leak from the sink in the en-suite bathroom but Ballester attended to this straight away.
When we last there in late September there seemed to be 4 or 5 apartments that were being used. One problem that we did face was with the Main security gates at the apartments on to the main road down to the Hotel as these were out of operation. When we did push them open to get the car out, we were admonished by Security for doing so. The only way to get to and from the apartments is via the internal road at the back of the hotel. This means that when you arrive at the apartment block it is very difficult to manouvre the car through the first gates as there is a one-way system in place and it involves a 3 point turn in the middle of the narrow road. When we asked Ballester when the main security gates would be available to use, we were told they had no plans in the future to use them other than for emergencies. 
Only other observation was that the lifts have so far not been working so everything has to be carried up the stairs.
We are back out to Spain for half term next week so will give an update when we return

Hi Nigel and Marion,

Good to hear from you again and that you have enjoyed being in your new apartment - it is pretty stunning up there isnt it.

I was interested to see that you completed in August,I wish we had known that this was a possibility it would have saved us a lot of headaches and a hotel bill.

We only found out by chance when we really put pressure on Ballester re. completion and thought we were the only ones completing without the dreaded HL.

Our terrace doors both need replacing as they are scratched -it wasnt apparent until we got all the dust and grime off !!

You would be pretty shocked to see the mess after the storms,they were very extreme.The difference between when we arrived and when we left was pretty dramatic and really rather heartbreaking.I am sure that Ballester will want to clean it up pretty quickly in order to show other buyers around.
