Hi Patrick & Christel,

Have just read your post and contacted our keyholder to check the apartment.  He has carried out an inspection and phoned to say that there is no sign of a leak within the apartment.

Can you provide any further information as I'm confused as to the current situation.

That is good news,maybe your toilet was leaking and was filling it all the time,did he reopend the water tab??

There is 123m³ water use on your meter????

we are talking about Penthouse block 11 app . 1117G

Hi Patrick & Christel

Spoke to the keyholder and he confirmed the water was off in the apartment but that the water meter cupboard was locked so he could not confirm the meter reading. He reaffirmed there is no sign of a leak within the appartment.

Is there  a tab / stopcock at the meter to put the water off? Or what ' tab' was turned off.

We appreciate your actions, it appears you have prevented a large problem getting bigger, many thanks.

 Checked last night, water cupboard is open and the water is turned off at the meter, but the meter now reads 138.

The keyholder assures me that there is no water running in the apartment and no damage is evident.

A leak of 138 cubic meters of water must leave a trace somewhere !!!,  its nearly enough to supply the whole block for the year.

The water was turned off at the meter by Patrick and Christel on the 25th at approx 9am with a reading of 123 cubic meters and last night on the 26th at 10pm Ptan states the meter read 138 cubic meters.

Something is not quite right., any help or suggestions would be appreciated.

 Hi all

Just to let you all know that i have found that i have a major water leak underground at my apartment, It is just after the water meter and i have used 393m3 of water and thats thanks to terry turning the valve off a month ago, I reckon it has wasted about 8000m3 over the last couple of years but has only come to light since the meter was installed, i have been in touch with Urbaser to say that i do not intend to pay for this usage as their installer never should have left the valve on with a leak that is so obvious...(the meter flies around and you can hear the water gushing into the ground below the meter box)...But they said that i will have to pay for the usage and claim it back off Polaris, I reckon it will cost about €600 for what has been used so far. I also got in touch with polaris  a couple of weeks ago and they still have not decided what they are going to do about it, Millenium were not much help either, just pointing me in the direction of someone that i would have to pay to help get the situation resolved, 

So i recommend that everyone should get their meters checked just in case you end up with a bill like the one i am going to get and i think i have two chances of getting the money back from Polaris, So a long battle ahead.

Hi, This absolutly PW who has to pay this damage. They must have this type of case in their contract with the subcontacters! Best of luck from freezing Norway - average minus 9 for the last month!

This whole thing stinks of incompetent workmanship on behalf of Polaris.

Surley we must have some avenue of recourse.

Why are WE ALWAYS penalised for polaris' mistakes and  ALWAYS end up as the fall guy.

Someone, Polaris, the banks, the utility companies, must accept a degree of responsibility and surely our management committee must act more robustly on our behalf.

My apartment is signed two years ago, if it was a  tv  I'd have it back to the shop.

Our responsibility appears to begin immediately whilst that of the builder appears to end the day we sign.

As owners we bare the brunt of all circumstances and are responsible for all faults and building mistakes, surely this should not be the case, surely the builder and his guarantee  should be liable up to the point of satisfactory connection of services, structural soundness and competent completion.

WHERE ARE OUR RIGHTS!!

We have paid our hard earned dues, its time others delivered on theirs.

Since it apears we have no leak or indeed visable damage within the apartment, I'm unsure as to whether or not our home insurance would be suitable. On the other hand perhaps the community/building insurance would be a more appropriate vehicle to make a claim.

I fervently hope that like Mark ( maverick100 ) the water is leaking into the ground and not along its route closer to the apartment. Don't suppose anyone knows the route, ie along the walkway, or from the floor up /  the ceiling down. 

Our problem may further be compounded with the meter possibly still showing usage despite the stopcock being turned off; must be passing / not fully closed. Trying desperately  to confirm this ASAP with our keyholder at present but no response so far.

If theres a kind neighbour in the locality It would be greatly appreciated if a check could be made for me as to the current reading and to confirm the stopcock is firmly closed.

Its so very much more difficult trying to deal with this remotely, but thaks to all who have assisted in this matter and I wish you all a very happy, healthy and prosperous new year.

Just been across and checked again.  The stop value is completely off. and the meter is not moving. Currently showing 138.1

I'll check again in a couple of days.

Your key holder needs to turn off the isolator in your apartment, then open the valve by the meter.  This will then show if the leak is within your apartment or in the pipework to your apartment.  You should report this to Mileniun and Polaris, but your key holder needs to be on hand to give them access.

Hi Folks

I'm a resident of Garden 2 - has there been talk of leaking pipework in any of those apartments? - after the leaking roofs during the summer months this just about takes the biscuit - what a shoddy load of crap we all seem to have been conned into buying. PW will definately have to foot the bill for this - Does anyone know how long our buildings are under guarantee. Bloody hell can these people not fit pipes together. I'm totally exasperated with these people - what unwelcome surprise next.....

Hi,

As an update my keyholder has reported that the problem was indeed the toilet overflowing into the pan. He states the property was checked just before the meter installation and everything was ok then, so he hints at a possible connection between the circumstances. Personally I can't see how the meter installation could be responsible for this type of leak unless dirt ingress was transported to the valve during the change over. A curious concidence perhaps?

Nevertheless a silver lining in that no other property was involved and no damage done.

I will have a better view of the problem when I look into the cistern to establish its cause, in the meantime the water is off at the meter. I will also thoroughly check all other connections throughout the property to ensure their integrity.

Once again I want to thank everyone who assisted.

 Hi Raff,

Glad it's sorted, but curiouser and curiouser.

Was the cistern overflow connected to the toilet pan?  Not being a plumber, let alone a Spanish plumber, I'm not sure of the regs, but if this is what happened then I reckon we've all been short changed to cut down on costs.  Surely the overflow should discharge outside the property.

Maybe a tradesman could comment.

The toilet overflow if not set up properly can overflow and when it does goes down the pan,water can waste away like this for months check your water stops filling before it reaches the overflow and if you leave the apartment close off the main stop cock usually under the boiler if its the cheap type that looks like a silver pushbutton then think about changing it, also some stop cocks work like taps several turns clockwise for off others just half a turn,if in doubt close both taps behind bathroom door.

However i recommend everyone locates and checks they can isolate their water soi if a tap falls off as happenned you can isolate the water the cheap type mentioned above fitted to some apartments is of no use.

when i snagged my apartments the stop cocks were seized and it was impossible to isolate water unless from water box outside which is now locked?

Check you stopcocks next tiome you are out?

Hi Keeve,

Toilets with an over flow down the pan is becoming more common everywhere now, even in the UK.  I believe these were originally designed for bathrooms, where no outside wall is available to run the over flow pipe through.

I would suggest that everybody checks for water trickling down the back of the pan and makes sure that the water has stopped after refilling.

Hi All

I have had a few of these problems to sort out , and it is usually a small ammount of grit in the valve in the cistern , if you clean this valve it will stop the water overflowing into the loo,believe me it only needs a couple of grains of sand to mess the valve up.
