Lynn,

When you say a problem with the electric can you expand on that?  i.e. do you have electricity?

Also did you do the snagging yourself or did you get somebody in to do it for you?

We are due to complete next week so this is all useful information for us.

the only reason I appear to be "in the know" is that I have had daily conversations it seems with the completions department over the last two weeks and I have to say they have been very helpful to us. One thing to bear in mind is that they close down on 13th August for a week in line with a lot of companies in Spain.

I am told that a lot of people are signing during end of August and September but sorry no info on whether M1 has got First Occupation Licence yet although I would doubt it if you have not been contacted by Palmera advising final amounts to pay which we received a week ago.

As for the price of the villas I have not heard but my impression is that these appear to be all sold and Palmera don't appear to be marketing them on their website.

Hi,

as far as the purchase price is concerned you will probably get lots of different answers from people on this forum depending on how long they have been waiting for development to be completed.

I was originally like others due to purchase on phase 1 but got moved to phase 2 because of this they kept the original purchase price at 102172 euros (this was 4 years ago) however they sold to newcomers at 132000 euros.  The latest I had heard was they were selling for 142000 euros but I understand they have a lot of either unsold properties or properties where people no longer want to complete owing to the delays.

We have now been given a date of completion of 28th August subject to the builder getting First occupation licence for M5. A lot of the other areas are already occupied.

There are pictures on this forum that I and some other people have taken but would suggest you visit the area  (if you have not done so already) and decide whether it will suit you or not.

some people have had a lot of problems with Palmera as you will probably already have gathered.

Hi everyone,

just back from visiting the site and have uploaded some photos.  I have lots more that I will try and put on shortly.

brief description of each photo below

1. (on its own) Picture from my roof terrace M5 No. 10 looking across  to  M1 nos 11-18 in the middle is currently a worksite but informed will be landscaped with grass and trees etc.

2nd block of five photos

1. similar photo taken from 1st floor bedroom

2. Bathroom in townhouse

3. View from roof terrace with M3 no.11 in foreground, M1 in background and across to lagoon

4. View of M2 from ground level outside my property

5. Pool at the end of M4

A couple of things that we noticed while we were there. Back gardens/patios  are practically non existent on the townhouses.  Also if you look at the plans I have a pool out the back of my property, great I thought only problem is the pool is on a higher level than my property and therefore I have no access to a pool that is two yards from my back door!!

More worryingly is that every property has a space for a car to be parked and yet they have not dropped the kerbs in front!!  there are some kerb drops but they would appear to be for wheelchair or pram usage up and down kerbs rather than for vehicles.

Essentially most of the site is finished with the exception of M1.  I will post other photos that I think may be of general interest but if anybody wants to ask me anything let me know.

Hi all,

just found this forum and glad that I'm not the only one who's been having issues with Palmera and getting information.

We have bought a townhouse on M5 no.10 and are currently being told completion expected July 2007.

We too were hoping to resell as bought for an investment seems like many moons ago.  Salesperson said no problem selling yet here we are!

To add a little to some of the comments already posted, Mortgages, apparently the problem relates to BBVA not accepting a lot of people to subrogate on the builders mortgage.  The response I got from Palmera was that they do not normally deal with BBVA and are sending peoples applications to Banco de Andalucia instead as they work with them regularly.  Of course this means a cancellation fee on the builders original mortgage though!

I am going over to Spain on Monday 21st May to collect my NIE number applied 4-5 weeks ago told it was ready for collection 2 weeks ago!  I will take some more photos to add to recent excellent photos.  I am also going to see the completions department of Palmera whilst there.

If anybody needs some specific information about the properties etc. let me know and I will try my best to get it for you.

Meanwhile hopefully everybody will keep in touch until completed!
