Hi,
Me and my husband was purchasing a property in Almeria from Palmera Properties that was due to complete end of September which has fallen through. They have offered us to transfere to Funte de Piedra 4 bedroom townhouse just wondered if anyone can tell us purchase price and any views on us going ahead with this property transfere would be apreciated as very unsure wether to go ahead or get money back.To try and get our deposit back i think would be a very long drawn out procedure, thats why e are thinking of going ahead with something that isalready completed.

Hi,
as far as the purchase price is concerned you will probably get lots of different answers from people on this forum depending on how long they have been waiting for development to be completed.
I was originally like others due to purchase on phase 1 but got moved to phase 2 because of this they kept the original purchase price at 102172 euros (this was 4 years ago) however they sold to newcomers at 132000 euros. The latest I had heard was they were selling for 142000 euros but I understand they have a lot of either unsold properties or properties where people no longer want to complete owing to the delays.
We have now been given a date of completion of 28th August subject to the builder getting First occupation licence for M5. A lot of the other areas are already occupied.
There are pictures on this forum that I and some other people have taken but would suggest you visit the area (if you have not done so already) and decide whether it will suit you or not.
some people have had a lot of problems with Palmera as you will probably already have gathered.

the only reason I appear to be "in the know" is that I have had daily conversations it seems with the completions department over the last two weeks and I have to say they have been very helpful to us. One thing to bear in mind is that they close down on 13th August for a week in line with a lot of companies in Spain.
I am told that a lot of people are signing during end of August and September but sorry no info on whether M1 has got First Occupation Licence yet although I would doubt it if you have not been contacted by Palmera advising final amounts to pay which we received a week ago.
As for the price of the villas I have not heard but my impression is that these appear to be all sold and Palmera don't appear to be marketing them on their website.

Just got back from Fuente de piedra after finally taking our keys!!!!!
Palmeria have been chucked off site by the builder according to the people that live there,that could be why they are no longer marketing the properties!
we had a few snagging problems, one being the electric we are still waiting for the builder to sort the problem out also it seems the gates to most of the houses are too low so when it comes to tiling the front the tiler is saying the gates need to be lifted which the builders go between says is down to us to pay for (surprise surprise) apart from these moans and groans once the site is complete it will be really lovely.

When you say a problem with the electric can you expand on that? i.e. do you have electricity?
Also did you do the snagging yourself or did you get somebody in to do it for you?
We are due to complete next week so this is all useful information for us.

There are still a lot of empty properties there a lot of the residants said that palmera properties are holding things up I dont no how true this is?
I think if it was not for the fact that we changed solictors we could still have been waiting because when we were with palmerias we where supposed to complete in April.

Hi, just read that you were out there this month, did all the properties appear to be finished? We are buying in M1 (no. 17) (Linked detached). We haven't been out there for a while so don't know whether ours is finished yet, can't get out there until end Sept.

They all look great !
There are still a few builders around ,but they seem to be putting road signs up and the name of the streets.
I dont no if yours will be the same but when we got there how number door was different to what we thought it was ,we were meant to be m6n9 now we are no6 this is for the whole of our road.I dont no if you will find the same happen to you?
We are back there also end of September can not wait !
