Hi Vis vests & spare bulbs

Ian and I have been chatting about Kitchen Packs ( such is life! ) and this led onto Sky TV.  Ian went onto tell me about the Community rules concerning dishes and aerials etc which in turn has led me to query a couple of other issues.

1.I am buying a villa quite close to the SJU head office, so I'm not sure how, if at all, the Community of owners regulations affect me. Is there anybody else either buying or bought who can answer this. Maybe the President could enlighten me?

2. I am about to complete and I note on my settlement figure there is a figure of 418.60 Euros for Communal charges Rio Park. Does anyone know whether this is the annual subscription to the Community of Owners? My lawyer tells me it will be paid to the Community so I guess it must be, but it doesn't seem to fit together. I don't expect access to Community facilities within the apartments and penthouses, so what is the money for?  Possibly bins being emptied and street lighting etc, but I just don't know and I never believe a word from SJU.

Not sure how the Community of Owners will work for you.

We have been notified what our charges for Gran Mirador 3 are. Typically they are about 600 Euros a year (budget of 60000 shared between 100 apartments on a fairly equal scale), paid in 4 quarterly amounts. I gave the administrator my direct debit details when i was last out there in April but nothing has gone out of the account yet.

Street lighting, rubbish collection is something different , that is a charge known as IBI ( look on this forum and somewhere it tells you what the abbreviation stands for) and is payable to the Town hall in Muxtamiel. When we signed SJU took this as an extra charge and " paid it to the town hall on my behalf". Normally you only pay this in the year after you complete on your property. It may be different with Muxtamiel, but it wouldn't surprise me if SJU still have my cash. i will find out when i come to pay this years rates. Don't ask me how , yet as I guess I will have to pay the Ayuntamiento and SJU a visit to find out.

There was a meeting with "the Community of Owners" and the Mayor, I think sometime in May, so hopefully somebody who attended will be able to tell us what went on and give you a contact number for the President.

You mentioned the administrator, maybe he/she would know the situation as often they act for various 'communities' in the same geographic area. Do you have their contact details?

I be lieve the best person to talk to/ e-mail is Pilar Lazaro Pastrana.

I haven't met her but would guess she speaks reasonable English.
