I posted this on the thread about the 'funfair' but it will probably get lost amongst all the other posts there.

Can anyone (preferably official) explain the relationship between owners, presidents and Mileniun at Condado de Alhama?

Who are the other 'interested parties' in CdA?  IRM and the banks obviously, but who else? 

 If I have a concern about administration, security or whatever, do I go to the relevant president, or Mileniun?

If the answer is 'it depends on the nature of the concern', how do I find out who deals with what?

And how/ where do I find out who the relevant presidents are, and how do I contact them?

Maybe most fundamental of all, why are new owners not being given this information as a matter of course?

I would suggest you speak to your President first to ascertain what if anything can be done. Then ML. Regarding the funfair, I think it is on land which is owned by Alhama as it is outside the gates and therefore municipal so you would have to be on the Padron to make any approach to the Town Hall. I may be wrong but that is the way I think it is??????

Agree totally, I just got a letter from Millennium telling me that my community fees were due 1st July.

The word "welcome" would have been nice to have seen somewhere is the letter. 

I also emailed them about the funfair on 9th July and sent a reminder tonight asking for a response with a threat to cancel my direct debit before they next take any charges. As a fellow new owner I also expected more and will make that point in their office when I visit Condado next week.

As for any information about presidents, I only found out they exist from the forums and am not sure what their roles, responsibilities or what influence they actually have on the resort. 

If any presidents would like to enlighten me it would be appreciated it as no one else has bothered to do it so far. If someone is elected to represent my interests, interests paid for by hard work, it would be good to at least be told.

I am a L2 president and knew nothing about the fair!

I have emailed ML to ask what the script is and will report back when I get reply if this helps!

PS: Ignore the Football thread as that is just banter/malice LOL

Welcome to Condado and I do hope you sort your information out.

There is a Community website I have lost the Link but you can get a password and details from Mileniun.

Regards cancelling your direct debit i would strongly advise against this as you will incur a 20% surcharge for late payment this is a legal charge and if to much delay you will (your case in your absence) face the Court and ultimately an embargo on all your Spanish assets. 

You have not stated where you are on the resort but you can find your President there are 26 (Level 3) on the Resort (5 Level 2 and 1 Level 1) either from the Website or from Mileniun direct, if you are not happy with yours you can elect a new one at the AGM. Probably in December.

The next Level 3 Presidents meetings are early August.

As a level 3 VP I have to agree that comms are not brilliant towards new owners but as with any democratic union unless owners put their thoughts & suggestions to their L2's or L3's then nothing will change & unfortunately some things do take time to be implemented, sometimes if a considerable amount of money is involved then it can be several years as lots of things need to be checked, 'i's' dotted, 't's crossed etc. I as one didn't receive the below info until a couple of months ago & I've been an owner for 18 months. I will now make a point of mentioning this to ML & my particular L2 when I am over very soon wink
 
But in the interim, please see below for the latest (as at 13/7/2014) L2's for each garden/areas. Also a very brief outline of what they can do for you, as an owner:
 
Jardines 1-5 Andy Smithies
Jardines 7-13 Victoria Sanchez. Our current level 1
Naranjos 1-6 and penthouses 8-16 Jillian Possehl 
Naranjos 7-8 Villa Janas, and penthouses 1-7 Iain Croarkin

 

Level 2 presidents are responsible for listening to points put forward by you, (if you see any outstanding repairs or things that are concerning you or want to suggest a new facility then contact your L3), the owners of Condado through your own level 3 president and finding a way to achieve as much as we can in the budget allowed by the community. At the end of the day the Presidents do a very intense behind the scenes unpaid job for the owners. The only way that things can get changed is by owners input, after all it is our community and our community fees, with ML administering it upon our behalf
 
President e mail addresses never change even when the presidents do. All e mails received by Mileniun for your president will be forwarded to their personal e mail addresses but when an AGM changes the presidents the possiblity of emails going to the old presidents can happen for up to 2 weeks after the change so please bear this in mind (if say you are congratulating the new one & at the same time slating the old one as the presidents get to see who sent it - be warned!). ML have to comply with Spanish DPA laws hence why it is done this way.
 
L3 Presidents e mail addresses are na1presidente@anillointeriorcondado.es for naranjos 1
For naranjos 2 change the beginning to na2, naranjos 3 na3 etc. 
For penthouse presidents use pe8presidente@anillointeriorcondado.es for penthouse 8

Alanjb & all,

Community website is http://www.condadodealhama.eu/portal/index.php . You need ML to give you your access details once they have confirmed you as an owner. Assuming you have never been to ML's office since being an owner then visit them when next over & they will ask for any regular vehicle details you use (for security gate access) as well as your contact details (phone, email & keyholder if you have one etc). Please remember to take some form of ID with you so they know who they are dealing with.

Another good one is www.condadodealhamaservices.com as well as www.condadodealhamanews.com to name but a few. From what I gather there are also a few FB sites but I am not on FB.

Community fees are taken/due every 3 months early on in July, October, January & April. Their bank system is slightly different to ours about them taking money before telling you but you will be banging your head against the wall telling them off about it. We received our last 'warning' for this qtrs payment on 20/6/14 so they are getting better but if this is your first quarter & they are not given your details by your solicitor until late then it can happen! Also the Ayuntamiento de Alhama de Murcia (local council) will take about 80€ I believe once a year PER ADULT owner. We paid 80.55€ on 2/6/14 per adult but I honestly couldn't tell you if it is related to apartment/villa sizing. Obviously community fees are. As Sonatigh quite rightly mentions community solicitors have now managed to expertly track people in different countries for outstanding fees & are slowly clawing back through the courts the outstanding amounts.

For some folk they struggle to understand the Spanish culture is very laid back & 'manana' culture takes some getting used too. ML only work office type hours.

Have a look back through some of the past threads as there is a First Aid on call system (0034- 657 108 534 or 0034- 657 108 537) that is a charity for urgent medical care as an ambulance can take a while to arrive due to our location. Also in an absolute emergency say problems on your Jardin then security can be contacted on 0034-968 328 027 (at gate) or 0034-618 080 585 (mobile patrol)
