I am in the process of buying an apartment at Marina Dor. Can anyone tell me if I have to prepare a snagging list before completion or after, and has anybody had any problems in getting the work done.

Hi - its always a good idea to have the snagging done before signing the escrituras/deeds, either by yourself or via your solicitor. check all windows lock, bathrooms taps work and that there are no water puddles on floors etc, check kitchen cupboards all open and close proberly, etc. its best to get it checked out and take two copies of the list one for you and one for the office there. date it and sign it. if you need further advice please contact me. I bought an apartment in marina dor and completed last august. However regarding the snagging list we were only allowed see the apartment the day before the notary. We dont speak spanish and the person showing it to us didnt speak english. It was a nightmare. The apartment was not ready. The windows didnt work properly and there was no grill on the kitchen window. The lift wasnt working properly and the stair railing was loose. The whole building was not finished , yet there were people living in it. If you dont speak spanish make sure you get somone that does to go with you, It will save alot of time and hassle.

I used MacAnthony Reality's Lifetime After Sales service to do the snagging and to speak to people. Unfortunately you have to pay for this service and it isn't brilliant. It took me the whole week to get the gas working so I could have hot water.

There were a few people staying in our block (Vistamar 3) but the building and some of the lifts were OK. One window would not lock, the lights in the master bedroom still don't work The second  bathroom still has wires hanging fom the walls and the entrance intercom still needs moving down so I can reach it.

I don't think they have started the golf course yet.

Hi we have bought an apartment in Vistamar III.; we completed in Feb 06 and we still have snags outstanding.  We purchased through Macanthony Realty. They have been trying to get everything sorted, but it is a very slow process! we last visited in Sept. and couldnt use the pool outside our building as the water was filthy.  We would love to know who other people plan to use to advertise their apartment for rentals, and who to use for cleaning/key holding etc. The language problem is quite a barrier- hardly anyone in the resort seems to speak English!  When we stayed there was only about 3 other families staying in the whole block so it was a bit spooky going back there at night.  As far as we could see, none of the golf courses or other golf developments have started yet. Nor has the work started on the proposed mini golf near to our apartment, or the new big restaurant.

we completed in Vistamar III May 06 - it was going to be April, but when I inspected I had 2 pages of A4 notes!!  Apart from a water leak from upstairs, all the other issues have been more or less sorted.  We have though noticed a tendancy for the power to trip out  recently.  We have had to chase & visit the MD office in Acapulco IV many times, as well email & fax.  Feb 07, the swimming pool was drained & clean, but there was a water leak in the garage.  We have used the apartment several times and at most we have seen 30 cars parked.  If you haven't visited since September, there have been a lot of changes - including work on the gardens by the beach, as well is in the central boulevard behind - the golf area is still horded off though!!

Overall we have been very pleased, and the apartment has met our expectations.  If we had been looking for a quick profitable sale, or all year round lettings, well, that would be another matter.........
