Hi,

The Plus Valia tax amount due from our apartments varies from Manzana to Manzana and indeed Bloque to Bloque but will average the €1600 that we each paid on completion.   Whilst some owners will receive a refund as the tax due was less than the €1600 paid, others may have a little more to pay - either way the amount will be relatively small.  Because the tax amount due varies from Bloque to Bloque, I have been advised that the most accurate way to investigate a refund is through the lawyer we used at completion, or at the sales office on the development. 

Importantly, refunds can only be given once the tax amount has been agreed by the council office and paid by the developer and whilst some refunds / further payments have already been paid, the majority of Bloques are still yet to have a tax amount agreed by the council and so a regular prompt by e-mail, phone or personal call may be the best way to monitor individual situations.

We were wondering if there has been any further development in relation to Manzana 3 block 7 building certificates?

Anna phoned to say that the town hall had released certs, solicitior could not confirm this.  We have no idea what position we are currently in, We do not wish to complete without certs.

Has anyone got any further information?

Hi Deirdre, welcome to the forum.

Further to many earlier answers and debates on this forum, the situation has moved on from the lowest points of supposed illegality and the entire development is soon to be granted a licence in full.  The new urban plan is currently available for public inspection in the congress centre and includes acceptance for all Manzanas and all Bloques on La Reserva de Marbella.  Certain individuals, including some representing unscrupulous law firms are still preying on any uncertainty to satisfy their own costly hidden agendas and despite what some may try to have us believe, owners are completing on a very regular basis with the paperwork that already exists.  Please click on the link below for this weeks information regarding the new plan and contact me by private message for further assistance if required.

Dear deidre

We completed on our appartment in block 7 manzana 3 last june. We have just returned after a lovely two week holiday. We have been worried about the licence's and illegal building issues but took the long term view that things would get sorted eventually. i am really glad we did rather than wait. We have seen a great deal of activity this holiday, many spanish families have moved in, other appartments are rented out. i counted 15 cars in the underground car park with another 5 up top. Yes the place isn't full but things are moving on.

We went to las chapas town hall to see the town plan and yes it seems La reserva is included as an urbinisation. i think it will still be months before licenses are issued regardless of what people in the office say. The junta andalucia still has to rubber stamp the plan and the people of marbella have to have there say, so if you are holding out for the paper work you may have a long wait. in the mean time you could be enjoying your appartment.

We can report that the place is very tidy, we have seen gardners working every day, and the place looks cared for.
